We sublease two separate rooms in this flatshare, both from 1 May to 31 October, 2023. The third room is occupied by Eduardo.

Room 1: 21 m², laminate, unfurnished, windows towards east and the street Kallestr., rent including all costs (heating, internet etc.) 440€; deposit: 880€
Maybe the bed can be taken over (90x200 cm).

Room 2: 13 m², carpeted floor, partly furnished, windows towards west and the inner courtyard, rent including all costs (heating, internet etc.) 375€; deposit: 750€
If you want you can take over the following furniture for free: big wardrobe (72x193x35 cm), small wardrobe (72x109x35 cm), brown couch (140x90x80 cm), black couch table (55x55 cm), bed frame (without mattress and slatted frame! 140x200 cm). But you can also bring your own furniture. It is also possible to take the furniture to room 1.

The shared rooms are a fully furnished kitchen (incl. washing machine, toaster, water kettle, oven/stove, fridge, but no dish washer), a windowed bathroom with bathtub, and a small room with a fold-away couch that can be used as a guest room. There is also plenty of storage space in the basement. You can park your bicycle in the private basement compartment.

Smoking is strictly forbidden in the whole apartment - including the rented rooms! There is no balcony in the apartment either.

The main tenant - Marcel - moves out of the apartment, but he will still be responsible for paying bills and communicating with the landlord.

The shared apartment will be dissolved after October.

ATTENTION!
The house will be renovated in the upcoming months. The renovation includes the roof, the insulation of the outer walls, and the basement ceiling. Inside the apartment, the windows will be exchanged at some point. Therefore, noise and dirt related to the renovation (drilling of walls, excavator work in front of the house, reconstruction of the roof right above the apartment) must be tolerated by the new tenants! We will try our best to schedule any renovation work inside the apartment to November or later (i.e. when you don't live there anymore). However, it *could* be that you might need to move to a replacement apartment in the same street during your sublease period. This option is also possible in case you feel disturbed by noise around you (e.g. when the roof is renovated). It is also possible to use the replacement apartment during the day while sleeping in the old apartment during night. We can discuss these options and the scheduled renovation work when we meet. Most likely, there will be some abatement of rent for the days of disturbance by the renovation. This abatement will be paid by the landlord after us moving out.
Please only apply for the sublease when you are capable of tolerating the renovation work around you!
