The room is fully equipped with bed, desk, chair and wardrobe - basically everything that you need to make yourself home and immediately feel comfortable.
The flat is located on the ground floor. The flat consists of 4 sleeping rooms, big kitchen, and the bathroom and toilet are separated which makes it super convenient. The kitchen is properly equipped with an induction stove and fridge as well as a washing machine and dish washer. The shared flat has its own basement for extra storage space.

Das Zimmer ist voll ausgestattet mit Bett, Schreibtisch, Stuhl und Kleiderschrank - im Grunde alles, was man braucht, um sich sofort wohl zu fühlen.
Die Wohnung befindet sich im Erdgeschoss. Sie besteht aus 4 Schlafzimmern, einer großen Küche, und das Badezimmer und die Toilette sind getrennt, was super praktisch ist. Die Küche ist mit einem Induktionsherd und einem Kühlschrank sowie einer Waschmaschine und einem Geschirrspüler gut ausgestattet. Die WG hat einen eigenen Keller für extra Stauraum.

TOP LOCATION: Metro station (U1- Candidplatz) is located within a 2 minutes walk from the apartment. It takes less than 10 minutes to reach either Marienplatz or Hauptbahnhof.
In terms of food options: various pubs, cafés and restaurants - all within a few minutes walking distance
For daily necessities and grocery shopping, there is Edeka, Aldi and DM store - all within walking distance.
During the summer, you could also go to the nearby Isar ( walking distance) to swim or relax there.

TOP-LAGE: Die U-Bahn-Station (U1- Candidplatz) ist nur 2 Minuten zu Fuß von der Wohnung entfernt. In weniger als 10 Minuten erreicht man entweder den Marienplatz oder den Hauptbahnhof.
Verpflegungsmöglichkeiten: verschiedene Kneipen, Cafés und Restaurants - alle in wenigen Minuten zu Fuß erreichbar.
Für den täglichen Bedarf und den Einkauf von Lebensmitteln gibt es einen Edeka, Aldi und einen DM-Markt - alles fußläufig erreichbar.
Im Sommer kann man auch an die nahegelegene Isar gehen (fußläufig), um dort zu schwimmen oder zu entspannen.

Gelegentlich unternehmen wir Ausflüge, bei denen es sich meist um eine Mahlzeit und ein Getränk handelt. Alle sind entspannt und kooperativ.
Nach Angaben der Vermieter ist ein Auszug aus dem Zimmer jederzeit möglich, sofern es gelingt, einen geeigneten Nachmieter zu finden, auch wenn die Mietdauer im Vertrag ein Jahr beträgt.
Für Strom, Rundfunkbeitrag und Internet zahlen die Mieter selbst. In den letzten Monaten waren es insgesamt rund 30 Euro pro Person und Monat.

According to the landlords, you could move out of the room at any time, as long as you are able to find a suitable tenant to take over, even though the rental period in the contract is one year.
For electricity, Rundfunkbeitrag and internet the tenants pay themselves. In the last months it was around 30 euros in total per person per month.
