You can sell the furniture later on if you want, but it is a non-negotiable. You MUST take over the furniture and be okay with the total upfront costs.
The flat has 3 rooms in total -- two that we use as bedrooms and one that is the living room (connected to the balcony). One bedroom is larger (~16 m2) and the other is smaller (~10 m2). We split the rent equally (460 eur each warm) as the roommate with the smaller bedroom uses the living room as their office on weekdays. Both bedrooms are available to rent.
There is a fully equipped kitchen (dishwasher, stove with oven, fridge+freezer, washing machine) and we will most likely leave most of the pots, pans, utensils, etc. The toilet is separate from the bathroom. There is a large and spacious hallway and plenty of storage options. There is an elevator in the building as well as a basement. The apartment is bright and very warm in the winter (we keep only 2 radiators on) and has amazing sunset views from the balcony and the floor-to-ceiling windows. It is on the 5th floor so it is private as well.
We will be leaving most of the shared furniture as well. It would be a total price of 1580e, so 790e for each of the 2 new tenants:
- Kitchen: 1020e total
- Furniture (TV, dining table+4 chairs, balcony set): 560e total
Additionally, we would be leaving furniture for the individual bedrooms as well: 165e for the large bedroom (Mattress, closet, drawers) and 320e for the small bedroom (bed, closet, plus coffee table and shelves and drawers that we use in the living room).
The deposit to the landlord is 1380e each, so the breakdown of the upfront costs is the following:
Large bedroom tenant: 790e (shared furniture) + 165e (bedroom) + 1380e (deposit) = 2335e total
Small bedroom tenant: 790e (shared furniture) + 320e (bedroom) + 1380e (deposit) = 2490e total
Besides the large upfront costs, the actual monthly rent is ~affordable for the Ehrenfeld area and it is 920e total warm. We currently split it 50/50 so 460e each, but this is up to you. You can arrange the split to be a different percentage for each tenant based on the bedroom size, etc.
The flat is located in Lindenbornstr. in Ehrenfeld (50823). It is 5 minutes by foot to the 142 bus on Geisselstr. , the Ehrenfeld/Venloer Ubahn and Sbahn stations. It is close to Rewe, Aldi, Lidl and Kaufland.
The building is in a quiet area, away from the noise of the main streets. The neighbors are mostly families so the building itself is quiet and peaceful.
The two current tenants are moving out as we are both leaving Germany permanently so the apartment will have a new 2er WG.
The landlords prefer to have tenants that plan on staying for longer than a year and have stable monthly income. They prefer workers but students are also accepted.
They would also prefer to have two tenants to move in together, but we will also consider individual applications and put the flatshare together if there are no 2-person applications.
Contract start would be October 1st, but an earlier move in date is possible.
The landlords speak German only, but we speak English only. Since the communication with the landlords mostly happens via email, it is fine if you are not fluent in German.
We can schedule in-person viewings on August 6th (Sunday), August 7th (Monday) and August 8th (Tuesday).
After that, we both will be out of Germany so we will only be able to have an online conversation or call to discuss things, but not to view the apartment. We want to finalize this within the next week or two so please reach out early if you are interested.
