The main language of the flat is English. German is below.
The rent is 591€ all inclusive. There are no additional costs except for the transfer agreement.
The room has relatively high ceilings, new wall paint and is super bright with four large windows. Because of the size of the flat, the room doesn't share a wall with another bedroom (bathroom and living room). The walls insulate pretty well, you also have 3 heaters in the room, so you're never cold.
The flat itself is extremely spacious and a super good place to have friends over or for you to relax. We have a neighbor upstairs, but the floor downstairs is a non-profit organization and below that is a restaurant.

Das Zimmer hat relativ hohe Decken, neue Wandfarbe und ist mit vier großen Fenstern sehr hell. Aufgrund der Größe der Wohnung teilt sich das Zimmer keine Wand mit einem anderen Schlafzimmer (Bad und Wohnzimmer). Die Wände isolieren ziemlich gut, außerdem gibt es 3 Heizkörper im Zimmer, so dass man nie friert.
Die Wohnung selbst ist sehr geräumig und eignet sich hervorragend, um Freunde zu empfangen oder sich zu entspannen. Wir haben oben einen Nachbarn, aber die Etage darunter ist eine gemeinnützige Organisation und darunter ist ein Restaurant.
There is no better location. We're right beside St. Sebald church, right in the middle of the old town. There's no shortage of shops, restaurants, and activity going on just beside your home.
Connection to transport is super nice too. We're a 4-5 minute walk from the tram stop to hallerwiese, a 4-5 minute walk to the u-bahn in Lorenzkirche which is then 30 seconds ride from the main station.

Es gibt keinen besseren Standort. Wir befinden uns direkt neben der Kirche St. Sebald, mitten in der Altstadt. Es gibt keinen Mangel an Geschäften, Restaurants und Aktivitäten in unmittelbarer Nähe Ihres Hauses.
Auch die Anbindung an die Verkehrsmittel ist sehr gut. Wir sind 4-5 Minuten zu Fuß von der Straßenbahnhaltestelle zur Hallerwiese, 4-5 Minuten zu Fuß zur U-Bahn in Lorenzkirche, die dann 30 Sekunden Fahrt vom Hauptbahnhof entfernt ist.
Living here is Prakhar from India, he does his PhD at FAU. Very nice guy, super helpful and a clean flatmate. Masha, the other flatmate who is from Russia recently moved here for studies in and is also a super friendly person. Masha especially is willing to explore as this is her first months living in Nuremberg.
Overall the dominant language in the flat is definitely English.
Ideally, we have a social, clean person coming in who is comfortable with living with other people.

Hier lebt Prakhar aus Indien, der an der FAU promoviert. Sehr netter Typ, super hilfsbereit und ein sauberer Mitbewohner. Masha, die andere Mitbewohnerin, die aus Russland kommt, ist vor kurzem zum Studium hierher gezogen und ist auch eine super freundliche Person. Masha ist besonders entdeckungsfreudig, da sie die ersten Monate in Nürnberg lebt.
Insgesamt ist die dominierende Sprache in der Wohnung definitiv Englisch.
Idealerweise haben wir eine soziale, saubere Person, die mit anderen Menschen leben kann.
It is preferred if the tenant coming in is between 26-30 and has a full-time salary.
Transfer Costs:
We all own things in the flat communally, and there is some furniture that would be left here. Thus the 200 euros includes the wardrobe (which has doors, I just didn't put them on), the curtains, a 2 meter desk (not in the photos)as well as 1/3 of everything in the flat. This way everything is at a balance in case anyone has to move out and we found it to be the best method.

Ablösevereinbarung:
Wir besitzen alle Dinge in der Gemeinschaftswohnung, und es gibt einige Möbel, die wir hier lassen würden. Die 200 Euro beinhalten also den Kleiderschrank (der Türen hat, ich habe sie nur nicht angebracht), die Vorhänge, 2m schreibtisch, sowie 1/3 von allem in der Wohnung. Auf diese Weise ist alles ausgeglichen, falls jemand ausziehen muss, und wir fanden, dass dies die beste Methode ist.
