Die Wohnung befindet sich in Stuttgart Hedelfingen auf dem Lederberg. Die Wohnung befindet sich im ruhigen Wohngebiet und liegt optimal für Spaziergänge/Joggen/Rad fahren nah an den Weinbergen und am Wald. Die nächste Bushaltestelle ist zu Fuß etwa 5 Minuten entfernt und der 65er fährt in Richtung Flughafen (hält auch an U-Bahnstation und Uni Hohenheim), oder Richtung Obertürkheim, wo man ebenfalls Anschluss zu U- & S-Bahn hat. Supermärkte (Penny, Rewe) , Bäckerei und Döner sind 5 Minuten mit dem Bus entfernt.
The flat is located in Stuttgart Hedelfingen on the Lederberg. The flat is in a quiet residential area and is ideally located for walking/jogging/cycling close to the vineyards and forest. The nearest bus stop is about 5 minutes' walk away and the 65 bus goes to the airport (also stops at the underground station and the University of Hohenheim), or to Obertürkheim, where you also have connections to the underground and S-Bahn. Supermarkets (Penny, Rewe), bakery and kebab are 5 minutes away by bus.

Das Zimmer ist zur Untermiete verfügbar, bis dann Ende des Jahres meine Freundin einziehen wird.
Ich (Anne) bin 26 Jahre alt und erst vor kurzem erst in die Wohnung gezogen. Ich promoviere an der Uni Hohenheim und bin sonst gerne sportlich aktiv und gehe Laufen, spiele Fußball, gehe gerne bouldern oder probiere mich ein wenig am Gitarre spielen. Ich ernähre mich überwiegend vegan, ist für meine*n zukünftige*n Mitbewohner*in aber natürlich kein Muss 😊
Ich würde mich natürlich freuen, wenn wir uns gut verstehen und auch ab und an mal zusammen kochen oder sporteln, kleine Ausflüge machen oder auch mal nen Vino auf meinem Balkon trinken, ist aber natürlich alles kein Muss 😁

The room is available as a sublet until my girlfriend moves in at the end of the year.
I (Anne) am 26 years old and have only recently moved into the flat. I'm doing a PhD at the University of Hohenheim and otherwise like to be active and go running, play football, go bouldering or try my hand at playing the guitar. I eat a mostly vegan diet, but this is of course not a must for my future flatmate 😊
Of course, I'd be happy if we got on well and cooked together from time to time or did sports, went on short trips or had a glass of wine on my balcony, but of course that's not a must 😁

Sehr wichtige zusätzliche Info: In der Küche gibt es eine große Spülmaschine, die auch schon ausgiebig getestet wurde👌
Außerdem gibt es in der Wohnung noch einen kleinen Haushaltsraum mit Waschmaschine und Putzzeug. Diese Ausstattung haben mein Erwachsenen-Ich tatsächlich sehr begeistert 😄 Im Keller gibt es für die Wohnung auch noch ein kleines Abteil, in dem du Sachen unterbringen kannst. Außerdem übernimmt der Hausmeister Kehrwoche und Winterdienst :)
Im Mietpreis von 575€ sind die Warmmiete für Wohnung, Strom, Internet und GEZ bereits enthalten.

Very important additional information: There is a large dishwasher in the kitchen, which has already been extensively tested👌
There is also a small utility room in the flat with a washing machine and cleaning utensils. My adult self was actually very impressed by this equipment 😄 There is also a small compartment in the basement where you can store things. The caretaker also takes care of sweeping and winter maintenance :)

The rent of €575 already includes the rent for the flat, electricity, internet and GEZ.
