WG Zimmer in Nordstadt - unmöbliert

Die Wohnung liegt in dem eher ruhigen, aber dennoch relativ zentrumsnahen Viertel Gärten h.d. Veste. Etwa 10 Meter von der Haustür entfernt befindet sich der U-Bahn Eingang zur Station Kaulbachplatz, wodurch die Verkehrsanbindung nicht besser sein könnte. Aber keine Sorge, von der U-Bahn hört man in der Wohnung nichts. Damit ist man nach ca. 5 min Fahrtzeit am Hauptbahnhof. Zu Fuß erreicht man die Burg in etwa 10 Minuten und die WiSo der Friedrich-Alexander-Universität in 10-15 Gehminuten.
Die Nachbarschaft besteht aus vielen Jugendstilhäusern in denen meist junge Familien, Studenten, oder Paare leben. Diese Mischung findet sich so auch im Haus selbst mit sehr angenehmen Nachbarn wieder.
Einkaufen lässt sich bequem zu Fuß, denn Rewe, Aldi und ein Bio-Supermarkt liegen jeweils nur zwei Häuserblocks entfernt. Wenn im Sommer das öffentliche Leben hoffentlich wieder seinen Lauf nimmt, lassen sich hier viele gute Restaurants und entspannte, kleinere Bars besuchen. Zusammengefasst also eine sehr schöne Lage, mit top ÖPNV-Anbindung, vielfältigen Einkaufs- und Essensmöglichkeiten und relativ kurzen Wegen in die Innenstadt.

The apartment is located in the rather quiet, but still relatively close to the center neighborhood Gärten h.d. Veste. About 10 meters from the front door is the subway entrance to the station Kaulbachplatz, whereby the transport connection could not be better. But do not worry, the subway is barely audible in the apartment. Thus one is after approx. 5 min travel time at the main station. On foot you can reach the castle in about 10 minutes and the WiSo of the Friedrich-Alexander-University in 10-15 minutes.
The neighborhood consists of many art nouveau houses in which mostly young families, students, or couples live. This mixture is also reflected in the house itself with very pleasant neighbors.
Shopping is easy on foot, because Rewe, Aldi and an organic supermarket are each only two blocks away. When the public life hopefully takes its course again in the summer, many good restaurants and relaxed, smaller bars can be visited here.
In summary, a very nice location, with top public transport connections, a variety of shopping and dining options and relatively short distances to the city center.

Mein Name ist Felix und ich wohne selbst schon seit ca. 6 Jahren in Nürnberg, denn ich habe hier mein BWL-Studium an der FAU absolviert. Im vergangenen Jahr bin ich als Unternehmensberater in das Berufsleben gestartet. Aktuell verbringe ich daher viel Zeit im Home Office. Sobald die Reisebeschränkungen aufgehoben werden, ist es aber durchaus möglich, dass ich unter der Woche häufiger unterwegs sein werde.
Da ich wie erwähnt schon länger in Nürnberg lebe, kenne ich natürlich ein paar sehenswerte Ecken und bin gerne bereit meine Tips mit Neu-Nürnbergern zu teilen, am besten bei einem gemeinsamen Bier am Wanderer ;-)
Jedoch ist es durchaus möglich, dass ich im Frühjahr nächsten Jahres selbst die Stadt wechseln und daher ausziehen werde. Aus diesem Grund ist das Angebot auch auf ca. 1 Jahr befristet. Beim genauen Enddatum bin ich allerdings flexibel - von daher kann ich mich da auch ein wenig nach deinen Plänen richten. Zwischenmiete ab 6 Monaten ist auch möglich.
Für das kommende Jahr hoffe ich aber noch auf eine entspannte Zeit im WG-Leben. Eine reine Zweck-WG möchte ich möglichst vermeiden. Denn auch wenn ich an den Wochenenden hin und wieder nicht in Nürnberg bin, schätze ich es dennoch, gemeinsam zu kochen (auch wenn ich sicher kein Meisterkoch bin), gelegentlich ein Feierabendbier/-Wein zu trinken, oder einfach so zusammen den Abend ausklingen zu lassen.
Von daher würde ich mich über eine Mitbewohnerin / einen Mitbewohner freuen die/der selbst wert auf ein entspanntes Miteinander legt anstatt einfach nebeneinander zu leben. Ob du studierst oder arbeitest ist mir dabei egal.
Abschließend noch ein paar Worte zu mir bzw. zu meinen Hobbies: ich spiele Gitarre, mache gerne Sport (normalerweise würde ich ins Fitnessstudio und Skifahren gehen, aber aktuell entdecke ich Yoga und Boxen am Sandsack im Keller für mich), bin gerade dabei das Schachspielen zu lernen und habe das wahrscheinlich klassischste Corona-Hobby überhaupt: Spazierengehen!

My name is Felix and I have been living in Nuremberg myself for about 6 years, because I completed my business studies at FAU here. Last year I started my professional life as a management consultant. Currently, I therefore spend a lot of time in home office. As soon as the travel restrictions are lifted, however, it is quite possible that I will also be on the road more often during the week.
As I've been living in Nuremberg for quite some time, I know a few places worth seeing and I'm happy to share my tips with new Nurembergers, preferably over a beer at the Wanderer ;-)
However, it is quite possible that I myself will change the city in the early months of next year and therefore move out. This is the reason why this offer is of temporary nature (appr. 1 year). I am a bit flexible when it comes to the exact end date, so just let me know what your plans are, and I'm sure we'll find a way that suits both of us. Sublease for at least 6 months is also possible.
For the coming year, however, I hope for a relaxed time in the WG life. A pure "purpose WG" (is that word?) I would like to avoid as much as possible. Because even if I'm often not in Nuremberg on the weekends, I still appreciate to cook together (even if I'm certainly not a master chef), occasionally drink an after-work beer / wine, or just so let the evening end together with some chitchat.
Therefore, I would be happy about a roommate who values living together as friends instead of just living next to each other. Whether you are studying or working is irrelevant to me.
Finally a few words about me and my hobbies: I play the guitar, I like to do sports (normally I would go to the gym and skiing, but currently I'm discovering yoga and boxing on the punching bag in the basement for me), I'm in the process of learning to play chess properly and I have probably the most classic covid hobby of all: walking!

Das WG Zimmer wird nicht separat vom Vermieter vermietet, sondern als ein Untermietvertrag mit mir. Außerdem ist noch zu erwähnen, dass bis zum Einzugstermin kleinere Renovierungen in der Wohnung stattfinden, die optisch aber keine Veränderung zu den Bildern darstellen werden und die dich auch sonst nicht betreffen wenn du ab dem 1.4. einziehen möchtest.
Zwischenmiete ist ggf. auch möglich, mach mir hierfür einfach einen Vorschlag was für dich am besten passt.
Virtuelle Besichtigungen sind ebenfalls möglich.

Short info about contractual and other points:
The WG room is not rented separately by the landlord, but as a sublease with me. In addition, it should be mentioned that until the move-in date, minor renovations will take place in the apartment, but visually no change to the pictures will constitute. Further, this does not affect you if you want to move in from 1st of April.
Interim rent is also possible, just make me a suggestion what suits you best.
