The flat is on the 2nd floor without elevator and it has a lovely balcony.
Room lies between the kitchen and the other room (mine) and is 15 qm. It's very bright thanks to the big windows. It comes furnished (along with the whole flat, see Sonstiges):

Central location, 17 minutes away from Nürnberg Central Station, 11 minutes to Plärer, 33 minutes to the airport.
There's a bus station 3 minutes away, with busses to Plärer <--> Friedrich-Ebert-Platz. The tram station St. Johannisfriedhof is 5 mins away on foot.
The U-bahn station Bärenschanze is 13 minutes away on foot.
You have everything you might need within walking distance of the flat - Rewe Markt (4 mins, next to the busstop) with a Hausarzt and a pharmacy next door. Near the tram station (4 mins away from the flat) you will find a Norma and Rossman, along with multiple places where you can eat out - Dönner, Greek Gyros, etc.
I'm 30 year old, I come from Bolivia and I work in the area of embedded software. I did a Bachelor in Mechatronics in Hamburg, lived in Berlin for 5 years and moved to Nürnberg for work.
I'm looking for someone who's in a similar place in life, who would enjoy a balance between solo time and the occasional WG activity.

The cold rent of the room is calculated as a part of the rent for the whole apartment according to the proportion of the size of your room to mine, so it's very fair. The amenities are split 50/50 (you pay 165 and I pay the same amount). This includes warm water, Hauswartung, electricity, gas, internet and GEZ (Rundfunkbeitrag).
The rent also includes the furniture in the kitchen (fully functional, with storage space, oven, fridge, table with chairs, couch, even cutlery, cooking utensils and smaller electrical appliances like a coffee machine and a mixer, etc.) as well as the washing machine and vacuum cleaner. Storage units in the bathroom and toilet room are also included.
