This top-floor flat is completely renovated and furnished. On 75m² you will find 2 bedrooms, 1 big living room with an open kitchen (incl all electr. devices), and 1 study room. These rooms are all equipped with PVC-floor. The bath room floor is with tiles in a light color and contains a shower, basin, toilet and washing machine.
Eine bessere Lage gibt es nicht. Die Wohnung liegt sehr ruhig am Theaterplatz direkt in der Innenstadt im schönen Altbaustadtviertel Erlangens. Öfftl. Verkehrsmittel, Einkaufsmöglichkeiten, Restaurants/Bars und große Firmen (Siemens, Areva etc..) sind in wenigen Minuten zu Fuß/mit Rad erreichbar. Der Ausblick auf den Park und über die Dächer Erlangens ist unbezahlbar : )
Vor der Haustür ist ein großes, öffentliches Parkareal, die Parksituation ist jedoch herausfordernd.
Fahrräder können im Innenhof abgestellt werden.

The location is superb! The flat is in the heart of the old-city centre part of Erlangen. Quiet, yet super central. Public transport, shopping, restaurants/bars and large companies (Siemens, Areva...) are minutes away on foot or bike. The view from this flat all over the park or the roofs is priceless. Right in front of the flat you find a big public parking area, however the parking situation is a bit challenging.
Bikes can be parked in the internal courtyard.

kurz zu meiner Person: 30 Jahre alt, berufstätig bei PUMA, sehr sportlich, sympathisch, lustig, ordentlich und ziemlich oft wegen meines Jobs im Ausland unterwegs. Gebürtig aus Österreich, aber keine Angst, ich hab keinen unverständlichen Dialekt ; )
Ich bin meist nur abends oder am Wochenende zu Hause, da ich tagsüber arbeite. Ansonsten koche ich gerne, geh ab und zu fort und betreibe viel Sport. Ich schätze auch gelegentliches, gemütliches Kochen und Zusammensein im Wohnzimmer mit interessanten Gesprächen. Sprich, eine gesunde Balance aus Ruhe und Unterhaltung.
Die WG ist gut geeignet für sportliche, sympathische, lustige und ordentliche Interessenten, die so wie ich im Berufsleben stecken, Praktikum machen oder noch studieren.
In dem großen Haus sind noch 3 andere Wohnungen mit total sympathischen Bewohnern/Besitzern, die auf respektvollen Umgang wert legen und sich auch gerne mal auf ein Bier zusammen treffen. 24/7 Parties mit Techno-Exzessen sind jedoch leider nicht an der Tagesordnung ; )

I'm 30 years old, originally from Austria, working at PUMA. I'm a sporty, likeable, funny and orderly person and pretty often on business trips throughout the whole year.
Most of the time I'm working and will only be home in the evening or in the week end. I love to cook, go out from time to time and practice a lot of sports. I appreciate some occasional, common cooking sessions and having interesting chats in the living room. In short, a perfect balance of silence and entertainment.
The shared flat is therefore perfect for sporty, likeable, funny and orderly people who are already working or still studying.
The whole house holds 3 more flats with very likeable tenants and landlords, who appreciate a respectful attitude and an evening-beer from time to time. However, 24/7 techno parties are not scheduled : )
