The room is 34 m² and has a balcony facing west to the inner courtyard, parquet flooring, and is furnished. Ideally, the new tennat would buy off the furniture from photos (bed, extendable sofa, coffee table, larger table, ikea kallax, wardrobe, dresser with drawers), all bought a year ago from IKEA.
The apartment is bright due to its location on the 5th floor and spacious (95 m²). The kitchen has space for a dining table and two or three chairs as well as two shelves. In the bathroom, there is a bathtub and a washing machine (toploader), and a window. The hallway is spacious with room for another wardrobe; there is also an additional storage space.
The room will be vacant on 01 February 2024. Viewings possible from 10.1.2024.
Alternatively, it is possible to rent a smaller room (26m2) without balcony (room switch with the current main tenant) for 787eur/month (everything included).

Das Zimmer ist 34 qm groß und hat einen Balkon nach Westen zum Innenhof, Parkettboden und ist möbliert. Im Idealfall würde der neue Tennat die Möbel von Fotos abkaufen (Bett, ausziehbares Sofa, Couchtisch, größerer Tisch, Ikea Kallax, Kleiderschrank, Kommode mit Schubladen), die alle vor einem Jahr bei IKEA gekauft wurden.
Die Wohnung ist hell durch ihre Lage im 5. Stock und großzügig geschnitten (95 qm). Die Küche bietet Platz für einen Esstisch und zwei oder drei Stühle sowie zwei Regale. Im Bad befinden sich eine Badewanne und eine Waschmaschine (Toploader) sowie ein Fenster. Der Flur ist geräumig mit Platz für eine weitere Garderobe; außerdem gibt es eine zusätzliche Abstellnische.
Das Zimmer wird zum 01. Februar 2024 frei. Besichtigung ab 10.1.2024 möglich.
Alternativ ist es möglich, ein kleineres Zimmer (26m2) ohne Balkon zu mieten (Zimmertausch mit dem derzeitigen Hauptmieterin) für 787eur/Monat (alles inklusive).
Die Wohnung liegt in der Nähe des Hohenzollernplatzes und hat eine sehr gute Anbindung an U2, Bus und Tram. Es gibt vielseitige Einkaufsmöglichkeiten, Kinos und Cafés in der Umgebung.

The apartment is located near Hohenzollernplatz and has very good connections to U2, bus and streetcar. There are versatile shopping facilities, cinemas and cafes in the area.
Ich suche eine ruhige, rücksichtsvolle und zuverlässige Person, die sich vorstellen kann, längerfristig in der Wohnung zu bleiben.
Kurz zu mir: ich bin berufstätig und promoviere darüberhinaus an der LMU. Mit mir hast du eine nette und insgesamt ruhige Person, die sowohl viel Zeit in der Bibliothek, am Schreibtisch oder bei der Arbeit verbringt, aber auch das gemeinsame Beisammensein, "Schnacken", Lachen oder einfach auch mal die Ruhe in der WG genießt. Meine bisherigen WG-Erfahrungen erstrecken sich über mehrere Jahre, in denen ich in verschiedenen Konstellationen mit einer bzw. zwölf Mitbewohner*innen zusammengelebt und studiert habe. Eine aus meiner Perspektive schöne Zeit, die ich nicht hätte missen wollen und die mich durchaus auch geprägt hat. Ich weiß allerdings auch wie es ist, alleine in einer eigenen Wohnung zu leben und respektiere den privaten Bereich, die Zimmergrenzen sowie das Bedürfnis, sich einfach mal eine Zeit lang zurückziehen zu wollen. Sofern Du den Eindruck gewonnen hast, dass das grundsätzlich passen könnte, melde Dich sehr gern bei mir.

I am looking for a quiet, considerate and reliable person who can imagine staying in the apartment for a longer period of time.
Briefly about me: I am working and furthermore I am doing my doctorate at the LMU. With me you have a nice and overall quiet person, who spends a lot of time in the library or at work, but also enjoys being together, "chatting", laughing or just being quiet in the shared flat. My previous WG experiences span several years, during which I lived and studied in various constellations with one or twelve flatmates. From my perspective, it was a wonderful time that I wouldn't have wanted to miss and that definitely left its mark on me. However, I also know what it's like to live alone in my own apartment and respect the private sphere, the room boundaries and the need to simply withdraw for a while. If you have the impression that this could fit in principle, please feel free to contact me.
