Hallo! In einer 3er-WG in schöner komplett ausgestatteter 4-Zimmer Wohnung mit 75qm wird ab 15. Juni ein schönes helles möbliertes Zimmer frei. Die Wohnung befindet sich in einzigartiger Lage direkt am Fasaneriebadesee im nördlichen Stadtteil Feldmoching, in einem familiären Haus mit nur vier Wohneinheiten.
Die drei sehr gut geschnittenen Schlafzimmer sind ähnlich groß (ca 15qm), einzeln zugänglich, hell und weiß möbliert. Es gibt ein großes gemeinsames Wohnzimmer mit Couchecke und 55 Zoll TV und eine voll ausgestattete Küche mit Esstisch, Geschirrspüler, Backofen, Mikrowelle, Geschirr - alles was es braucht. Das helle Bad hat eine Badewanne, zwei Waschbecken und WC. Alle Zimmer, Küche und WC haben Fenster. Im großen Garten wird wahlweise mit Holz oder Gas gegrillt.
Wer mit dem Koffer anreist und neu in München ankommt, kann hier sofort loslegen. Im Keller gibt es eine gemeinsame Waschküche mit eigener Waschmaschine, Fahrräder können im Carport geparkt werden. Wer mit dem Auto unterwegs ist findet hier problemlos einen Stellplatz direkt vor dem Haus.
Umgebung: In der Nähe gibt es Aldi, Rewe, Rossmann, Getränkemarkt, in Münchens größtem Einkaufszentrum Olympiazentrum ist man in 10 Minuten. Direkt am See, 100 Meter entfernt, ist ein schöner Biergarten mit kroatischer Küche, gegenüber am Sportplatz eine super Pizzeria bei Lucia, auch nicht weit Grieche El Grecco und vieles mehr.
Wer ein gemütliches Feierabendbier in geselliger Runde sucht geht rüber zu Roland ins Cafe Route 51. Insbesondere Fahrradfahrer dürfen sich hier auf viele tolle Orte und Erlebnisse direkt am nördlichen Stadtrand freuen.
Das Zimmer Nummer 1 im Grundriss wird ab 1. November frei.
Die Miete beträgt 640 Euro zuzüglich 90 Euro für Nebenkosten, Heizkosten und Stromkosten.
Die Mindestmietdauer beträgt 6 Monate, gerne wird auch langfristig und unbefristet vermietet.

Hello! In a 3-person shared apartment in beautiful fully equipped 4-room apartment with 75sqm is available from 15 June a beautiful bright furnished room. The apartment is in a unique location directly on the Fasaneriebadesee in the northern district of Feldmoching, in a family house with only four units.
The three very good sized bedrooms are similar in size (approx. 15sqm), individually accessible, bright and white furnished. There is a large common living room with couch corner and 55 inch TV and a fully equipped kitchen with dining table, dishwasher, oven, microwave, dishes - everything it needs. The bright bathroom has a bathtub, two sinks and WC. All rooms, kitchen and WC have windows.
In the large garden you can choose to grill with wood or gas.
If you arrive with your suitcase and are new to Munich, you can get started right away. In the basement there is a common laundry room with its own washing machine, bicycles can be parked in the carport. If you are traveling by car, you can easily find a parking space directly in front of the house.
Surroundings: Nearby there are Aldi, Rewe, Rossmann, beverage market, in Munich's largest shopping center Olympiazentrum you are in 10 minutes. Directly on the lake, 100 meters away, is a nice beer garden with Croatian cuisine, across the sports field a super pizzeria at Lucia, also not far Greek El Grecco and much more.

Man hat hier eine schnelle und flexible Verbindungen in die Innenstadt mit Bus, U-Bahn und S-Bahn und wohnt gleichzeitig ruhig in der Natur. Zu BMW und Olympia Einkaufszentrum sind es gerade mal 10 Minuten, zu Münchens Szenevierteln geht es mit den öffentlichen Verkehrsmitteln in rund 20 Minuten.
Das 3-Seen-Eck in Feldmoching ist ein Paradies für alle die Stadtleben und Natur kombinieren möchten. Per Bus/U2/S1 oder U3 ist man schnell überall in der Stadt. Pendler sind von hier auch schnell auf der Autobahn oder am Flughafen.
Feldmoching ist der nördlichste Stadtteil in München. Geboten wird hier eine einzigartige Mischung aus städtischem und ländlichem Leben. Hier gibt es viel Natur und eine schnelle Anbindung in die Innenstadt: einfach mal Google Maps studieren und einen Blick auf die Anbindungen mit BUS/U-Bahn und S-Bahn werfen. Falls es mal spät und hart wird, ist man hier auch von der Innenstadt mit dem Taxi für rund 20 Euro rasch daheim.
Ideal ist die Lage insbesondere für BMW-Mitarbeiter, die mit Bus oder Fahrrad in rund 10 Minuten bei der Arbeit (und von dort wieder weg) sind.
Pendler werden schnell schätzen lernen, dass es hier PKW-Stellplätze vor dem Haus gibt - kein Stress mit Parkplatzsuchen oder teure Garagen. Auf der Autobahn ist man ruckzuck und mit der S-Bahn zum Flughafen braucht es nur rund 20 Minuten.
Shopping-Fans sind per Bus in 10 Minuten wahlweise im Mira-Einkaufszentrum oder in Münchens größtem Shoppingcenter Olympiaeinkaufszentrum.

Fahrradbegeisterte erwartet ein Paradies. Wenn der vor dem Haus befindliche Badesee zum Erfrischen oder eine Runde Joggen nicht reicht, radelt es sich in 10 Minuten zum Feldmochinger See (Chill-Tipp: Andys Seehäusel!) oder in 15 Minuten zur Ruderregatta/Parksee, wo der weiße Sandstrand des Munich Beach Resort wartet. 25 Minuten Zeit? Dann ab durchs Naturschutzgebiet zum Karlsfelder See und dort am Paulaner Biergarten abhängen.
Genug von Ruhe und Natur? 2-3 Minuten zur Bushaltestelle laufen, in 173er Bus steigen, dann entweder zur U2/S1 oder U3 und damit dann rasch in rund 10 Minuten direkt zum Marienplatz, nach Schwabing oder ins Glockenbach-Szeneviertel. Wer die Timings der öffentlichen Verkehrsmittel checkt, ist von hier schnell überall.
Die UBahn-/SBahn-Haltestelle Feldmoching liegt praktischerweise übrigens direkt auf der Zonengrenze des MVV. Für gerade mal zwei Streifen kommt man hier vom einen Ende der Stadt zum anderen oder in die Umgebung außerhalb.

Shopping fans can reach the Mira shopping center or Munich's largest shopping center, the Olympiaeinkaufszentrum, in 10 minutes by bus. Aldi, Rewe, Rossmann and others are close by for daily groceries.
Bicycle enthusiasts can expect a paradise. If the bathing lake in front of the house isn't enough for a refreshing swim or a round of jogging, it's a 10-minute bike ride to Feldmochinger See (chill tip: Andy's Seehäusel!) or a 15-minute ride to the rowing regatta/Parksee, where the white sandy beach of Munich Beach Resort awaits. 25 minutes time? Then off through the nature reserve to Karlsfelder See and hang out there at the Paulaner beer garden.
Had enough of peace and nature? Walk 2-3 minutes to the bus stop, get on the 173 bus, then take either the U2/S1 or U3 and then quickly in about 10 minutes directly to Marienplatz, Schwabing or the Glockenbach scene district. If you check the timings of public transport, you can quickly get anywhere from here.
The Feldmoching subway/train stop is conveniently located directly on the MVV zone boundary. For just two strips, you can get from one end of the city to the other or to the surrounding area outside.

Die Aufteilung der Wohnung und das Haus sind perfekt für 3er WGs geeignet. Man kann hier prima gemeinsam etwas unternehmen, sich jedoch auch ungestört zurückziehen. Hier im Haus leben nur rund 8 Leute und wir sind international vertreten, kommen aktuell aus Deutschland, Tunesien, Vietnam und Indien.

The layout of the apartment and the house are perfectly suited for 3 people living together. You can do something together, but also withdraw undisturbed. Der große Garten am Haus wird gemeinsam genutzt, ebenso gibt es eine große Waschküche mit Waschmaschinen. In der Wohnung ist ein schneller 1.000 MBit/s Internetzugang vorhanden dessen Kosten sich die Bewohner teilen (ca 10 Euro / Monat).
