Hallo,
ich werde für vier Monate im Ausland studieren und vermiete deshalb mein voll möbliertes Zimmer zur Untermiete. Das Zimmer hat ca. 12 m². Es hat eine Balkontür und ein weiteres Fenster, die beide nach Südosten zeigen.
Zur Ausstattung gehören verschiedene Regale und ein Schrank, die ich nach Absprache mit dir für dich zur Nutzung freiräumen werde. Außerdem gibt es einen Schreibtisch mit Bürostuhl, einen gemütlichen Sessel und ein Futon, das sich prima als Bett eignet.
Außerdem gibt es in unserer Wohnung ein großes Wohnzimmer, das du natürlich gerne mitbenutzen kannst, genauso wie einen zweiten Balkon, zwei Badezimmer (eins mit Dusche und Badewanne) und eine relativ kleine, aber feine Küche.

Hey,
I am going to study abroad for four months and will sublet my furnished room for this time. The room has approx. 12 sqm. There is a glass door leading to a balcony and a second window, both in south-eastern direction.
The offer includes various shelves and a cupboard, which I can clear according to your needs. Furthermore there is a desk and chair, a cosy armchair and a futon which can be used as a bed.
Besides that a big livingroom, which you naturally can use as well, a second balcony, two bathrooms (one with shower and tub) and a small, but decent kitchen belong two our flat.
Unsere Wohnung liegt direkt am Schulbiologiezentrum, in dem man prima spazieren kann. Zur nächsten Bushaltestelle dauert es keine Minute zu Fuß, zur Bahnhaltestelle Schaumburgstraße etwa 10 Minuten. Die S-Bahn-Haltestelle Hannover-Ledeburg erreichst du mit dem Bus problemlos in unter 5 Minuten, sodass auch weitere Strecken kein Problem sind.
Mit dem Fahrrad bist du in maximal 15 Minuten an der Uni, in der Nordstadt oder in Linden Nord. Die Gegend ist relativ ruhig (man könnte auch sagen langweilig), aber man ist schnell da, wo das Leben tobt.
Du kannst dein Fahrrad in der Garage unterstellen.

Out flat is located directly at the Schulbiologiezentrum, an educational biology centre where you can take nice walks. To the next bus stop it takes you less than a minute by foot, to the tram stop Schaumburgstraße about ten minutes. The S-Bahn stop (urban railway) Hannover-Ledeburg is about 5 minutes away by bus, so even longer distances are no problem.
By bike it takes you about a maximum of 15 minutes to the university or in the quarters Nordstadt and Linden-Nord. Our neighbourhood is pretty quiet (and boring), but it doesn´t take you long to livelier places.
You can keep your bike in the garage.
