Das Zimmer ist nach Osten orientiert mit wunderschöner Morgensonne. Für heiße Sommertage gibt es ein Außenrollo, das Schatten spendet. Es sind alle Möbel vorhanden, die man braucht: Bett (180cm x 200cm), Kleiderschrank, Schreibtisch und Regal. Bei Bedarf können diese übernommen werden, ist aber kein Muss.
Der Rest der Wohnung besteht aus der Küche mit Speis, dem Bad und einem separaten WC, dem Flur und den Zimmern der beiden Mitbewohner.

The room ist oriented to the east with beautiful morning sun. For hot summer days the window is equipped with a roller blind, which provides shade. All necessary furniture is present: bed (180cm x 200cm), wardrobe, desk and shelf. You may take them, but that's not obligatory.
The rest of the apartment is made up of a kitchen with a small storage room, a bathroom and a separate toilet, a hallway and the two rooms of your flat mates.

Die Wohnung ist Ost-West orientiert mit einem Westbalkon mit Nachmittagssonne. Sie befindet sich ruhig gelegen zwischen Conrad-von-Hötzendorf-Straße und Augarten. Die Straßenbahnhaltestelle Finanzamt (Altstadtbim) ist zu Fuß 3 min entfernt; Spar, Billa und Apotheke sind 5 min entfernt; und der Jakominiplatz 10 min.

The apartment is east-west oriented with a balcony facing west with afternoon sun. It's situated in a calm neighborhood between Conrad-von-Hötzendorf-Straße and Augarten park. The tram stop Finanzamt (Altstadtbim) can be reached by foot in 3 min; supermarkets (Billa, Spar) and a pharmacy in 5 min; and Jakominiplatz (central public transport stop) in 10 min.

Das WG-Leben gestaltet sich sehr ruhig und angenehm. Man trifft sich zum Plaudern oder auf einen Kaffee oder Tee in der Küche oder auf dem Balkon, und ein Spieleabend kann auch mal drin sein. In deinem Zimmer hast du aber absolute Privatsphäre.
Es gibt einen Putzplan und die Bereitschaft ihn einzuhalten, aber es ist kein Weltuntergang, wenn's sich mal nicht ausgeht.
Die Mitbewohner sind beide berufstätig: Lukas arbeitet als Softwareentwickler und Angel ist Doktorand an der TU.

Life in the apartment is quite calm and pleasant. You might chat with the flat mates or have a coffee or tea in the kitchen or on the balcony, and there is the option for board game nights. In your room on the other hand you have complete privacy.
There is a cleaning schedule in place and everyone is eager to stick to it, but it's not the end of the world if you don't manage to complete it there and then.
Your flat mates are both employed: Lukas works as a software developer and Angel is a PhD student and works at Graz University of Technology.

Die Vermieterin wohnt im Haus und kümmert sich engagiert darum. Wenn etwas gerichtet oder repariert gehört, kann man immer zu ihr kommen und sie findet eine Lösung.
Ich suche eine*n Nachmieter*in ab Anfang August — Mitte August oder Anfang September wäre aber auch möglich.

The landlady lives in the same building and takes care of it dedicatedly. If something has to be fixed, you can always go to her and she'll find a solution.
The room is available starting from the beginning of August — mid August or beginning of September would be possible too.
