Hallo zusammen, ich biete ein möbliertes Zimmer in unserer 3er-WG in Schwanthalerhöhe-Laim zur Untermiete (Anfang Dezember bis Ende März).
Das Zimmer ist 13qm groß und wird möbliert vermietet, inkl. Bett (180x200), Matratze, Lattenrost, Schrank, Schreibtisch und zwei kleinen Regalen - siehe Fotos.
Die Wohnung ist eine Maisonette-Wohnung mit zwei Etagen. Oben befindet sich ein geräumiges Wohnzimmer (ca. 35qm), die Küche, sowie eine große Terrasse (ca. 20qm), auf die die Sonne ab mittags bis zu ihrem Untergang scheint. Unten befinden sich die drei Zimmer sowie ein Gemeinschafts-Bad, ein Gäste-WC und ein Haushaltsraum (mit der Waschmaschine).

Hi, I am offering a furnished room in a 3-person shared apartment in Schwanthalerhöhe-Laim for a sublet (beginning of December until end of March). The room will be rented unfurnished, incl. a bed, mattress, slatted frame, closet, and two small shelves - see photos.
The apartment is a maisonette with two floors. Upstairs there is a spacious living room (about 35sqm), the kitchen, as well as a large terrace (about 20sqm), with sunlight from noon to dusk. Downstairs there are the three bedrooms, as well as a shared bathroom, a guest bathroom and a utility room (with the washing machine).
Die Wohnung liegt 15 Minuten vom Hauptbahnhof entfernt (Tür zu Tür) und direkt an der Tramstation Fachnerstraße. Die U-Bahn Westendstraße (U4/U5) ist in ca. einer Minute mit der Tram (fährt alle 10 Minuten) oder in ca. 6-8 Minuten zu Fuß erreichbar. Die Parkplatzsituation ist vor dem Haus generell sehr entspannt, es lässt sich in der Regel zu jeder Tageszeit an der Straße ein Parkplatz mit <2 Minuten Fußweg zum Haus finden.

The apartment is located 15 minutes from Munich central station (Hauptbahnhof) (door to door) and directly at the Fachnerstraße tram station. The subway station Westendstraße (U4/U5) can be reached in about one minute by tram (leaves every 10 minutes) or within about 6-8 minutes walking. The parking situation near the the apartment is generally very relaxed, parking spaces are usually available at any time of the day within <2 minutes walking distance to the house.
Wir sind berufstätig, arbeiten allerdings auch ab und zu im Homeoffice :) Wir kochen und essen gern zusammen - bei gutem Wetter natürlich auch gern mit Drinks oder Glühwein auf der Terasse.

We are working professionals, but also work from time to time in the home office :) We like to cook and eat together - in good weather of course also on the terrace with drinks or mulled wine.
