Es handelt sich zwar um keinen Erstbezug, aber dennoch wurde die Wohnung und das gesamte Haus komplett kernsaniert.
Es wurden verschiedene Energiesparmaßnahmen auf höchstem Niveau umgesetzt: neben 3-fach verglasten Fenstern wurde die Fassade und das Dach gedämmt und eine energiesparende Heizung mit Brennwerttechnik verbaut.
Dies ist das größte Zimmer der WG, welches auch einen eigene sehr großen Balkon (ca. 6 m2) hat.

The flat and the entire house was fully refurbished. Different energy saving systems on a technologically advanced level have been installed: tripple pane windows, insulation of fascade and roof, energy saving heating system (condensing boiler technology).
This is the largest room in the shared flat, which also has its own very large balcony (approx. 6 m²).
The room is furnished.
Das Haus liegt direkt am grünen Lessingplatz. Hier findet jeden Donnerstag ein Wochenmarkt statt.
Der Volksgarten ist nur wenige Minuten fußläufig entfernt.
Geschäfte des täglichen Bedarfs sind ebenfalls nur wenige Minuten entfernt.
Verschiedene Bahnlinien sind in 4 Minuten zu erreichen - ohne umzusteigen kommt man in die Altstadt oder in den Medienhafen. Auch der Hbf ist in der Nähe.
The house is located at the green "Lessingplatz". Every thursday a market takes place, where fresh food can be bought. The beautiful park "Volksgarten" is located in walking distance. Shops for everyday commodities are in walking distance as well. Different lines of the public transportation system can be reached within 4 minutes - without changing lines the city center or e.g. the "Medienhafen" can be reached. The main station ist close by as well.
Dies ist das größte Zimmer der WG. Es gibt noch 2 weitere, kleinere Zimmer,
- mittleres Zimmer: 335 Miete + 50 Nebenkosten = 385,- €
- kleines Zimmer: 230 Miete + 35 Nebenkosten = 265,- € (reserviert).
Die Möblierung ist noch nicht vollständig, orientiert sich aber an den Farben und Möbeln, die bereits auf den Fotos zu sehen sind.

Einzug nach Absprache auch früher ode später möglich.
Moving in earlier or later is also possible by arrangement.
Einige wenige Arbeiten werden is zum Einzug abgeschlossen ( z.B. Außenteppich für den Balkon, Montage der Türschlösser, Tisch für das Wohnzimmer, Mattratze und Lattenrost). A few works are completed before moving in (e.g. exterior carpet for the balcony, installation of door locks, tabel for living room, mattress and slatted frame).
Die Waschmaschine, ist noch nicht auf den Fotos zu sehen, da sie noch geliefert wird.

The flat has a quite big balcony.
