Das besagte Zimmer ist auf den ersten beiden Bildern zu sehen und ca. 20 qm groß. Aktuell dient es als Arbeitszimmer. Welche Möbel in dem Zimmer stehen bleiben würden, könnten wir zusammen entscheiden. Es würde Beispielsweise die Möglichkeit bestehen, alle Möbel wegzuräumen, oder den Schreibtisch und einen Schrank stehen zu lassen, je nach Bedarf. Ein Bett gibt es aktuell keins, man könnte die Schlafcouch für einen Übergang nutzen.
Die Wohnung liegt im ersten Stock einer relativ ruhigen Seitenstraße im Agnesviertel. Sie ist gut geschnitten um als WG genutzt zu werden und das Highlight ist der sonnige Balkon.
Sie verfügt über drei Zimmer insgesamt, es gibt neben unserem kleinen Schlafzimmer noch ein Wohnzimmer welches zusammen genutzt werden kann. Über das Wohnzimmer gelangt man auch zum Balkon. Die Küche ist sehr schmal aber verfügt über alles was man zum kochen braucht, ebenso wie das Bad mit Duschbadewanne. Generell ist die Wohnung gut möbeliert und ausgestattet, die Anordung kann leicht von den Bildern abweichen und ist flexibel, da einige Dinge eventuell mitgenommen werden.
Seit kurzen gehört ebenfalls eine Garage im Innenhof dazu, die als Abstellraum für Fahrräder o.Ä. genutzt werden kann. Diese wird mit einem netten Nachbar geteilt und der langfristige Plan ist es, sie als eine kleine Werkstadt zu nutzen und Werkzeuge und Werkbank bereitzustellen. Aktuell sind einige Werkzeuge im Keller gelagert, dieser ist jedoch relativ klein.

The room can be seen in the first two pictures and is approximately 20 square meters in size. Currently we use it for home office. We could decide together which furniture would remain in the room. For example, there would be the possibility to clear away all furniture or to leave the desk and a wardrobe, depending on the need. Currently, there is no bed, but the sofa bed could be used temporarily.
The apartment is located on the first floor of a relatively quiet side street in the Agnesviertel. It is well laid out to be used as a shared flat, and the highlight is the sunny balcony.
It has a total of three rooms. In addition to our small bedroom, there is a living room that can be used together. The balcony is accessible from the living room. The kitchen is very narrow but has everything you need for cooking, as does the bathroom with a shower-bathtub. Generally, the apartment is well furnished and equipped. The arrangement may differ slightly from the pictures and is flexible, as some things may be taken with us.
Recently, a garage in the courtyard has also been added, which can be used as storage space for bicycles or similar items. This will be shared with a friendly neighbor, and the long-term plan is to use it as a small workshop and provide tools and a workbench. Currently, some tools are stored in the cellar, which is relatively small.
Die Lage ist der Wohnung ist sehr zentral. Man erreicht alle Einkaufsmöglichkeiten innerhalb von 5 min.
Zu Fuß sind es 5 min zu den Stationen Eberplatz und Hansaring und der HBF ist ca. 15 min fußläufig entfernt.
Falls man mit dem Auto unterwegs ist sind einige Autobahnauffahrten ebenfalls sehr nah, vor der Tür gibt es die Möglichkeit einen Anwohnerparkplatz zu beantragen, allerdings sind die Parkmöglichkeiten begrenzt.
Mit dem Fahrrad ist man meistens in 15 min an seinem Ziel innerhalb der Innenstadt.

The location of the apartment is very central. All shopping facilities can be reached within 5 minutes.
It is a 5-minute walk to the Eberplatz and Hansaring stations, and the main train station (Hauptbahnhof) is approximately a 15-minute walk away.
For those traveling by car, several highway entrances are also very close by. There is the possibility to apply for a resident parking permit in front of the door; however, parking spaces are limited.
By bike, you can usually reach your destination within the city center in 15 minutes.
Hallo, wir sind Lori und Eli und bewohnen diese Wohnung als Paar zusammen.
Ich, Lori, werde ab April nach Bremerhaven ziehen um dort einen Master in Informatik zu machen und suche deshalb einen Nachmieter. Ich werde mich allerdings regelmäßig an Wochenenden oder in den Semesterferien in der WG aufhalten um Eli zu besuchen :)
Ich, Eli, bin 39 Jahre alt, arbeite in der IT und bin nach Gusto mal im HomeOffice oder im Büro. Ich koche gerne, mache Sport, Musik ist meine Leideschaft und ich fahre mit meinem selbstgebastelten Rad durch die Gegend. Im Frühjahr und Sommer bin ich gerne unterwegs und besuche sicherlich oft Lori. Die Wohnung ist für mich ein gemütlicher Ort, den ich gerne im entspannten Zusammensein teile. Dass sich alle Wohlfühlen und Ruhe finden, ist natürlich eine Voraussetzung, die wir gemeinsam angehen werden.
Die Miete ist vorerst auf ein halbes Jahr angesetzt. Im Zeitraum von Loris Master besteht aber je nachdem wie sich die Sache entwickelt die Gelegeheit die Zwischenmiete zu verlängern.

Hello, we are Lori and Eli, and we currently live in this apartment together as a couple.
I, Lori, will be moving to Bremerhaven in April to pursue a Master's degree in Computer Science and am therefore looking for a new tenant. However, I will regularly stay in the shared apartment on weekends or during semester breaks to visit Eli :)
I, Eli, am 39 years old, work in IT, and switch between working from home and the office as I please. I enjoy cooking, sports, music is my passion, and I love riding around on my homemade bike. In spring and summer, I'm often on the go and will surely visit Lori frequently. The apartment is a cozy space for me, and I enjoy sharing it in a relaxed atmosphere. Ensuring everyone feels comfortable and finding peace is, of course, a priority that we will address together.
The lease is initially set for six months. However, during Lori's Master's program, depending on how things develop, there may be an opportunity to extend the sublease.
Insgesamt beträgt die Miete 630€ für das Zimmer.
Dies beinhaltet alle Kosten wie Kaltmiete, Nebenkosten, Strom, Internet, GEZ sowie die Miete für die Garage.
Es wird ein Untermietvertrag mit Lori geschlossen und es kann sich auch gerne hier gemeldet werden.

The total rent for the room is 630€. This includes all costs such as basic rent, utilities, electricity, internet, broadcasting license fees (GEZ), as well as the rent for the garage.
A sublease contract will be signed with Lori, and there is the opportunity for. a registration. We are happy to answer any questions, and you are welcome to meet for a coffee to get to know each other.
