Großes WG-Zimmer in Fürther Altbau, zentral gelegen, Preis inkl. aller Nebenkosten

Die WG liegt zentral in der Fürther Innenstadt. Den Hauptbahnhof erreicht man bequem in 6 Minuten zu Fuß. Von dort ist man mit den öffentlichen Verkehrsmitteln in ca 10-20 Minuten in Nürnberg oder Erlangen.

Die Fürther Fußgängerzone mit allen wichtigen Geschäften ist ebenfalls nur 5 Minuten zu Fuß entfernt. Dadurch sind Einkaufsmöglichkeiten (Netto, Rewe, Norma, Edeka, Lidl und auch ein Aldi) gut zu erreichen.

Auch der schöne Fürther Stadtpark und vor allem der Wiesengrund und die schöne Uferpromenade sind nahe gelegen. So kannst Du Deine Jogging Runden direkt im Grünen starten und im Sommer im Nu am Fluss entspannen.

The flat share is centrally located in the city centre of Fürth. The main train station can be reached in 6 minutes by foot. From there you can reach Nuremberg or Erlangen by public transport in about 10-20 minutes.

The Fürth pedestrian zone with all important stores is also only 5 minutes away on foot. Thus, shopping facilities (Netto, Rewe, Norma, Edeka, Lidl and also an Aldi) are within easy reach.

The beautiful Fürth city park and especially the Wiesengrund and the beautiful waterfront are also close by. So you can start your jogging rounds directly in the green and relax in summer in no time at the river.

In unserer WG ist zur Zeit ein Zimmer frei (https://www.wg-gesucht.de/8770338.html), zu Ende Juni wird dieses zweite Zimmer frei. Man kann also fast von einer WG-Neugründung sprechen, mit dem Vorteil dass wirklich alles vorhanden ist.

Neben dir werde ich, Niklas (29), und eine noch zu findende 3. Person in der WG wohnen. Ich bin vor fast 5 Jahren aus NRW zugezogen und arbeitet in Fürth im Marketing.
Ich suche zwei aufgeschlossene/n Mitbewohner/in im Alter zwischen 20-35 Jahren, der/die auch einmal Lust zum Quatschen oder einer gemeinsame Joggingrunde hat. Du hast aber natürlich auch deine Rückzugsmöglichkeit und kannst dich in deinem Zimmer frei entfalten.

There is currently one room available in our shared flat, and a second room will become available at the end of June. So you can almost speak of a WG new foundation, with the advantage that really everything is available.

Next to you me, Niklas (29), and a still to be found 3rd person will life in the WG. I moved from NRW almost 5 years ago and work in marketing in Fürth.
I am looking for two open-minded roommates between the ages of 20-35, who also want to chat or go jogging together. Of course, you also have your own space and can develop freely in your room.

Im Innenhof gibt es einige Fahrradständer, wo wir auch unsere Fahrräder absperren. Außerdem gibt es einen Grillplatz im Innenhof, der grundsätzlich zur gemeinsamen Nutzung zur Verfügung steht, den wir aber auch noch nicht getestet haben :).

Die Warmmiete für das Zimmer beträgt monatlich 419 € (320€ Kaltmiete, 99 € Nebenkosten). In den Nebenkosten ist wirklich alles enthalten: Strom, Wasser, Gas, TV-, Internet- und GEZ-Gebühr. Daher gibt es keine zusätzlichen Kosten zur monatlichen Gesamtmiete. Eine WG-Kasse gab es bisher nicht, da jeder abwechselnd einmal Zewa, Toilettenpapier Putzmittel oder Ähnliches besorgt. Eine Kaution in Höhe von 630 € wird vor/bei Beginn deines Einzuges fällig sein.

Wenn du Dir eines der beiden Zimmer/beide Zimmer ansehen möchtest und dir vorstellen kannst einzuziehen, melde dich gerne mit einer Nachricht. Schreib bitte etwas zu dir (wer du bist, wie alt du bist, wo du herkommst, was du beruflich machst, deine Hobbys...). Ich werde mich dann bald mit dir in Verbindung setzen. In the courtyard there are some bike racks, where we also lock our bikes. There is also a barbecue area in the courtyard, which is basically available for common use, but we haven't tested it yet :).

The monthly rent for the room is 414 € (315€ rent, 99 € utilities). In the service charges is really everything included: Electricity, water, gas, TV, internet and GEZ fee. Therefore, there are no additional costs to the total monthly rent. There has not been a WG cash register, as everyone takes turns once Zewa, toilet paper cleaning supplies or the like. A deposit of 630 € will be due before/when you move in.
