Vielleicht werden zwei Zimmer mit Blick in den grünen Innenhof dein neues Zuhause. Die beiden Zimmer haben zusammen etwa eine Fläche von 48qm und sind beide etwa gleich groß (ca. 24qm).
Das vordere Zimmer dient als Durchgang zu dem hintern Zimmer. Trotz der kleinen Dachschräge in den beiden Zimmer gibt es sehr viel Platz für Möbel und andere Einrichtung.
Bei Bedarf oder Wunsch kann die im Moment vorhandene Einrichtung (Bett, Schreibtisch, Schrank, Esstisch etc) weiter genutzt werden. Du kannst aber natürlich auch deine eigenen Möbel mitbringen.
Im Mietpreis sind die kompletten Mietkosten (Heizung, Strom, Internet) bereits enthalten.

Maybe these two rooms with a view to a green backyard will be your new home. The two rooms have a size of 48qm in total and have both almost the same size (ca. 24qm).
The front room is the passage to the backroom. Although there are some inclined walls because of the roof top, there is plenty of space for furniture or other stuff.
If you like, you can use the furniture which is already there (bed, desk, cupboard etc.) but of course you can bring your own furniture and belongings.
The rent price already includes all costs (heating, electricity, internet).
Sehr zentrale Lage, U-Bahn Anschluss U1 (Maffeiplatz und Aufseßplatz) um die Ecke - nur 10 Min zum Hbf zu Fuß.
Parkmöglichkeiten gibt es in der Straße vor dem Haus und den umliegenden Straßen, abends kann die Parkplatzsuche allerdings etwas länger dauern.
Es sind gute Einkaufsmöglichkeiten (Bioladen, Rewe, Lidl, Bäcker, Apotheke etc.) innerhalb weniger Gehminuten vorhanden.
Für Fahrräder befindet sich eine Abstellmöglichkeit im Innenhof. Auch ein Keller ist vorhanden.
In der Freizeit ist es nicht weit zur Wöhrder Wiese oder dem Luitpoldhein. Das kleine, aber feine Kino Casablanca und das Südstadtbad sind direkt um die Ecke.

The flat has a very central location, the metro line U1 (Maffeiplatz & Aufseßplatz) is reachable within 5 minutes by foot - 10 minutes walk the central station.
You can park in the street or the close neighborhood, there are plenty of options for grocery shopping (Denn's, Lidl, Rewe, bakery, pharmacy).
A bike can be placed in the backyard which is only reachable through the house-door with key. There is also a basement.
In your freetime, you can reach the parks "Wöhrder Wiese" or "Luitpoldhain" quite easily, also a small cinema "Casablanca" and a indoor swimming pool are just around the corner.
Unter der Woche bin ich jobtechnisch als Sozialpädagogin ziemlich eingespannt, aber am Wochenende oder einem schönen Abend verbringe ich meine Zeit gerne mit Kochen, Radfahren oder auf Konzerten (wenn Corona es irgendwann wieder zulässt).
Auch nicht zu verachten ist das entspannte Abhängen mit den zwei Katzen Luna & Falafel.
Damit du dich in deinem neuen Zuhause wohl fühlst, solltest du also keine Katzenallergie und eine gewisse Zuneigung für Katzen haben :)

During the week I am quite busy with work (as a social worker) but at the weekends or a nice evening I like to spent my time with cooking, biking oder being at concerts (if Corona will ever allow it again). It's also nice to hang out with the two cats Luna & Falafel.
To feel comfortable in your new home, you should not have a cat-allergy and have some affection for cats :)
