Weil ich einen Platz im Studentenwohnheim bekommen habe, werde ich am April ausziehen.

Das Haus verfügt über insgesamt drei Etagen und ist eine gemischte WG. Jede Etage hat drei Zimmer. Das zu vermietende Zimmer befindet sich im zweiten Stock, ist 16 Quadratmeter groß und verfügt über einen Balkon. Es gibt noch ein kleine Garden, der für Fahrräder genutzt werden kann. Die Umgebung ist ruhig und angenehm. Die Mitbewohner sind alle freundlich.
Die Miete beträgt 760 Euro inklusive Wasser, Heizung, Strom und WLAN. Es wird ein Mietvertrag von mindestens einem Jahr erwartet, und Haustiere sind nicht erlaubt. Geeignet für Mieter im Alter von 18 bis 28 Jahren.

The house consists of three floors in total and operates as a mixed WG (shared apartment). Each floor has three rooms. The available room, situated on the second floor, is 16 square meters and comes with a balcony. There is a small courtyard suitable for bicycle storage. The environment is peaceful and comfortable. The roomates are all freindly.
Rent is set at 760 euros per month, inclusive of water, heating, electricity, and Wi-Fi. A minimum lease term of one year is required, and pets are not allowed. The room is suitable for tenants aged 18 to 28 years.

Die Lage ist optimal: Nur 35 Minuten mit den öffentlichen Verkehrsmitteln ins Stadtzentrum. Nur 2 Gehminuten zur nächsten Bushaltestelle, von dort sind es 10 Minuten mit dem Bus zur U-Bahnstation Fürstenried West und weitere fünfzehn Minuten zum Marienplatz. In nur 7 Gehminuten erreichen Sie Aldi, Rewe, Edeka, Rossmann und DM für Ihre täglichen Einkäufe.

It's a mere two-minute walk to the nearest bus stop, from where it's a ten-minute bus ride to U-Bahn station 3 Fürstenried West, and an additional fifteen minutes to Marienplatz.
