WG Zimmer in top Lage (Einzug flexibel)

Die Wohnung liegt direkt bei der Straßenbahnhaltestelle Linke Brückenstraße. Somit ist man hier perfekt angebunden. Es fahren die Straßenbahnlinien 1 und 2 sowie die Busse der Linie 12, 25 und 33 von dieser Station ab.
Mit der Straßenbahn erreicht man in etwa 12 Minuten die Johannes Kepler Universität, in 6 Minuten ist man am Hauptplatz und zum Hauptbahnhof braucht man in etwa 15 Minuten.

Ein Hofer, die Bäckerei Honeder, eine Trafik, ein Asia Markt, Intersport und auch ein KIKA sind innerhalb 1 Minute zu Fuß erreichbar. Man hat somit quasi alles vor der Haustüre. Das Pro Kaufland in dem sich zudem auch ein Billa Plus, eine Apotheke, eine weitere Bäckerei und weitere Geschäfte befinden, erreicht man in etwa 3-4 Minuten zu Fuß.

Zur Donau geht man etwa 4 Minuten. Dort gibt es einen Skatepark, 3 Volleyballplätze, Basketballplatz, Fitnesspark, zwei Tischtennistische etc., und seit neuestem auch einen kleinen Sandstrand. Auch das Würstelstand dort ist sehr zu empfehlen für einen kleinen Snack oder ein kaltes Bier am Weg zum Baden.

Direkt vor der Haustüre befinden sich einige Parkplätze. Diese Parkplätze sind zwar nur Kurzparkzone (maximal 3h) aber rund um den Block gibt es viele Parkplätze die nicht in der Kurzparkzone sind.

The flat is located directly at the tram stop Linke Brückenstraße. This means that you are perfectly connected here. Tram lines 1 and 2 as well as bus lines 12, 25 and 33 leave from this station.
The Johannes Kepler University (JKU) can be reached by tram in about 12 minutes, the main square (Hauptplatz) in 6 minutes and the main railway station (Hauptbahnhof) in about 15 minutes.

A Hofer, the Honeder bakery, a tobacconist's, an Asia Markt, Intersport and also a KIKA are within 1 minute's walking distance. This means that you have everything on your doorstep. The Pro Kaufland, which also houses a Billa Plus, a pharmacy, another bakery and other shops, can be reached in about 3-4 minutes on foot.

The Danube is about 4 minutes away. There is a skate park, 3 volleyball courts, basketball court, fitness park, two table tennis tables, etc., and recently also a small sandy beach. The sausage stand there is also highly recommended for a small snack or a cold beer on the way to take a bath in the Danube.

There are several parking spaces directly in front of the house. These parking spaces are only in the short-term parking zone (maximum 3 hours), but there are many parking spaces around the block that are not in the short-term parking zone.

Die Gesamtwohnfläche der Wohnung beträgt 83 m². Die Wohnung (siehe Fotos) ist eingerichtet und hat alles was man so im Alltag braucht. Generell besteht die Wohnung aus sehr großzügigen und hellen Räumen.

Die lichtdurchflutete Wohnküche wird als Gemeinschaftsraum genutzt, ebenso ist das Bad mit einem großen Fenster ausgestattet. Im Vorzimmer befindet sich eine Garderobe, ein Schrank und eine Kommode. Eine Waschmaschine befindet sich im Bad. Alle Geräte (Waschmaschine, Kaffeemaschine, Mikrowelle, Toaster, usw.) und Utensilien (wie Besteck, Teller, etc.) in den Gemeinschaftsräumen, dürfen natürlich ebenso benutzt werden. Für den Einzug in die Wohnung wird daher nichts benötigt, außer den eigenen Privatgegenständen.
Rauchen ist grundsätzlich in der Küche bei offenen Fenstern möglich.

Momentan wohnen mein Mitbewohner Simon (29) und ich in der 3er WG. Vanessa (24) zieht im laufe des Monats (Juli) auch neu hier ein. Sie sind beide eher gemütliche Persönlichkeiten. Simon ist Vegetarier und studiert Wirtschaftsinformatik an der JKU und wird ab Herbst dann neben dem Studium auch berufstätig sein und Vanessa ist bereits berufstätig und arbeitet in einem Restaurant. Basislebensmittel wie Reis, Nudeln, Salz, etc teilen wir uns normalerweise. Wir genießen gerne mal einen gemütlichen Abend miteinander oder auch mit Freunden, hören Musik und trinken das ein oder andere Gläschen und unterhalten uns über alles mögliche :)

Grundsätzlich sind wir bei der Gestaltung des Zusammenlebens flexibel und auf gegenseitige Rücksichtnahme bedacht, welche wir auch von einem neuen Mitglied der WG erwarten.
Einen Putzplan oder ähnliches gibt es nicht, da bis jetzt eigentlich immer alles ganz gut funktioniert hat.

Ein Lift ist im Gebäude vorhanden.

The total living space of the flat is 83 m². The flat (see photos) is furnished and has everything you need for everyday life. In general, the flat consists of very spacious and bright rooms.

The light-flooded kitchen is used as a common room, and the bathroom has a large window. In the entrance hall there is a wardrobe, a cupboard and a chest of drawers. A washing machine is located in the bathroom. All appliances (washing machine, coffee maker, microwave, toaster, etc.) and utensils (such as cutlery, plates, etc.) in the common rooms may of course also be used. Therefore, nothing is required to move into the flat except your own private belongings.
Smoking is generally possible in the kitchen with the windows open.

My flatmates Simon (29) and my recently moved-in flatmate Vanessa (24) are both rather cosy personalities.
Simon is studying business informatics at the JKU and Vanessa is already employed and works in a restaurant. We usually share basic groceries like rice, pasta, salt, etc. We like to enjoy a cosy evening together or also with friends, listen to music, have a few drinks and talk about anything :)

Basically, we are flexible when it comes to living together and considerate of each other, which we also expect from a new member of the flat-sharing community.
We don't have a cleaning schedule or anything like that, as everything has always worked out quite well so far.

An elevator is available in the building.

Die Miete beträgt 380,- € all inclusive (Betriebskosten, Strom, Gas, Internet, etc.). Das kann je nach den Energiepreisen etwas schwanken, betrifft dich aber erst wenn du länger als ein Semester hierbleiben möchtest. Grundsätzlich versuchen wir aber auch immer Wohnbeihilfe zu beantragen, wodurch sich natürlich auch deine Mietkosten senken können.

Da ich derzeit noch nicht ganz genau weiß, wann ich ausziehen werde, hab ich hier mal den 1.9. angegeben. Je nachdem wann du einziehen könntest bzw. wann ich dann genau ausziehen kann (hab noch keine fixe Wohnung in Innsbruck), können wir uns ja dann einen genauen Zeitpunkt für den Einzug noch ausmachen. Falls du schon ein genaues Datum hast, an dem du einziehen möchtest, werd ich natürlich versuchen mich so gut wies geht danach zu richten.

Über die Ablöse für bestimmte Möbel können wir dann wie gesagt noch sprechen.

The rent is €380 all inclusive (running costs, electricity, gas, internet, etc.). This can vary somewhat depending on the energy prices, but only affects you if you want to stay here for longer than one semester. We always try to apply for housing subsidies, which can also reduce your rent costs.

Since I don't know exactly when I'll be moving out, I've put 1st September here. Depending on when you can move in or when I can move out (I don't have a flat yet in Innsbruck), we can work out an exact date for moving in. If you already have an exact date when you would like to move in, I will of course try to follow it as well as possible.
