At the end of April I (Anant) will be moving out of my shared apartment in Dossenheim and am therefore looking for a new tenant.
The room is approximately 11 square meters and rectangular (approx. 2.2m x 5m). It has a loft bed which I really appreciated and which provides more living space downstairs. Nearly all of the furniture stays in the room: the desk, the sofa, the wardrobe, a narrow white shelf, a wider black shelf, and a lamp near the bed. The window faces southwest.
From the room you have direct access to the large kitchen, which is fully equipped. There is also a large dining table in the kitchen, which is great to sit around with lots of people. The kitchen has no windows, but is well lit and of course has an extractor hood and ventilation. The washing machine is also in the kitchen.
I had to buy some furniture from the previous tenant (the cupboard with mirrors in the doors and the shelf on top, and the lamp on the bed) and more importantly a share in the new washing machine which the previous tenants had bought together. I would like a total of €110 for all the stuff.
The building has an elevator and bicycle storage. There is also a drying room on the 5th floor where you can hang up laundry.
The costs for heating and water are already included in the rental price. The €62 additional costs consist of the costs for electricity (€50) and internet (€12).

Ende April werde ich (Anant) aus meiner WG in Dossenheim ausziehen und bin daher auf der Suche nach einem Nachmieter.
Der Raum ist ca. 11 qm groß und rechteckig (ca. 2,2m x 5m). Es verfügt über ein Hochbett, das ich sehr geschätzt habe und das unten mehr Wohnraum bietet. Fast alle Möbel bleiben im Raum: der Schreibtisch, das Sofa, der Kleiderschrank, ein schmales weißes Regal, ein breiteres schwarzes Regal und eine Lampe neben dem Bett. Das Fenster ist nach Südwesten ausgerichtet.
Vom Zimmer aus haben Sie direkten Zugang zur großen Küche, die komplett ausgestattet ist. Außerdem gibt es in der Küche einen großen Esstisch, an dem man wunderbar mit vielen Leuten zusammensitzen kann. Die Küche hat keine Fenster, ist aber gut beleuchtet und verfügt selbstverständlich über eine Dunstabzugshaube und Belüftung. Die Waschmaschine befindet sich ebenfalls in der Küche.
Ich musste einige Möbel vom Vormieter kaufen (den Schrank mit Spiegeln in den Türen und dem Regal oben und die Lampe auf dem Bett) und vor allem einen Anteil an der neuen Waschmaschine, die die Vormieter gemeinsam gekauft hatten. Ich hätte gerne insgesamt 110 € für das ganze Zeug.
Das Gebäude verfügt über einen Aufzug und einen Fahrradkeller. Außerdem gibt es im 5. Stock einen Trockenraum, in dem Sie Wäsche aufhängen können.
Die Kosten für Heizung und Wasser sind bereits im Mietpreis enthalten. Die 62 € Nebenkosten setzen sich aus den Kosten für Strom (50 €) und Internet (12 €) zusammen.

The apartment is very well connected, as the Dossenheim Süd tram stop is right in front of the door. Line 5 stops there and also line 24 during rush hour. With both you can get to Handschuhsheim within 2 minutes and with line 5 you can get to Heidelberg city center in 15 minutes.
You can also get to Heidelberg quickly by bike. It takes about 15 minutes to get to Neuenheimer Feld and 20-25 minutes to get to the old town.
There is also a VRN-Nextbike station on the doorstep. You can also easily get around Heidelberg by bike.
Directly below the shared apartment there is a small shopping center with an Edeka, a pharmacy, several hair salons, an ice cream parlor, two restaurants and a few more shops. There are Aldi, Rewe, Lidl, dm and an organic store in Handschuhsheim (5-10 minutes by bike) and in Dossenheim there is also a Kaufland and dm (approx. 5 minutes by bike).
Dossenheim is of course a little quieter than Heidelberg, but I have to say that that was fine with me. You can walk up the hill and into the forest or to the quarry. There is also a castle and a lookout point up there.

Die Wohnung ist sehr gut angebunden, da direkt vor der Tür die Straßenbahnhaltestelle Dossenheim Süd liegt. Dort hält die Linie 5 und zu den Hauptverkehrszeiten auch die 24. Mit beiden bist du innerhalb von 2 Minuten in Handschuhsheim und mit der 5 in 15 Minuten in der Heidelberger Innenstadt.
Mit dem Fahrrad bist du auch schnell in Heidelberg. Ins Neuenheimer Feld dauert es etwa 15 Minuten, in die Altstadt 20-25 Minuten.
Vor der Haustür befindet sich auch eine Station von VRN-Nextbike. Mit den Fahrrädern kommt man auch super in Heidelberg rum.
Direkt unter der WG befindet sich ein kleines Einkaufszentrum mit einem Edeka, einer Apotheke, mehreren Friseursalons, einem Eisdiele, zwei Restaurants und noch ein paar mehr Läden. Aldi, Rewe, Lidl, dm und einen Bioladen gibt es in Handschuhsheim (5-10 Minuten mit dem Rad) und in Dossenheim gibt es auch noch einen Kaufland und dm (ca. 5 Minuten mit dem Rad).
Dossenheim ist natürlich etwas ruhiger als Heidelberg, aber ich muss sagen, dass mir das ganz recht war. Zu Fuß kann man den Hügel hoch und dort in den Wald oder zum Steinbruch gehen. Es gibt auch eine Burg und einen Aussichtspunkt da oben.
Your new roommates would be Jakob and Sebastian.
Jakob is 22 and till recently used to study physics in the university. He likes to play sports and go out for drinks with friends.
Sebatastian is 19, and has recently started studying physics at the university, he also likes to play the piano.
That might sound pretty physics-heavy, but Jakob and Sebastian are of course open to everyone.
We often chatted in the kitchen, and ate together every now. Of course, everyone gets their privacy here. In any case, it would be important that you get along well with Sebastian and Jacob. The two of them will therefore also make the final decision about who will move in here.

Deine neuen Mitbewohner wären Jakob und Sebastian.
Jakob ist 22 und hat bis vor kurzem Physik an der Universität studiert. Er treibt gerne Sport und geht gerne mit Freunden etwas trinken.
Sebatastian ist 19, studiert seit Kurzem Physik an der Universität und spielt außerdem gern Klavier.
Das hört sich vielleicht ziemlich physiklastig an, aber Jakob und Sebastian sind natürlich für jeden offen.
Wir unterhielten uns oft in der Küche und aßen ab und zu zusammen. Natürlich hat hier jeder seine Privatsphäre. Wichtig wäre auf jeden Fall, dass man sich mit Sebastian und Jacob gut versteht. Die beiden werden daher auch die endgültige Entscheidung darüber treffen, wer hier einziehen wird.

Wichtig ist noch: Bisher habe ich mich um den Stromvertrag gekümmert und würde das daher an dich weitergeben. Der Mietvertrag müsste bis Oktober 2025 unterzeichnet werden und die Anzahlung wäre vor Vertragsunterzeichnung erforderlich.
