Schönes Zimmer in WG-Haus in Giesing ab sofort verfügbar

Das Haus befindet sich in einer insgesamt ruhigen Wohngegend in Giesing mit guter Anbindung. Die nahegelegenen U-Bahnstationen Mangfallplatz bzw. St.-Quirin-Platz (U1) sind in gut 10 Minuten zu Fuß erreichbar. Auch der schöne Weißenseepark ist schnell erreichbar.

English: The house is located in a generally quiet residential area in Giesing with good connections. The nearby subway stations Mangfallplatz and St.-Quirin-Platz (U1) are a good 10 minutes walk away. The beautiful Weißenseepark can also be reached quickly.

Es handelt sich um ein WG-Haus mit insgesamt 5 Bewohnern. Im Keller befindet sich ein Waschraum mit Wäsche und Trockner, das Haus verfügt zudem über einen Gartenbereich. Aktuell ist die Wohnsituation eher die einer Zweck-WG, doch dies kann sich durch neue Mitbewohner schnell ändern. Das Haus verfügt über insgesamt zwei Bäder (eines davon im 2.OG), sowie ein Gäste-WC im Eingangsbereich. Die Küche, welche über eine Spülmaschine verfügt, ist derzeit in keinem besonders guten Zustand.

English: This is a shared house with a total of 5 residents. In the basement is a laundry room with washer and dryer, the house also has a garden area. Currently, the living situation is rather that of a purpose WG, but this can change quickly with new roommates. The house has a total of two bathrooms (one of them on the 2nd floor), as well as a guest toilet in the entrance area. The kitchen, which has a dishwasher, is currently not in particularly good condition.

Da ich bereits aus dem Zimmer ausgezogen bin, steht es aktuell leer und ist sofort verfügbar. Eine Online-Besichtigung ist daher nicht möglich. Ich bin nicht der Vermieter, sondern der bisherige Mieter und werde daher bei ernsthaftem Interesse und zum Vertragsabschluss den Kontakt zum Vermieter herstellen.
Das Zimmer wird vorerst befristet bis 31. März 2024 angeboten, da der Überlassungsvertrag zwischen dem Vermieter und dem Eigentümer des Hauses bis zu diesem Datum datiert. Es besteht jedoch eine gute Chance, dass der Vertrag darüber hinaus verlängert wird und ein langfristiges Mietverhältnis möglich wird.

English: Since I have already moved out of the room, it is currently empty and immediately available. An online viewing is therefore not possible. I am not the landlord, but the previous tenant and will therefore contact the landlord in case of serious interest and to conclude a contract.
For the time being, the room is offered for a limited period until March 31, 2024, as the transfer contract between the landlord and the owner of the house is dated until that date. However, there is a good chance that the contract will be extended beyond that date and a long-term tenancy will be possible.
