die Wohnung ist eine 4-Raum-Wohnung mit ca. 70 qm und sie befindet sich in Evershagen. Da ich ausziehe, werden zwei Zimmer in dieser Wohnung frei. Beide Zimmer umfassen ca 12 qm, wobei eins quadratisch und eins länglich ist. Die Wohnung (Wohnzimmer, Küche, Bad) ist bereits vollkommen möbliert, sodass du nur noch Möbel für dein Zimmer benötigst. Eine Waschmaschine / Trockner sowie ein Geschirrspüler sind in der Küche vorhanden. Die sonnigen Stunden des Tages kannst du auf dem Balkon in Südrichtung genießen oder auch einfach auf der großen Couch Filme gucken.
Einkaufsmöglichkeiten wie Penny, Netto, Edeka, Aldi und Rossmann sind in wenigen Minuten zu Fuß zu erreichen. Ebenso kannst du die Straßenbahn in 3 Minuten erreichen, die dich in ca. 20 min in die Stadt bringt.
Die Kaltmiete für ein Zimmer beträgt unschlagbare 135 Euro. Inklusive Nebenkosten ist es eine Warmmiete von 185 Euro (plus Internet- und Stromkosten).
In der WG bleibt mein derzeitiger Mitbewohner (Azer, m, 27) wohnen. Wenn du willst, kannst du auch noch ein zweites Zimmer (Arbeitszimmer) anmieten oder ihr vermietet dies an eine weitere Person und spart somit noch ein wenig.
Die Möblierung (Küche und Wohnzimmermöbel) können zu einem kleinen Abschlag übernommen werden, den wir dann bei einem Treffen besprechen können.

Dear future roommate,
the apartment has 4 rooms, is ca. 70m2 and is located in Evershagen. Since i will move out, there are two two rooms available. Both rooms are about 12m2. The rest of the apartment (living room, kitchen, bathroom) is already fully furnished, so all you need to bring is furniture for your own room. There is also a dishwasher and a washing machine with dryer in the kitchen. During the sunny hours of the day you can enjoy the south-facing balcony, or relax on the couch and watch movies.
There are many grocery shopping opportunities in the area, such as Penny, Netto, Edeka, Aldi, and Rossman, which you can reach within a few minutes on foot. There is also a tram/bus stop 3 minutes walk from the apartment, which will bring you to the city center in ca. 20 minutes.
The rent is 135 Euros cold. With additional costs the rent becomes 185Euros warm (plus internet and power costs).
