Es handelt sich bei den angebotenen Zimmern um 2 angrenzende Zimmer.
Das größere Zimmer wird zur Zeit als Wohnzimmer genutzt (es verfügt über einen Kamin und einen anschließenden Balkon, dieser hat eine Größe von ca. 3 qm), dieses Zimmer wird vom Flur aus erreicht. Angrenzend an dieses Zimmer liegt zur Zeit ein Schlafzimmer. Die beiden Zimmer werden zum jetzigen Zeitpunkt von einem Pärchen bewohnt.
Wie man den Bilder entnehmen kann, ist das Größere ein
Durchgangszimmer, das kleinere Zimmer schließt daran an.
Die 2 verfügbaren Zimmer würden sich optimal für Pärchen eignen oder für Personen, die sich gut kennen. Können aber auch von einer Person gemietet werden.
Dies ist aber kein Muss ;)
Insgesamt verfügt die Wohnung über 95qm.

The larger room is currently used as a living room (it has a fireplace and an adjoining balcony, this has a size of approx. 3 sqm), this room is reached from the corridor. Next to this room is a bedroom. The two rooms are at the moment occupied by a couple.
As one can see from the plan and the pictures, the larger one is a walk-through room and the smaller room is connected to it.
The 2 available rooms would be ideal for couples or people who know each other well. Can also be rented by one person.
But this is not a must ;)

Das Haus liegt nicht an der Straße und somit ist es sehr ruhig.
Man hat durch den Balkon, der an das große Zimmer (25qm) anschließt einen wunderschönen Ausblick auf den Botanischen Garten. Der Balkon verfügt über eine Markise, was in den Sommermonaten für Schatten sorgt. Der Balkon ist südwestlich ausgerichtet- Sonne ist also garantiert :)
Die Wohnung liegt 5 min mit dem Fahrrad von der Hauptuni (zu Fuß 10 Minuten), Meduni (Rad: 5 min), entfernt.
Die nächste Bushaltestelle liegt fast direkt vor der Haustüre (Haltestelle Panoramagasse, direkt neben der Bäckerei Auer). Ein Billa, sowie die Bimhaltestelle 1 Hilmteich sind 5 Gehminutenn entfernt.
Der Leechwald und der Hilmteich bieten dir den optimalen Ausgleich zur Uni oder zum Arbeitsalltag. Dieser bietet tolle Laufstrecken :)
The house is not on the street and therefore it is very quiet.
One has a wonderful view to the botanical garden through the balcony that connects to the room. The balcony has an awning, which provides shade during the summer months. The balcony is southwest facing, so the sun is guaranteed :)
The apartment is 5 minutes by bike from the main university (10 minutes on foot), Meduni (5 minutes by bike).
The nearest bus stop is almost right in front of the house (stop Panoramagasse, next to the bakery "Auer"). A grocery store, as well as the tram station 1 "Hilmteich" are 5 walking minutes away.
The Leech forest and the Hilmteich offer you the optimal balance to the university or to the everyday working life.

Deine MitbewohnerInnen sind die Studenten Jakub (25, Telematik) und Malte (21, Chemie). Aktuell sind wir auf der Suche nach zwei weiteren MitbewohnerInnnen.
Wir kochen gerne gemeinsam und unternehmen auch ab und zu etwas, wie fortgehen oder laufen gehen.
Wir sind spontan und sitzen auch viel in der Küche zusammen und unterhalten uns gern, tauschen uns aus.
Zur Zeit wird in der WG ein Putzplan genutzt, welcher dafür sorgt, dass es eine ordentliche und saubere WG ist.
Wir sind auf der Suche nach Mitbewohnern, die sich auch gerne in das WG Leben einbringen. Uns ist es wichtig, dass wir uns in der WG wohlfühlen, respektieren aber auch den Wunsch nach Ruhe. Bei uns hat jeder Verständnis, wenn nach einem langen Uni Tag die Luft auch mal raus ist ;)
Es gibt kostenlose Parkmöglichkeiten.
Das Kellerabteil, sowie ein Fahrradabstellraum können ebenfalls genutzt werden.
Your roommates are the students Jakub (25, telematics) and Malte (21, chemistry). Currently we are looking for two more roommates.
We like to cook together and sometimes we do something like going out or running.
We are spontaneous and also sit together a lot in the kitchen and like to talk, exchange ideas.
At the moment a cleaning plan is used in the shared flat, which ensures that it is a tidy and clean shared flat.
We are looking for flatmates who would also like to get involved in the shared-flat life. It is important to us that we feel comfortable in the shared flat, but we also respect the desire for peace and quietness. We understand that everyone once in a while need some privacy ;)
There are free parking possibilities!
The cellar compartment, as well as a bicycle storage room can also be used.

Es ist auch möglich, dass die Zimmer befristet vergeben werden kann, zB. für das kommende Sommersemester :)
Unmöbliert:
Die Zimmer werden unmöbliert übergeben, auf Wunsch können aber einige Möbelstücke übernommen werden (z.B. der Kasten im Schlafzimmer; die, an der Decke montierte Kleiderstange; ein Regal (IKEA) aus dem Wohnzimmer). Dies ist optional, bei Bedarf ist der Preis verhandelbar.

Unfurnished:
The rooms are handed over unfurnished, but if you wish some furniture can be taken over (e.g. the wardrobe in the bedroom; the clothes rail mounted on the ceiling; a shelf (IKEA) from the living room).
This is optional, if required the price is negotiable.
