Wir suchen ab Juni eine*n neue*n Mitbewohner*in für unsere freundliche gemütliche 3-WG entlang der Salzach in der Elisabeth-Vorstadt.
Das Zimmer ist 13,5 m² groß und hat ein Fenster Richtung Osten (Sonne am Vormittag) auf den Gemeinschaftsgarten blickend. Es sind Möbel vorhanden (Bett, Tisch, Stuhl, Schrank u. Regal), die übernommen werden können, jedoch nicht müssen.
Die WG liegt im 1. Stock und besteht aus einem Eingangsbereich wovon alle andere Zimmer begangen werden können. Das Bad enthält eine Badewanne und die Waschmaschine und ist vom WC getrennt. Die Küche ist mit einer erst kürzlich sanierten Einbauküche ausgestattet, besitzt 2 Kühlschränke, eine Spühlmaschine und einen Gefrierschrank. Es gibt genug Platz zum Kochen und auch einen großen Tisch um gemeinsam/mit Freunden Essen zu können.
Die Wohnung besitzt zusätzlich noch 2 Balkone: Einen der durch die Küche begehbar ist und auf den Gemeinschaftsgarten blickt und ein zweiter der durch die anderen beiden Zimmer erreichbar ist und direkt auf die Salzach blickt.
Im Keller befindet sich ein Abteil für die WG und ein eigener Fahrradkeller.
Geheizt wird mit Gas (Gas-Therme im Bad).
Internetanschluss ist DSL (Router mit Wlan ist vorhanden).

Hi!
We are looking for a new roommate for our friendly, comfortable 3-person flat share along the Salzach in the Elisabeth-Vorstadt from June.
The room is 13.5 m² and has an east-facing window (sun in the morning) overlooking the communal garden. There is furniture (bed, table, chair, wardrobe and shelf) that can, but does not have to be, taken over.
The flat share is on the 1st floor and consists of a foyer from which all other rooms can be accessed. The bathroom has a bathtub/shower and washing machine and is separate from the toilet. The kitchen is equipped with a recently refurbished fitted kitchen, has 2 refrigerators, a dishwasher and a freezer. There is enough space for cooking and also a large table to be able to eat together / with friends.
The apartment also has 2 balconies: One that is accessible through the kitchen and looks out over the communal garden and a second that can be reached through the other two rooms and looks directly over the Salzach.
In the basement there is a room for the flat and a separate bicycle storage room.
It is heated with gas (the thermal heater is in the bathroom).
Internet connection is DSL (router with WiFi is available).
Die WG befindet sich in der Elisabeth-Vorstadt, entlang der Salzach. Bushaltestellen sind in 3 Min. erreicht. Zum Hbf oder zum Kiesel sind es 10 Min. zu Fuß.

The flat is situated in Elisabeth-Vorstadt alongside the Salzach. The closest bus stops are 3 min. away. The train station or the Kiesel mall can be reached in 10 min. by foot.
Zu den Bewohnern:
Wir sind Ellen(26) und Max(25), beide Studenten, die gerne etwas gemeinsam unternehmen (Kochen, Grillen, Spieleabende). Jedoch ist die Atmosphäre sehr entspannt: jeder von uns hat genug zu tun, weshalb wir uns auch gerne oft in unsere Zimmer zurückziehen und die Ruhe genießen.
Aufgaben in der WG werden aufgeteilt und wir haben einen Putzplan, damit alle dem guten Wohngefühl beitragen.

We are Ellen (26) and Max (25), both students who like to do activities together (cooking, barbecuing, game evenings). However, the atmosphere is very relaxed: we all have busy schedules, which is why we often like to retreat to our rooms and enjoy the peace and quiet.
Miete:
Die Kaltmiete für das Zimmer sind 327,2€. Hinzu kommen ~34€ Strom- und Heizkosten und 7€ Internetgebühr.
Die Kaution beträgt 1030€.
