Das Zimmer ist ca. 20m² groß und südseitig. Es hat zwei Fenster und ist den ganzen Tag über sehr hell, im Sommer aber trotzdem nicht zu warm.
Die Wohnung befindet zeichnet sich durch das geräumige Badezimmer mit Badewanne aus. Die Küche ist mit modernen Elektrogeräten ausgestattet (Geschirrspüler, Toaster, Wasserkocher, Mixer, …) und bietet genug Platz für gemütliches Zusammensitzen.
Die Miete beinhaltet alle Kosten (Miete, Betriebskosten, Strom, Wasser, Heizkosten, Internet, Versicherung). Für dieses Zimmer beträgt sie 372 €. Die Kaution beträgt 825 € und die Ablöse für die Waschmaschine beträgt 50 €. Ein Teil der Möbel können nach Absprache und Ablöse übernommen werden.

The room is approx. 20 m² in size and faces south. It has two windows and is very bright throughout the day, but still not too warm in summer.
The flat is particularly attractive due to the spacious bathroom with bathtub. The kitchen is equipped with modern electrical appliances (dishwasher, toaster, kettle, blender, ...) and offers enough space for cosy get-togethers.
The rent includes all costs (rent, operating costs, electricity, water, heating costs, internet, insurance) and amounts to € 372. The deposit is € 825 and the deposit for the washing machine is € 50. Some of the furniture can be taken over by arrangement and paid for.
Die Wohnung befindet sich im Herz-Jesu-Viertel, einer sehr ruhigen und zugleich sehr zentralen Wohngegend, perfekt für Studenten: Zur Neuen Technik sind es zu Fuß gerade einmal 5 min (450 m) und zur Alten Technik 10 min (800 m). Zur Karl-Franzens-Universität sind es weniger als 10 min mit dem Rad. Auch die Innenstadt ist in max. 10 min mit dem Rad erreichbar. Öffis und Bäckerei befindet sich 2 min entfernt am Schillerplatz. Auch Lidl, Spar, Billa, Hofer, dm und Denns BioMarkt sind in der Nähe und zu Fuß in wenigen Minuten erreichbar.
Die Straße, in der die Wohnung liegt, ist sehr wenig befahren. Außerdem sind meist ausreichend Parkplätze vorhanden. Die Fahrräder können direkt vor dem Haus oder auch im Haus abgestellt werden.

The flat is located in the Herz-Jesu-Viertel, a very quiet and at the same time very central residential area, perfect for students: It is just a 5-minute walk (450 m) to the TU Graz campus “Neue Technik” and 10 minutes (800 m) to the campus “Alte Technik”. Karl-Franzens-University is less than 10 minutes by bike. The city centre can also be reached by bike in a maximum of 10 minutes. Public transport and a bakery are 2 minutes away on Schillerplatz. Lidl, Spar, Billa, Hofer, dm and Denns BioMarkt are also nearby and can be reached on foot in a few minutes.
The street in which the flat is located has very little traffic. There are also plenty of parking spaces available. Bicycles can be parked directly in front of the house or inside.
In der WG verbleiben José (Musikstudent, 25), Elena (Erziehungswissenschaften und Lehramt, 21) und Tanja (Erziehungswissenschaften, 24). Unsere WG ist sehr gesellig und wir sitzen gerne in der Küche zusammen.
Weil Tanja und Elena im Sommer mit ihrem Studium fertig werden, werden sie die WG im Sommer verlassen. Wenn ihr also jemanden kennt, die/den ihr gerne in die WG mitnehmen wollt, bietet das eine super Möglichkeit – wenn nicht, ist das natürlich auch kein Problem.
ENGLISH:
José (music student, 25), Elena (educational sciences, 21) and Tanja (educational sciences, 24) remain in the flat share. We are very sociable and often sit together in the kitchen.
As Tanja and Elena will be finishing their studies in the summer, they will be leaving the flat in the summer. So if you know someone you'd like to bring into the flat share, this is a great opportunity - if not, that's no problem either.
Zur Wohnung gehört ein geräumiges Kellerabteil, das von jedem in der WG genutzt werden kann.
Das Einzugsdatum liegt vermutlich bei Anfang Mai, allerdings ist dies noch nicht ganz sicher und kann sich noch etwas nach hinten verschieben. Ende März ist dann genaueres bekannt.

The flat has a spacious cellar compartment that can be used by everyone in the flat share.
The date for moving in is probably the beginning of May, but this is not yet entirely certain and may be delayed a little. More details will be known at the end of March.
