The WG is situated within a big family house with a lot of space and a personal backyard woods. It is shared among 4 peoples and has two levels. The first level comes with one room (your room!), a big fully equipped kitchen (for all), and a large living room (that needs to be slowly filled with things we all want to have/do). The one big bathroom with WC and shower and a bathtub, and a separate small WC is on the second level with three rooms shared among Dipu, Imane and David. Your room is 15m2 in the first level. Currently the room has an extendable table, a medium bed, and a wardrobe. There is also enough space for a three-seater couch. You will also have direct access to a long balcony from your room, but can also be accessed by a second door from the living room. So, all four WG tenants have access to it. There are two windows on the north and east side of the room and is placed in an ideal location for sunlight. Owing to the central floor heating system, the room is insulated and warm during winter time.
The room was rented unfurnished and the furniture should be taken over at the total cost of 336. See miscellaneous for further details.
The location is ideal for working professionals or students at TUM in Freising. The WG is 19km north of freising (38-53 min with bus) and bus connection to Freising is available on an hourly basis. Penny is within a walking distance (3 mins) and Rewe is also approachable on foot (15min). Rathaus is in Marktstrasse (7mins) and Imbiss, Apotheke, Sparkasse, pizza house are in close proximity.
This is a 4-er friendly and quiet WG. The people are very friendly and helpful and understanding. If you are a person who cares for hygiene, general WG decorum and approachable when things need to be discussed, then we are looking forward to meeting you. We prefer no pets.
There will be three other roommates living alongside you: Dipu, David, and Imane. Dipu is from Bangladesh and works from home as a senior freelancer in international development and climate change adaptation. David is from Germany and studies and works as a motor mechanic in Munich. He is the biggest car enthusiast you will ever know, and he loves spending time playing video games. There is a small bar corner in the living room that David had set up that serves some amazing cocktails during celebrations. Imane is from Morocco, and she recently moved-in to the apartment. She is busy settling here and searching for jobs and completing her studies, so you may see less of her in the WG.
The warm rent of your room is EUR 381.06, which includes Miete, internet, and GEZ. The Miete includes electricity and heating costs which are taken care of by the owners. These costs are expected to increase in the following year due to the current increases in energy price, which may increase the warm rent accordingly.
The transfer agreement of 400.1 euro can be broken down as follows:
1: Bed (200*120 cm ): 100 EUR, it comes with a mattress but you need to look for pillow, blanket and bedsheets.
2. Extendable table: 100 EUR
3. NEW IKEA wardrobe: 100 EUR
4. Router: 36.23 EUR, We got new internet and this is your share of one time cost
5. Fridge, oven, light in living room, and other miscellaneous stuffs: 65 EUR
You can charge the same transfer agreement amount to the next tenant in case you decide to leave the WG.
Plus: There is also multi-purpose sofa from IKEA. It's new and can be extended to a bed. It is ideal if you wanna have friends over sometimes. It is on sale for 130 euro (Price is negotiable).
Candidates who are fine with the transfer agreement and are willing to buy the sofa are preferred. All this information can be overwhelming, we can clear this out in text or over phone call. If you have read the ad please write 'Elon is a super villain' in the introduction.
