Das Zimmer zeichnet sich durch einen guten Schnitt aus, da Tür und Fenster günstig platziert sind.
Bett, Schrank und Schreibtisch passen ohne Probleme ins Zimmer.
Die Sonne scheint nur vormittags direkt ins Zimmer was im Sommer für angenehme Temperaturen sorgt.
Im Winter muss so gut wie garnicht geheizt werden, da die Wärme aus den unteren Wohnungen zu uns hochkommt.
Die Wohnung hat eine voll ausgestattete Küche sowie ein geräumiges Wohnzimmer mit Esstisch.
Auf dem großzügigen Balkon scheint bis spät abends die Sonne und lädt zum entspannen ein.
Das Zimmer ist ab 22.12. frei und bezugsbereit. (evtl. nach Absprache auch früher)

The rooms feature an optimally placed doors and windows.
A bed, wardrobe and desk would fit in your seamlessly.
The sun rays reach your room mainly before noon which ensures that the temperatures in the summer are pleasant.
In the winter we barely have to turn on the heating, since the warmth from the lower apartments ensure that the temperatures do not drop too much.
The apartment features a fully equipped kitchen as well as a spacious living room with a dining table.
The balcony provides a beautiful view outside and the sun shines up until the late evening which creates an alluring atmosphere.
The room is available as of 22.12. and can be equipped with your desired furniture (by arrangement we could also do it earlier)

Die Wohnung befindet sich in der Wurfbeinstraße 5 in Nürnberg (Mögeldorf).
Die Lage zeichnet sich durch besonders gute Verkehrsanbindungen (S-Bahn in 5 Minuten, Bus und Tram in 2 Minuten zu erreichen) und kurze Wege zu Einkaufsmöglichkeiten (Netto, Lidl, Aldi...) aus. Die Universität ist in 5 Minuten mit dem Bus/Tram zu erreichen.
Den Wöhrder See erreicht man ebenfalls innerhalb von 5 Minuten.

The apartment is located on Wurfbeinstraße 5 in Nuremberg (Mögeldorf).
The location offers great public transport options (S-Bahn can be reached in five minutes, the bus and tram in two minutes) and short walking distances to go do grocery shopping (Netto, Lidl, Aldi...). The university can be reached within five minutes with the bus or tram.
The Wörder See can also be reached in five minutes.

In der WG leben aktuell Cristian und Omar.
Omar macht seinen Master in Data Science und Cristian macht seinen Bachelor in Informatik.
Wir sind beide sehr aufgeschlossen und haben nichts dagegen, gemeinsame Spiel- oder Kochabende zu veranstalten! Besuch ist in der WG selbstverständlich auch immer willkommen.

The ones currently living in the flat-share are Cristian and Omar.
Omar is working on his master's degree in Data Science and Cristian is working on his bachelor's degree in computer science.
We are very welcoming and we do not mind cooking or playing games together! Of course it is possible to invite your friends/family over in the flat-share.

Für die Küche würde noch eine Ablöse in Höhe von 200€ anfallen. Diese wurde vor ca. zwei Jahren neu gekauft.

For the kitchen we would be merely a transfer fee of 200€. The kitchen was completely new when it was bought roughly two years ago.
