In unserer 3er WG werden demnächst zwei Zimmer frei, einem davon ist diese Anzeige gewidmet, es ist länger als das andere verfügbar. Eigezogen werden kann ab 1. März 2024, das Ende ist relativ flexibel, bis Ende September 2024 kann es jedenfalls gemietet werden, evtl. auch länger.
Die Wohnung ist im 6. Stock, sehr hell, mit großen Fenstern und drei Balkonen. Sie teilt sich in 3 Zimmer, Küche, Bad, Klo, Vorraum und ein großes Wohnzimmer. Zur Küche ist noch anzumerken, dass der Geschirrspüler NICHT funktioniert. Sonst ist alles an Haushaltsgeräten vorhanden. Außerdem haben wir einen Schlüssel zur öffentlichen Dachterrasse des Hauses mit einem Top-Ausblick über ganz Graz.
Dein Zimmer ist nach Osten ausgerichtet, ist daher vormittags sehr schön sonnig und hat einen eigenen Balkon dabei (das Küchenfenster schaut allerdings auch hin). Das Zimmer wird noch ausgeräumt, die Möbel die auf den Fotos zu sehen sind werden also nicht mehr drinnen sein.

Two rooms will soon be available in our shared flat for 3 people, one of which is the subject of this ad and will be available for longer than the other. You can move in from 01.03.2024, the end date is relatively flexible, it can be rented at least until the end of September 2024, possibly longer.
The flat is on the 6th floor, very bright, with large windows and three balconies. It is divided into 3 rooms, kitchen, bathroom, toilet and a large living room. Regarding the kitchen it should be noted that the dishwasher does NOT work. Otherwise all household appliances are present. We also have a key to the public rooftop terrace of the house with a top view over the whole city of Graz.
Your room faces east, so it's very sunny in the mornings and has its own balcony (although the kitchen window also faces it). The room is still being emptied, so the furniture you can see in the photos will no longer be in there.
Die Wohnung liegt super zentral, genau zwischen Karl-Franzens-Uni (5min zu Fuß) und Kunstuni (2min) und auch die Alte Technik ist gleich ums Eck (8min). Da du hier im Uni-Vierterl bist gibt es gleich vor der Haustür viele Cafes, Restaurants, Bars, Geschäfte und was man sonst so braucht. Auch zum Hauptplatz brauchst du nur 15min zu Fuß und der Stadtpark ist quasi dein ausgelagerter Garten.

The flat is centrally located, right between KF Uni (5min by foot) and Kunstuni (2min) and also Alte Technik is just around the corner (8min). Since you are in the university quarter, there are many cafés, restaurants, bars, shops and everything else you need right on your doorstep. The main square is only a 15-minute walk away and the Stadtpark is practically your garden.
In der Wohnung stehen 2 der 3 Zimmer zur Miete, daher ist also nur eines bis jetzt fix belegt. Deine Mitbewohnerin ist am Ende ihres Masters und arbeitet auch, eine ähnliche Situation wäre also auch von ihrer/ihrem zukünftigen Mitbewohner*innen wünschenswert. Wichtig wäre, dass du einen Sinn für Ordnung hast. Wir haben derzeit keinen Putzplan sondern jede fühlt sich dafür zuständig, dass die Wohnung sauber bleibt und niemand dem anderen hinterherräumen muss.
Die WG ist keine Party-WG. Wenn du also feiern gehen willst, lieber woanders. Es spricht aber natürlich nichts dagegen, hier und da mal ein paar Leute einzuladen. Obwohl jeder sein eigenes Leben lebt, freuen sich deine Mitbewohnerinnen darüber, auch immer wieder miteinander zu plaudern oder gemeinsam einen gemütlichen Abend zu verbringen.

2 of the 3 rooms of the flat are for rent now, that means only one room is occupied so far. Your flatmate is working and at the end of her Masters and would wish for a similar situation from their future flatmate. It’s important that you have a sense of order. We don't have a cleaning plan at the moment, but each person feels responsible for keeping the flat clean and no one has to clean up after the other.
The flat is not a party flat. So if you want to party, you'd better go somewhere else to do so. But of course there's nothing wrong with inviting a few people over every now and then. Although everyone lives their own life, your flatmates will also be happy to have a chat with one another or spend a nice evening together.
In der Miete sind alle Nebenkosten enthalten, es kommt also nichts zusätzlich dazu.
