Nachmieter/in für perfekte WG gesucht!

Die Wohnung liegt PERFEKT! Mit unter einer Minute zum Bus (23 Sekunden, trust me) beim Uniplatz, direkt in der Altstadt. Somit bist du in unter 5 Minuten an allen Ressourcen, die dir einfallen könnten. Essen kann man in Jogginghose holen, denn es überschreitet nicht den Corona-Jogginghosen-Radius!!!

Im Sommer mit offenem Fenster ist es leider nicht so leise draußen, aber dafür zieht man ja auch irgendwie in die Altstadt oder nicht? Dennoch dichten die Fenster sonst gut ab, wenn man also lieber seine Stille haben möchte, einfach Fenster zu. Es bleibt in den Räumen aufgrund des Altbaus sehr kühl im Sommer und trotzdem lässt sich alles durch die Heizungen im Winter warm halten.
Der nächste Supermarkt ist der Tegut, mit ein bisschen mehr Motivation aber auch der Penny oder Rewe nicht weit. Die Untere ist keine Minute entfernt, der Neckar und die Alte Brücke sind drei Minuten entfernt und der Marktplatz um die Heiliggeistkirche eine, heißt alles in Laufnähe auch wenn man gerade mal zu spät dran ist. Mit dem Fahrrad braucht man von hier aus eigentlich zu allem in Heidelberg aller höchstens 20 Minuten.

Wir lieben die Lage! Die Lage ist absoluter Luxus, ob Student:in oder Altstadtliebende:r!

The apartment is PERFECTLY located! With less than a minute to the bus (23 seconds, trust me) at Uniplatz, directly in the old town. So you can be at all the resources you could think of in under 5 minutes. You can get food in sweatpants, because it doesn't exceed the Corona sweatpants radius!!!

Unfortunately, it's not so quiet outside in summer with the windows open, but that's why you somehow move to the old town, isn't it? Nevertheless, the windows otherwise seal well, so if you prefer to have your silence, just close the windows. Due to the old building, the rooms stay very cool in summer, but the heating keeps everything warm in winter.
The nearest supermarket is Teegut, but with a little more motivation, Penny or Rewe are also not far away. The Untere Straße is less than a minute away, the Neckar and the Alte Brücke are three minutes away and the market square around the Heiliggeistkirche is one minute away, meaning everything is within walking distance even if you are running late. From here, it takes no more than 20 minutes by bike to get to anything in Heidelberg.

We love the location! The location is absolute luxury, whether you're a student or a lover of the old town!

Wer sind wir?
nach Abzug von Vanessa bleiben wir drei übrig:

zu Mia (28): Mia hat seit Oktober einen neuen Job angefangen und pendelt dadurch öfter pro Woche nach Karlsruhe. Sonst ist sie viel zuhause, ob im Homeoffice oder weil sie auch in ihrer Freizeit "gelegentlich" mal zockt (Mia hier.. mache Lektorat... unfair!). Manchmal hat sie auch Hund(e) da, obwohl es sich nur noch um eine Hündin handelt, auf die sie so höchstens 1-2 Mal im Monat aufpasst. Dabei handelt es sich um Jo-Jo, der respektvollste Hund auf der Welt, sie versteckt sich einfach unterm Tisch und gibt 5 Stunden keinen Mucks von sich.

zu Luca (28): Luca arbeitet in der Uniklinik und tüftelt momentan an seiner Doktorarbeit. Sonst spielt er Lacrosse und Fußball. Er reist gelegentlich spontan nach Italien, um dort seine Freundin zu besuchen oder spaziert einfach gerne durch die Altstadt und lässt dabei die Seele baumeln. Die Freundin darf aber als Entschädigung dann auch bei uns gelegentlich übernachten!

zu Ilaria (20): Ilaria kommt aus Italien und ist letztes Semester hier nach Heidelberg gekommen um an der Uni Medizin zu studieren. Dadurch ist sie leider viel in Kursen oder sitzt in der Bib (viel ist dabei eine kleine Untertreibung). Wie Luca hat auch Sie angefangen Lacrosse zu spielen und ist aber aktuell noch dabei sich etwas in Heidelberg zurecht zu finden. Sonst ist sie viel mit Freund:innen unterwegs oder geht morgens gerne Joggen - ist aber sonst auch eher ruhig.

Wir versuchen einmal die Woche alle gemeinsam etwas zu machen, da aber bei uns allen die Kalender doch voller geworden sind, kommt es eher nur noch einmal im Monat mit ALLEN vor oder absolut spontan, wenn man wieder alle kränkeln. Wir lieben es jedoch miteinander Zeit zu verbringen, waren auch schon ein paar mal gemeinsam im Urlaub oder haben Konzerte zusammen angeschaut. An den Wochenenden gehen wir auch gerne mal zusammen feiern oder sitzen am Uniplatz oder am Neckar und genießen das gute Wetter. Durch die Homeoffice Zeit, sind Vanessa und Mia tagsüber meistens zuhause und versuchen sich gegenseitig zu motivieren und rennen dann in der Mittagspause zu Starbucks, weil das mit Geld sparen nicht so unser Ding ist.

Da wir drei uns echt super verstehen, würden wir uns natürlich auch wünschen, dass du mit uns gut klar kommst. Wir haben auch oft die Zimmer einfach offen, damit man sich miteinander unterhalten kann oder wenn man gerade Gesellschaft braucht (außer Luca, durch den Altbau ist seine Tür schief und knallt immer zu).

Hinweis: die Bäder sind auch schön, wir haben nur keine aktuellen Bilder. Bei dem einen handelt es sich um ein kleines WC und bei dem anderen um ein Bad mit Badewanne, Klo, etc. Das große Bad hat aber einen etwas seltsamen Schnitt (u-Förmig), wo die Badewanne mit einer Wand mitten im Raum ist >> heißt Bilder machen ist eher nervig.

Who are we?
After deducting Vanessa, there are three of us left:

Mia (28): Mia started a new job in October and commutes to Karlsruhe more often each week. Otherwise she's at home a lot, whether in her home office or because she "occasionally" gambles in her free time (Mia here... doing proofreading... unfair!). Sometimes she also has dog(s) with her, although it's only a dog that she looks after 1-2 times a month at most. It's Jo-Jo, the most respectful dog in the world, she just hides under the table and doesn't make a sound for 5 hours.

About Luca (28): Luca works at the university hospital and is currently working on his doctoral thesis. He also plays lacrosse and soccer. He occasionally travels spontaneously to Italy to visit his girlfriend or simply likes to stroll through the old town and relax. As compensation, his girlfriend is allowed to spend the night with us from time to time!

to Ilaria (20): Ilaria comes from Italy and came here to Heidelberg last semester to study medicine at the university. Unfortunately, this means she spends a lot of time in classes or sitting in the library (a lot is a bit of an understatement). Like Luca, she has also started playing lacrosse and is still finding her way around Heidelberg. Otherwise, she spends a lot of time out and about with friends or likes to go jogging in the morning - but is otherwise rather quiet.

We try to do something together once a week, but as everyone's calendars have become fuller, it tends to only happen once a month with ALL of us or spontaneously when we're all sick again. However, we love spending time together and have been on vacation together a few times or have gone to concerts together. At the weekends, we also like to go partying together or sit at the university square or on the Neckar and enjoy the good weather. Due to working from home, Vanessa and Mia are usually at home during the day and try to motivate each other and then run to Starbucks during the lunch break, because saving money is not our thing.

As the three of us get on really well, we would of course also like you to get on well with us. We also often have the rooms open so that we can talk to each other or if we need company (except Luca, because of the old building his door is crooked and always slams shut).

Note: the bathrooms are also nice, we just don't have any recent pictures. One is a small toilet and the other is a bathroom with a bathtub, toilet, etc. However, the large bathroom has a somewhat strange cut (U-shaped), where the bathtub is in the middle of the room with a wall >> means taking pictures is rather annoying.

Leider wird uns Mia in den nächsten Monaten auch irgendwann berufsbedingt verlassen, was bedeutet, dass jemand die Wohnung übernehmen muss, wenn wir zu den aktuellen Konditionen hier wohnen bleiben möchten. Das wärst im besten Fall du.

Was bedeutet das?
Du wirst die Hauptmiete der Wohnung übernehmen und im besten Fall damit auch die Untermietverträge deiner neuen Mitbewohner.

Was kostet das ganze?
Die harten Fakten: Die Grundmiete der gesamten Wohnung beträgt 2.000€ und wir zahlen Nebenkosten in Höhe von 400€ (Darunter fallen: Strom, Versicherungen, Internet, GEZ, etc.). Außerdem beläuft sich die Kaution der Wohnung auf 4350€. Da unsere Zimmer alle unterschiedilich groß und unterschiedlich angenehm (Druchgangszimmer) sind, haben wir auch unterschiedliche Mieten.
Wie du das später handhaben möchtest, oder ob du nach Mias Auszug in dem selben Zimmer bleiben möchtest wird natürlich dir überlassen, die einfachste Alternativoption ist Mias Zimmer, da sie ebenfalls parallel nach einer Wohnung in Karlsruhe sucht, somit ist das Umzugsdatum noch nicht fix. Mias Zimmer siehst du auch in der Anzeige - es ist in der Lage der WG etwas separater, mit anderem Boden (PVC glaube ich).

!!! --- PLEASE READ --- MAIN TENANT WANTED !!!

Unfortunately, Mia will also be leaving us at some point in the next few months for work reasons, which means that someone will have to take over the apartment if we want to stay here on the current terms. At best, that would be you.

What does that mean?
You will take over the main rent of the apartment and, in the best case, the subletting contracts of your new flatmates.

What does it cost?
The hard facts: The basic rent for the entire apartment is €2,000 and we pay utility costs of €400 (this includes: electricity, insurance, internet, GEZ, etc.). In addition, the deposit for the apartment is 4350€. As our rooms are all different sizes and different levels of comfort (connecting rooms), we also have different rents.
How you want to handle this later, or whether you want to stay in the same room after Mia moves out, is of course up to you, the easiest alternative option is Mia's room, as she is also looking for an apartment in Karlsruhe at the same time, so the moving date is not yet fixed. You can also see Mia's room in the ad - it is a bit more separate in the location of the shared flat, with a different floor (PVC I think).
