Zwischenmieter/in für Zimmer in 3er WG gesucht

Lage
Die Wohnung ist direkt bei der Reiterkaserne in der Leonhardstraße. Das Gebäude schließt quasi an einen Teil der Kunstuniversität von Graz an, dabei handelt es sich um musikalische Fakultäten, so wie wir das ab und an so mitbekommen. An sich wird man durch die Fakultät aber nicht gestört! Im Erdgeschoss unseres Gebäudes befindet sich ein Café (Tribeka) und gegenüber ist ein kleiner Spar. Verschiedene Wirtshäuser, Imbiss- und Kebap Läden sowie das Univiertel sind 0-10 Gehminuten von der Wohnung entfernt.

Verkehrsanbindung
In diesem Bereich von Graz ist blaue Zone, das heißt das Parken ist teuer oder man muss sich bei der Stadt um einen Parkausweis bemühen. Freie Parkplätze gibt es aber in der Umgebung genug. Ein paar Gehminuten entfernt fängt auch bald die grüne Zone an und auch unabhängig von den Zonen gibt es durchaus in Graz Möglichkeiten, wo man sein Auto hinstellen kann. Solltest du also ein Auto haben, wird man dafür eine Lösung finden.
Für Fahrräder haben wir leider keinen extra Keller, aber direkt vor dem Haus sind einige Fahrradständer.


Location
The apartment is directly at the Reiterkaserne in the Leonhardstraße. The building is connected to a part of the University of Music and Performing Arts Graz, which are musical faculties, as we sometimes notice. But one is not disturbed by the faculty itself! On the ground floor of our building there is a café (Tribeka) and opposite is a small Spar. Various inns, snack bars and kebap shops as well as the "Univiertel" are only a 0-10 minute walk from the apartment.

Infrastructure
In this area of Graz there is a blue zone, which means that parking is expensive or you have to ask the city for a parking permit. However, there are enough free parking spaces in the surrounding area. A few minutes walk away the green zone starts soon and there are also possibilities to park your car in Graz, independent of the zones. If you have a car, you will find a solution.
Unfortunately, we don't have an extra cellar for bicycles, but there are some bicycle stands right in front of the house.
Only a few meters away from our front door is the Bim- und Busstation "Reiterkaserne". The Bim lines 1 and 7 and the bus lines 64 and 64E run here.
The way to the Graz Universities (TU, KF, Med Uni and Kunstuni) and to Jako is not far (by bike approx. 5 minutes, on foot approx. a quarter of an hour), also to the pubs in the "Univiertel" the way is definitely short and does not represent an obstacle!

WG-Leben
Eva wohnt seit März in der Wohnung und Vroni ist im September zu uns gestoßen.
Eva studiert im Master Baumanagement und Ingenieurbau und Vroni Architektur im Master, beide an der FH. Die Zeit neben dem Studium verbringen wir teilweise gemeinsam, kochen, gehen zum Sport oder verbringen Zeit mit einer WG-Weinflasche (oder zwei, oder drei). An den Wochenende ist das Programm bei uns ziemlich gut gemischt, wir sind alle drei recht aktiv und viel unterwegs, können aber auch mal einen entspannten Abend in der Küche mit Jogginghosen und Spieleabend verbringen.
Das Zusammenleben und die zwischenmenschliche Kommunikation sind uns beiden sehr wichtig! Über jede persönliche Eigenheit und jedes Problem kann man reden und gemeinsam findet man immer eine Lösung.

Flat-sharing life
Eva has been living in the apartment since March and Vroni joined us in September. Eva is studying construction management and civil engineering and Vroni architecture, both at the FH. We spend some of our time together, cooking, going to sports or spending time with a shared wine bottle (or two, or three). On the weekends the program is pretty well mixed, all three of us are quite active and on the road a lot, but we can also spend a relaxing evening in the kitchen with jogging pants and games.
Living together and interpersonal communication are very important to both of us! You can talk about every personal peculiarity and every problem and together we will always find a solution.

Allgemeines:
Bei uns in der Wohnung wird zwischen Anfang Jänner und Ende Mai 2020 ein Zimmer frei. Ich, Sandra, werde Ende Dezember auf Auslandssemester gehen. Somit wird für den oben genannten Zeitraum mein Zimmer voll möbliert frei.

Aufteilung der Wohnung:
Unsere schöne Wohnung befindet sich im zweiten Stock eines gepflegten Altbaus und hat gut 100qm. Einen barrierefreien Zugang gibt es leider nicht zur Wohnung, aber dafür ist das Stiegenhaus sehr geräumig und macht immerhin keine Probleme beim Siedeln. Alle drei Zimmer sind mit Blick zur Kunstuniversität bzw. zum Innenhof Reiterkaserne nach Osten hin ausgerichtet. Man wird also morgens von den Sonnenstrahlen geweckt! Die Küche und das Bad sind gegen Westen hin ausgerichtet – Querlüften ist möglich!
Darüber hinaus hat die Wohnung einen großen Eingangsbereich, ein 2015 saniertes Badezimmer, eine sehr schöne geräumige Wohnküche und ein großes Kammerl (für Putzsachen, Lebensmittel, etc.). Die allgemein genutzten Bereiche haben Fliesen als Bodenbelag, im Bad sind auch Wandfliesen angebracht.


General:
Between the beginning of January and the end of May 2020 a room will be available in our apartment. I, Sandra, will go on a semester abroad at the end of December. Therefore my room will be free fully furnished for the period mentioned above.
Distribution of the apartment:
Our beautiful apartment is located on the second floor of a well-kept old building and has about 100 sqm. Unfortunately, there is no barrier-free access to the apartment, but the staircase is very spacious and does not cause any problems when settling. All three rooms have a view to the University of Music and Performing Arts or the courtyard of the "Reiterkaserne" to the east. So you will be woken up by the sun's rays in the morning! The kitchen and bathroom are facing west - cross ventilation is possible!
In addition, the apartment has a large entrance area, a bathroom renovated in 2015, a very nice spacious kitchen-cum-living-room and a large chamber (for cleaning, food, etc.). The common areas have tiles as flooring, in the bathroom there are also wall tiles.
