Die Wohnung (66 m2) befindet sich im ersten Stock eines renovierten Gebäudes. Wir verfügen über 3 Zimmer, die möglicherweise als Schlafzimmer genutzt werden können, sowie eine Küche, ein Badezimmer mit Badewanne und einen Abstellraum in der Wohnung. In unserer aktuellen Einrichtung nutzen wir den größten Raum (~23 m2) als Wohnzimmer und die beiden kleineren Räume als Schlafzimmer; Aber ich habe vor, dies in der neuen Wohnsituation zu ändern und bin offen für Diskussionen. Die Gesamtmiete für die gesamte Wohnung beträgt 1.070 € (warm), wobei wir die Miete gerecht nach der Größe der einzelnen Zimmer und der Gemeinschaftsräume aufteilen.
Je nach Arrangement wäre das angebotene Zimmer entweder Zimmer 1 oder Zimmer 3 (auf den Fotos). Raum 1 (~16 m2) liegt über die Fenster zur Johannisstraße und erhält den ganzen Tag über indirektes Tageslicht. Das Zimmer ist geräumig genug für ein Queensize-Bett, einen Schreibtisch + Stuhl, ein Bücherregal und einen Kleiderschrank mit genügend Platz. Zimmer 3 (~10 m2) ist kleiner und ruhiger und bietet Platz für ein Queensize-Bett, einen Kleiderschrank, ein Bücherregal und einen Tisch. Mit einem Einzelbett statt einem Queensize-Bett hätte das Zimmer auch noch einiges an Freiraum.
Es ist auch möglich, die Möbel für das Zimmer vom alten Mieter zu kaufen oder, wenn Sie möchten, Ihre eigenen Möbel mitzubringen.

The apartment (66 m2) is on the first floor of a renovated building. We have 3 rooms which can potentially be used as bedrooms, plus a kitchen, bathroom with a tub and a storage room inside the apartment. In our current setup, we are using the biggest room (~23 m2) as the living room and the two smaller rooms as the bedrooms; but I am planning to change this in the new living arrangement and am open to discussion. The total rent for the whole apartment is €1070 (warm), and we will split the rent fairly based on the sizes of individual room and the common areas.
Depending on the arrangement, the room on offer would either be Room 1 or Room 3 (in the photos). Room 1 (~16 m2) faces Johannisstrasse via the windows and gets indirect natural light throughout the day. The room is spacious enough for a queen-size bed, a work desk + chair, a bookshelf and a wardrobe with room to spare. Room 3 (~10 m2) is smaller and quieter, and can fit a queen-size bed, a wardrobe, a bookshelf and a table. With a single-bed, instead of a queen-size bed, the room would also have a fair bit of free space.
It will also be possible to buy the furnitures for the room from the old tenant, or bring your own furniture, if you prefer.
Die Lage der Wohnung gehört zu den besten der Stadt. Der nächste Lebensmittelmarkt – Rewe in der Groner Straße – befindet sich direkt neben dem Gebäude; So können Sie jederzeit schnell nach unten rennen, wenn Sie vergessen haben, diese eine Zutat für Ihr Abendessen einzukaufen ;) Das Stadtzentrum, Gänseliesel und fast alle Geschäfte in der Innenstadt sind etwa 2-3 Gehminuten vom Gebäude entfernt. Die Wohnung ist auch für Buslinien gut erreichbar: Die nächstgelegenen Haltestellen sind Markt und Groner Straße, etwa 1–2 Gehminuten entfernt, und praktisch jede Buslinie ist innerhalb von 5–8 Gehminuten von den Bushaltestellen Jüdenstraße oder Bahnhof erreichbar.

The location of the apartment is one of the best in the city. The nearest grocery store - Rewe at Groner Strasse - is right next to the building; so you can always quickly run downstairs if you forgot to buy that one ingredient for your dinner ;) The city center, Gänseliesel and just about every shop in the innenstadt are about 2-3 minute walk from the building. The apartment is also very accessible for bus lines: the closest stops are Markt and Groner strasse at around 1-2 minute by walk, and virtually every bus line is within 5-8 minutes of walk from Jüdenstrasse or Bahnhof bus stops.
Ich bin 27 Jahre alt und promoviere derzeit in Molekularbiologie an der UMG. Ich komme ursprünglich aus Nepal und habe einige Zeit in Deutschland gelebt. Meine Freizeit verbringe ich oft mit Lesen, Schreiben, Spielen von Videospielen, Brettspielen und gelegentlich einer Partie Volleyball. Ich koche gerne, besonders wenn ich es mit jemandem teile.
Unsere Wohnung war ein einladender und integrativer Raum, und ich hoffe, dass dies auch so bleibt. Alles andere? Ziemlich einfach. :D

I'm 27 years old, currently pursuing a PhD in Molecular Biology at UMG. Originally from Nepal, I've spent some time living in Germany. My free time is often spent reading, writing, playing video games, board games, and occasionally, a game of volleyball. I do enjoy cooking, especially when shared with someone.
