Da ich kommendes Semester ein Auslandssemester mache, möchte ich mein Zimmer für diesen Zeitraum untervermieten.
Es handelt sich um ein 24m2 großes, geräumiges und helles Zimmer mit großen Fensterflächen. Im Zimmer ist ein riesiger Wandschrank verbaut. Im oberen Teil werde ich meine Sachen verstauen, der untere (sehr große Teil) steht dann dir zur Verfügung, für genug Stauraum ist also gesorgt. Auch sonst werden alle Möbel im Zimmer bleiben.
Die Wohnung hat außerdem ein Wohnzimmer mit zwei Sofas. Das Wohnzimmer ist gegen Südwesten ausgerichtet. Dadurch hat man dort viel Sonne, was besonders im Winter für gute Laune sorgt. Außerdem hat die Wohnung zwei Balkone.
As I am doing a semester abroad next semester, I would like to sublet my room for this period.
It is a 24m2, spacious and light room with large windows. There is a huge wall cupboard in the room. I will store my things in the upper part, the lower (very large) part will be at your disposal, so there is enough storage space for you. All the other furniture will stay in the room as well.
The flat has a living room with two sofas. The living room faces southwest. This means that there is a lot of sun, which makes for a good mood, especially in winter. Furthermore, the flat has two balconies.

Die Wohnung liegt sehr zentral. Die Uni Graz und die Med-Uni sind in 10 Minuten zu Fuß erreichbar. Auch zur Alten Technik braucht man nur 15 Minuten, zur Neuen Technik 20 Minuten. Schön ist auch, dass der Leechwald innerhalb weniger Minuten zu Fuß erreichbar ist. Direkt vor dem Haus gibt es eine Straßenbahnhaltestelle der Linie 1, auch die Haltestelle der Linie 7 und der Buslinie 64 ist in weniger als 5 Minuten erreichbar.
The flat is centrally located. The Uni Graz and the Med-Uni are within 10 minutes walking distance. It takes only 15 minutes to get to the Old Campus of the Technical University and 20 minutes to the New Campus. It is very nice that the Leechwald (a city forest perfect for running for example) can be reached on foot within a few minutes. There is a tram stop for line 1 directly in front of the house, and the stop for tram line 7 and bus line 64 is also less than 5 minutes away.

Deine zukünftigen Mitbewohner sind Nici und Niklas. Nici studiert Germanistik. Sie liest und schreibt sehr gerne. Niklas studiert Soziologie, liest und zeichnet gerne.
Das WG-Leben ist sehr entspannt. Sowohl Niklas als auch Nici kochen gerne, daher wird gern mal gemeinsam gekocht und gegessen. Es werden auch immer wieder Filme gemeinsam geschaut, Dungeons and Dragons gespielt oder man geht mal gemeinsam ins Kino oder ins Theater. Wichtig ist aber gleichzeitig, dass man auch aufeinander Rücksicht nimmt, wenn zum Beispiel mal jemand Ruhe braucht.
Your future flatmates are Nici and Niklas. Nici is studying German language and literature. She loves to read and write. Niklas is studying Sociology and likes to read and draw.
The atmosphere is very relaxed. Both Niklas and Nici like to cook, so they enjoy cooking and eating together. They also watch films together, play Dungeons and Dragons or go to the cinema or theatre from time to time. At the same time, however, it is important to be considerate of each other if, for example, someone needs a rest.

Ich werde von Oktober bis Februar im Ausland sein. Grundsätzlich ist das Zimmer aber auch schon ab August frei. Daher schreib einfach mal, von wann bis wann du gerne einziehen möchtest, dann lässt sich sicher eine Lösung finden.
Der Miete für die Wohnung liegt bei 330 € pro Monat. Darin ist auch Strom und Heizung enthalten. Zusätzlich fallen noch 11 € pro Monat für Internet an. Für diese Lage und die Größe des Zimmers ist die Miete im Vergleich sehr günstig.
In der Küche ist alles vorhanden, was man braucht: Geschirr, Besteck, etc.; auch Mikrowelle, Herd, Backofen, Toaster und Wasserkocher können von dir verwendet werden.
I will be abroad from October to February, but the room would also be available from the beginning of August. Just let me know when you would like to move in and I'm sure we can find a solution.
