Die Wohnung verfügt über ein geräumiges Wohnzimmer mit einer Kochnische, Sofa und TV, eine Terrasse, drei Toiletten und Abstellplatz. Eine Waschmaschine und Spülmaschine sind vorhanden. Im Untergeschoss gibt es einen Keller, Fahrradraum und Parkplätze.
Zusätzlich zur Kaltmiete gibt es je nach Jahr variierende Nebenkosten (Heizungszusatzkosten, Strom, Internet, Rundfunk).

The room is about 12 m² with a high ceiling. A large window offers a view of a courtyard with a children’s playground and colorful sunsets. Currently, the room is furnished with a single bed, desk, and wardrobes, which can be taken over free of charge by the new tenant if desired.
The apartment features a spacious living room with a kitchenette, sofa, and TV, a terrace, three toilets, and a storage space. A washing machine and dishwasher are available. In the basement, there is a cellar, a bicycle room, and parking spaces.
In addition to the base rent, there are additional yearly costs that very by year (heating adjustments, electricity, internet, broadcasting fees).
Die nächstgelegene U-Bahn-Station, Oberwiesenfeld, ist nur wenige Minuten zu Fuß entfernt. Von dort aus erreicht man den Marenplatz oder die S-Bahn Station Moosach mit der U3. Der Hauptbahnhof ist in 15 Minuten erreichbar.
Die Wohnung liegt am Rand des Olympiaparks, perfekt für Spaziergänge, Joggen oder Radfahren. Hier finden auch regelmäßig Veranstaltungen statt. Für Einkäufe ist das Olympia-Einkaufszentrum in der Nähe, sowie ein Netto Supermarkt.
The nearest subway station, Oberwiesenfeld, is only a few minutes away on foot. From there, you can reach Marienplatz or the S-Bahn station Moosach with the U3. The main train station is reachable in 15 minutes.
The apartment is located on the edge of the Olympic Park, perfect for walks, jogging, or cycling. Regular events also take place here. For shopping, the Olympia Shopping Center is nearby, as well as a Netto supermarket.
Die WG besteht aus vier berufstätigen Mitbewohner um die 30 und ist aktuell eine Zweck-WG. Man versteht sich miteinander.
Voraussichtlich zieht noch eine Mitbewohnerin dieses Jahr aus.
The shared apartment consists of four working roommates around 30yo and is currently non-communal. (People aren‘t unfriendly, but they don’t do things together.) It is expected that one more roommate will move out this year.
Jeder Mitbewohner ist zugleich Hauptmieter. Die vier Hauptmieter können nur gemeinsam kündigen oder gekündigt werden.
Ein Umzug setzt voraus, einen Nachmieter zu finden. Der Nachmieter überweist die Kaution direkt an den Vormieter.
