25 m2 room in center of Leipzig

Die WG liegt 500 Meter von Augustusplatz entfernt, neben Johannisplatz und das Grassi-Museum. Sie hat Verkehrsverbindungen mit allen Teilen der Stadt, Tramlinien gehen zur Plagwitz, Lindenau, Connewitz, Reudnitz, usw. Einkaufsmöglichkeiten sind auch in der Nähe, mit Zwei Edekas und ein Konsum innerhalb 5 Minuten beim Fuß. Es ist zutreffend für Studenten die zum Zentralcampus – in der Bibliothek oder Mensa - gehen soll, und für Berufstätigen die einfach ihren Arbeitsplat in kurze Zeit erreichen müssen. Der Bezirk ist bestimmt Ruhig beim Abend – angesichts dass die WG in der Nähe von Martin-Luther-Ring ist – aber Orte wie Reudnitz und KarLi kann man schnell erreichen. Es gibt auch freie Parkmöglichkeite ganz vor der Tür (leider die Parkplätze wurden in den letzten zwei Wochen wegen Bauarbeiten halbiert, aber es ist eine von den wenigen Straßen im Stadtzentrum die noch freie Plätze hat. Am Ecke der Straße gibt es noch ein italienisches Cafè/Bistro.

The flat is 500 meters from Augustusplatz, on a street on the side of Johannisplatz, just to the right of the Grassi Museum. It is extremely well-served by public transportations, as it has easy access to both the tram lines that go to the east of town, as well as to those that travel towards Plagwitz, Connewitz, etc.
There are two Edeka and one Konsum nearby, and furthermore, the Stadtzentrum is really a 5 minutes walk away. It is perfect for students that want to go to the main library, eat in the mensa, and so on, or for workers that have to reach their workplace without too much hassle. The area is quiet in the evenings - given that it is near the Martin-Luther Ring there is not much going on, but from there you can easily reach both Reudnitz and KarLi. There are even free parking spaces right in front of the entrance of the flat (even though they were just halved because of construction works. It is still better than in other places in the city center). A very good italian cafè is furthermore right on the left of the entrance.

In der WG wohnen Ludmila (39, aus Moldawien, sie spricht English, Russisch, sehr gutes Italienisch, und eni bisschen Deutsch), und Alex (28, Student, er spricht Deutsch, Englisch und Russisch). Das WG-Leben ist ziemlich ruhig, angesichts dass kein Raum um partys zu organisieren gibt, aber es gibt bestimmit die Möglichkeit Zeit zusammen beim Essen oder auf dem Balkon zu verbringen.

Rauchen ist auf dem Balkon erlaubt.
Hinsichtlicht die Möglichkeit Tiere ins Haus mitzubringen, soll es mit dem Agentur gesprochen werden. Es gibt auf jeden Fall Raum für Katzen in meinem Zimmer, aber Wahrscheinlich nicht Hünde.

You would be living with Ludmila (39, worker from Moldavia, she speaks Russian, Italian, English, and a bit of German), and Alex (28, student/worker, he speaks German, Russian, and English). WG life is rather quiet, as there is no space to organize partys or anything like that, but there is definitely the possibility to organize dinners together and spend time with your flatmates on the balcony.

Smoking is allowed on the balcony.
Pets would have to be discussed with the housing agency. I believe that the room can adequately allow for cats, but not dogs.

Die Wohnung wird von einem Wohnungsunternehmen - Hummelsheim Immobilien - verwaltet, aber die meisten Angelegenheiten der Wohnung werden den Mietern überlassen. Die Miete beträgt 290€ pro Monat - inklusive der Betriebskosten, aber nicht der Heizung/Strom/Internet, die ca. 40€ pro Person pro Monat beträgt, die man sich mit anderen Mitbewohnern teilt. Für die Größe des Zimmers, die Lage und die Menge der Sachen in der Wohnung fand ich das immer einen sehr guten Preis. Die Dauer des Aufenthaltes kann so lange sein, wie Sie wollen.
Die Kaution beträgt 500€, die direkt an mich zu überweisen ist. Ich werde Ihnen eine Bescheinigung geben, dass Sie die Kaution an mich gezahlt haben, sobald wir den Vertrag abgeschlossen haben.

Sobald wir Sie ausgewählt haben, müssen Sie einen Kundenbogen ausfüllen, den ich Ihnen zur Verfügung stelle und den wir dann an die Vermietungsagentur schicken. Die Agentur hat verlangt, dass Sie - falls Sie Arbeitnehmer sind - die Einkommensnachweise von drei Monaten vorlegen müssen. Für den Fall, dass Sie Student sind, sollten Sie einen Bürgen durch eine Bürgschaftserklärung stellen. Sie benötigen dann die Ausweiskopien des Bürgen und dessen Einkommensnachweis.

The flat is administered by a housing agency - Hummelsheim Immobilien - but most matters of the flat are left to the tenants. The rent is 290€ each month - inclusive of the Betriebkosten, but not of the heating/electricity/internet, which is approx. 40€ per person per month shared with other flatmates. For the size of the room, its location, and the amount of stuff in the flat I always found it to be a very good price. The length of your stay can be as long as you want.
The deposit is 500€, to be transferred to me directly. I will give you a statement that you have paid to me the deposit once we finalize the contract.

Once we select you, you will have to compile a Kundenbogen I will provide you that we will then send to the letting agency. The agency has asked that - in the case you are a worker - you have to provide statements of three months of income. In the case you are a student, you should provide a guarantor through a Bürgschaftserklärung. You will need then the ID copies of the guarantor and her/his proof of income.
