Die Lage
Die Wohnung liegt sehr zentral. Zur Trambahn ist es 2 Minuten, zur U-Bahn und S-Bahn am Hauptbahnhof sind es 6 Minuten zu Fuß, zu den Gleisen am Bahnhof knappe 10 Minuten. Die drei Universitäten LMU, TU und FH sind mit dem Fahrrad in circa 10 Minuten zu erreichen, das Kunstareal ist ebenfalls 500 Meter entfernt. Bis zum Zentrum am Karlsplatz braucht die Trambahn gerade einmal drei Minuten. Die gängigen Supermärkte und Discounter sind fünf Minuten entfernt. 200 Meter weiter beginnt die Augustenstr., ein In-Viertel mit zahlreichen Restaurants, Pubs und Galerien, wo sich junge Leute treffen. Da die Lage so zentral ist, kann es an Wochenenden im Sommer zu kleinen Ruhestörungen kommen, die einen Anruf bei der Polizei erfordern. Das ist bekannt und wird bearbeitet.

How it is located
The big advantage is how the appartement is located. The central station is 7 minutes by foot away or one tram station. To the tram station you need two minutes to walk, to the underground and S-Bahn 5 minutes. The three major universities (LMU; TU, FH) lie within a ten minute range by bike or public transport. The arts gallery quarter is 15 minutes away. You can reach central places Stachus in 7 and Marienplatz in 12 minutes. The disadvantage of the centrality of the location is that on weekends there are sometimes some disturbances in summer.
Different kinds of Supermarkets (Edeka, Aldi, Rewe) are located only five minutes away from the flat. The quarter disposes of various small and cheap restaurants, pubs and bakeries.

Die Wohnung verfügt über ein großes Wohnzimmer, das ich zum großen Teil als Arbeitsplatz nutze. An einem großen Tisch kann man jedoch essen, auch nach Absprache mit Gästen. Eine gute Kommunikation ist aufgrund der Struktur der Wohnung wichtig. Ich bin ein sehr kommunikativer Mensch und freue mich, Menschen verschiedener Coleur kennenzulernen. Wenn EIN Gast ein oder zwei Nächte am Wochenende hier übernachten will, habe ich bei Einhaltung der Ruheregeln nichts dagegen. Während des Oktoberfestes sind allerdings aufgrund schlechter Erfahrung keine Gäste gestattet. Die Wohnung ist gut geeignet für jemanden, der in der Woche studiert und arbeitet, nicht für "Feierbiester".
Ich bin Lehrer, 56 Jahre alt, Fußballfan, gehe gern ins Theater. Meine Freundin kommt alle vier bis sechs Wochen auf Besuch übers Wochenende. Im Sommer fahre ich viel Fahrrad.
Einmal in der Woche putzt man eine Stunde zusammen und isst dann gemeinsam.

The flat has a large living-room which in most parts is my working place as a kind of office. But the other part can be used to eat; if planned, also with guests. That means that a good relationship and communication are a requirement. As a teacher and security councelor I am a communicative person so that it should be easy to find a good style of living together. The room and flat is appropriate for students and employees who give emphasis to work, not to celebrate too much inside because I work not only at school but also at home.
It is possible to host one guest over the weekend, not during the week. And also not during the Oktoberfest.
I am a 56-year old teacher. I enjoy fellowship. All four to six weeks my girl-friend comes over a weekend. We clean the appartement' s kitchen and bathrooms once a week and then have dinner together.

Zu den Kosten: Aufgrund der unsicheren Strom- und Heizkosten wird neben der Miete eine Rückstellung von 40 Euro einbehalten, da eine mögliche Nachzahlung 50-50 aufgeteilt wird. Persönlich benutze ich wenig die Heizung und dusche nur ca. 5 Minuten am Morgen. Ein ökologisches Verhalten ist deshalb gewünscht. Eine Haftpflichtversicherung ist erforderlich.
Die Kündigungsfrist beträgt 6 Wochen.

An addition to the rent: Because of the unstable costs in the energy and electricity field, I have to take a retraction of 40 Euros per month that is paid back if the costs are not increasing exponentially. We divide the costs of a potential supplementary payment.
The period of notice is six weeks.
