On the layout of the apartment, have a look at the plan. The room is the smaller one and comes with a queen size bed, new mattress, cupboard and wardrobe. The whole apartment has hardwood floors except tiles in the hallway and bathrooms. It is fully equipped and comes with:

Ignore the outdoor table on the picture - it broke down meanwhile, I need a new one :). Given that the bedrooms are on the backyard side, it is very quiet at night. I usually leave the window open at night and am not bothered by any noise.
Being next to the river, the location is awesome and one of the sweet spots of Munich. If you need a refreshment, you can cross the road and jump into water (that's what I sometimes do on a warm day if I cannot make it to a lake or the outdoor pool on the other side of the river :). The neighborhood is great and has everything from little shops, bars, restaurants and groceries close by. It's a three minutes walk to the next bus stop.
The community is yet to be found. I'm pretty relaxed and believe in being respectful and everyone's privacy. More than happy to spend time with flatmates and friends, though! I'm working during the day from home as well as in the office. I like to keep the apartment clean. Looking for a nice and positive flatmate!
Utilities also include WIFI and anticipated electricity costs.
Possibility to lease underground garage parking space for EUR 156.
