Du wirst in einer 82 qm großen, sonnigen Wohnung einziehen, wovon Dein Zimmer ca. 15 qm groß und hell ist. Das Zimmer besitzt ein Fenster und direkten Zugang zum 11 qm großen Balkon (Südrichtung, dadurch sonnig) sowie eine Heizung mit Fensterbrett. In dem Zimmer befindet sich bereits ein riesiger verspiegelter Einbauschrank, der Dir frei zur Verfügung steht sowie eine Deckenlampe (beides ist bereits in der Miete enthalten). Anmerkung: Das Bett auf dem Foto bleibt nicht in dem Zimmer.
Die große Wohnung verfügt über eine voll ausgestattete Einbauküche (Induktionskochfeld, Ofen, Spülmaschine, großer Side-by-Side Kühlschrank mit Gefrierfach, Kaffeemaschine, Geschirr, Besteck, etc.), ein Badezimmer mit Dusch-Bade-Kombi (Regendusche) und Waschmaschine sowie ein separates WC. Des Weiteren besitzt die Wohnung ein drittes Zimmer, welchen von beiden Mitbewohnern benutzt werden kann (z.B. als Hobbyraum).
Der große, sonnige Balkon mit gemütlicher DIY-Sitzecke aus Paletten, Sitzmöbeln und vielen Pflanzen lädt gerne zum Verweilen ein. Zudem besitzt die Wohnung eine Abstellkammer und ein Kellerabteil.
Sowohl Du als auch ich haben unsere eigenen privaten Zimmer, der Rest der Wohnung ist von uns beiden frei nutzbar: Die Küche mit Frühstücksecke, Bad, Toilette, das dritte Zimmer, der große sonnige Balkon, Abstellkammer und das Kellerabteil können zusammen von uns beiden benutzt werden. Des Weiteren verfügt das Gebäude über ausreichend Fahrradstellplätze, einen Fahrradkeller und gute PkW-Parkmöglichkeiten.
You will move in a 82 qm large, sunny apartment, whereas your room is about 15 square meters big and bright. Your room has a window and direct access to the large balcony (south facing, therefore sunny) as well as heating with a window sill. In the room is already a very large mirrored built-in wardrobe for your free use and a ceiling lamp (both already included in the rent). Note: The bed (see photo) does not stay in the room.
The large apartment has a fully-equipped fitted kitchen (induction, oven, dishwasher, large fridge with freezer compartment, coffee machine, dishes, cutlery, etc.), a bathroom with shower-bath combination (rain shower) and washing machine, and a separate toilet. Furthermore, the apartment has a third room, which can be used by both flatmates (e.g. as a hobby room).
The large, sunny balcony with a cozy DIY seating area made of pallets, seating furniture and lots of plants invites for chilling. In addition, the apartment has a storage room and a small cellar compartment.
Both you and I have our own private rooms; the rest of the apartment is shared by both of us: the kitchen with breakfast area, bathroom, toilet, the third room, the large sunny balcony, storage room and the cellar compartment can be used by both of us. Furthermore, the building has sufficient bicycle parking spaces, a bicycle cellar and good car parking facilities.
Zur TechFak und Sportcampus sind es mit dem Fahrrad ungefähr 12 Minuten und in das Stadtinnere ca. 8 Minuten. Zu Fuß ist in 7 Minuten die S-Bahnstation „Paul-Gossen-Straße“ erreichbar. Ebenso befinden sich Bushaltestellen „Buckenhofer Weg“ und „Langfeldstraße“ in unmittelbarer Nähe. Gegenüber befindet sich Bäcker, Apotheke, Ärzte, ein Gewächshaus wo man sein eigenes Gemüse ernten kann (sehr nice!) und GAZI. Bioladen, Aldi, Rewe, dm, etc. sind auch nicht weit entfernt. Außerdem sind der Tennenloher Forst und der Regnitz-Wiesengrund in ca. 15 Minuten zu Fuß erreichbar.
The technical faculty and the sports complex are about 12 minutes away by bike. The city center is about 8 minutes away. On foot the S-Bahn station "Paul Gossen Straße" can be reached in 7 minutes. Similarly, there are bus stops "Buckenhofer Weg" and "Langfeldstraße" in the immediate vicinity. Opposite is the bakery, pharmacy, doctors, a greenhouse where you can pluck your own veggies (very nice!) and GAZI. Organic grocery store, Rewe, dm etc. are also not far away. In addition, the Tennenloher forest and the Regnitz-Wiesengrund can be reached in about 15 minutes by foot.
Du würdest zusammen mit meinem Kater und mir in der Wohnung wohnen. Ich bin weiblich, 27 Jahre alt, promoviere in Chemie an der FAU, bin Vegetarier und Nichtraucher, ordentlich und sauber, naturverbunden, tierlieb, eher ruhig aber habe auch mal gerne Gesellschaft. Mein Kater ist 2 Jahre alt, alterstypisch verspielt aber auch sehr verschmust :)
Ich stelle mir keine reine Zweck-WG vor, fände es gut, wenn man ab und zu mal was zusammen macht (z.B. gemeinsam Kochen, auf dem Balkon sitzen und quatschen), aber mir ist es auch sehr wichtig, dass jeder seinen eigenen Freiraum und seine Privatsphäre hat und das gegenseitig respektiert wird. Ich bin berufstätig und bin von morgens bis abends unter der Woche auf der Arbeit, weswegen ich es abends nach einem langen Tag gerne ruhiger angehen möchte. Am Wochenende bin ich offen für (gemeinsame) Unternehmungen; werde aber auch oft in München bei meinem Partner sein.
Mir ist wichtig, dass Du, so wie ich, ein harmonievolles, respektvolles Miteinander anstrebst, dass Dir Sauberkeit ebenso am Herzen liegt wie mir und Du Lust auf eine freundliche WG mit Katze hast.
You would live together with my cat and me in the apartment. I'm female, 27 years old, PhD in chemistry at FAU, vegetarian and non-smoker. I like to have it neat and clean, I'm close to nature, animal-loving, rather quiet but I also like to have company sometimes. My cat Finn is 2 years old, age-typical playful but also very cuddly :)
I don't envision a purely purpose-built flat share, it would be nice if you are open to sometimes do stuff together (e.g. cooking together, sitting on the balcony and chatting), but it is also very important to me that everyone has their own space and privacy and that this is mutually respected. I'm at work from morning to evening during the week, which is why I want to take it easy and rather quiet in the evening after a long working day. On the weekends, I'm open to (joint) activities, but will also often be with my partner in Munich.
It is important to me that you, like me, strive for a harmonious, respectful living together, that cleanliness is just as important to you as it is to me and that you're looking forward to living in a friendly flat share with a cat.

- Das Zimmer ist nur zur Zwischenmiete vermietbar (01.02.23 bis 01.07.23)
- Da der "dritte WG-Mitbewohner" mein Kater ist, ist es mir sehr wichtig, dass Du eine Person bist, die gerne Katzen mag, mit ihnen gut zurecht kommt und bestenfalls selbst katzenerfahren ist!
- Es kommen noch Kosten i.H. von 58 Euro für Strom, Internet und GEZ hinzu.
