Hallo Zusammen, das zu vermietende Zimmer ist 26qm groß und durch zwei Fenster schön hell.Die Wohnung hat insgesamt 230qm mit Wohnzimmer, Küche, Flur, 2 Bäder (Dusche, Dusche+WC), 2 separate Toiletten und einen großen Balkon (Südost).
Die Küche ist mit allem ausgestattet: 2 Kühlschränke mit jeweils extra Gefrierfach, Herd mit Backofen, Spülmaschine und allen Kleinigkeiten wie Toaster usw.
Wir haben auch noch ein Kellerabteil und einen allgemeinen Fahrradkeller.

Your future room is 26 square meters in size and comes with two large windows.
The flat itself is very spacious with 230 square meter in total (living room, kitchen, hallway, 2 bathrooms (walk-in shower, walk-in shower+WC), 2 separate toilets and a large balcony.
The kitchen contains everything you will need: 2 Refrigerators with extra freezer each, stove with oven, dishwasher and small utilities like toaster etc.
We also have a cellar compartment and bicycle storage room.
Unsere WG liegt sehr zentral in Stuttgart am Rotebühlplatz und somit direkt an der Innenstadt: Viele (Lebensmittel)Geschäfte (Edeka, DM, Aldi, Lidl etc...), Restaurants, Parks, Bars, Theater und ähnliches sind in wenigen Minuten zu Fuß zu erreichen. Die S- und U-Bahn Haltestation Stadtmitte ist in 1 min. zu Fuß zu erreichen. Wie in jeder Großstadt, sind Parkplätze sind in der Innenstadt jedoch rar und schwierig zu finden (eventuell kann in der Tiefgarage ein Stellplatz angemietet werden).
Durch die zentrale Lage der WG, hat man auch einen gewissen Lärmpegel im Zimmer. Für Menschen, die absolute Ruhe zum Leben und Schlafen brauchen, ist das Zimmer dann leider ungeeignet.

Our flat-share is located right by the city center of Stuttgart near Rotebühlplatz (1 min walk to the S- and U-Bahn station Stadtmitte). Many (grocery) stores (Edeka, DM, Aldi, Lidl etc...), city parks,restaurants, bars, theaters etc. are accessible by foot in a few minutes.
However, as in every big city parking spots in the city center are hard to come by.
Due to the central location and your room facing the street, you can also expect a certain noise level in the room. For people who need absolute peace to live and sleep, the room is unfortunately unsuitable.
Wir, Guido (29), Julia (32), Shilpa (30) und Rafael (33), sind eine internationale Berufstätigen-WG. Disclaimer: Nicht alle sprechen Deutsch in der WG. Es ist daher wichtig, dass ihr genug Englisch für alltägliche Unterhaltungen könnt, damit auch alle gut miteinander reden können.
Wichtig: Da wir alle berufstätig sind, schätzen wir unter der Woche eine gewisse Ruhe. Falls du laute Hobbies haben solltest oder jeden Tag Party machst, bist du leider hier falsch.

We, Guido (29), Julia (32), Shilpa (30) and Rafael (33), are an international professional WG. Disclaimer: Not everyone speaks German in the WG. It is therefore important that you know enough English for everyday conversations so that everyone can talk well to each other.
We are all relaxed and get along very well. Most evenings, you will meet someone in the kitchen during dinner times. On weekends, we also do things together from time to time. However, if someone needs personal space or simply doesn't feel like it, that's no problem either. Visitors are (usually) always welcome, only if you want to invite larger groups into the flat, you'll let the others know.
Important: Since we all work, we appreciate a certain amount of quiet during the week. If you have loud hobbies or party every day, you are unfortunately wrong here.
Das Zimmer wird ab sofort frei.
Alle anfallenden Kosten wie Strom, Wasser, GEZ und Internet sind in den angegebenen Nebenkosten enthalten. Die Extrakosten beziehen sich auf einen Abschlag für Gemeinschaftssachen. Wir legen Wert auf ein gewisses Maß an Sauberkeit, sind aber nicht pedantisch.

The room will be free fromnow onwards.
All additional cost, like electricity, water, GEZ and internet are already included in the utility costs. The other additional cost is related to community furniture. Cleanliness is important but we are not nitpicky.
