Das Zimmer ist zentral begehbar, schön hell (besonders am Vormittag da Süd-Ost ausgerichtet) und auch sehr ruhig - man blickt auf einen Innenhof/Flachdach. Gegenüber ist ein Büro, d.h. am Abend und Wochenende ist da auch niemand.
Fläche sind ca. 11m², es ist schlicht möbliert mit 140cm breitem Bett, Vorhang, Garderobe, zwei Regalen (Wenn sonst etwas gebraucht wird, sagt Bescheid).
Zusätzlicher Stauraum ist verfügbar: die Hälfte vom Kleiderschrank im Vorzimmer und im WZ gibt es auch ein Regal bzw. freien Platz.
Das gemütliche Wohnzimmer hat ca 15m², Küche mit allem Vorhanden, inkl. Waschmaschine, Geschirrspüler.
Die Wohnung befindet sich im 3. Stock (gibt Aufzug).

The room is centrally accessible, bright (especially before noon; south-east orientation) and also very quiet - facing a much lower flat roof/yard. On the opposite side is an office, so it's empty at night and weekends.
Size is approx. 11m², basic furniture, i.e. 140cm wide bed, curtains, wardrobe, 2 shelves.
Additional storage is available: half of the closet in the hallway is yours and in a shelf in the living room.
The comfy living room has about 15m², Kitchen with all facilities, including dish washer and washing machine.
Die Lage ist einer der größten Vorzüge der Wohnung! Wenige Meter bis zum Donaukanal, 5min bis zum Augarten, Karmelitermarkt, U2/U4 Schottenring, Bim Linien 2 & 31 vor der Haustüre.
Unzählige gute Lokale (die auch liefern), Supermarkt, Drogerie, Apotheke in der Straße. Man kann auch bequem zu Fuß zu Uni Wien oder Schwedenplatz gehen.
Schlafzimmer, Küche sind Hofseitig und ruhig, aber auch WZ dank super isolierten Fenstern.

The location is one of the best things about the flat! Few meters to the Danube canal, 5min to Augarten park, Karmeliter market, close to stations of U2/4, tram lines 2 & 31.
Countless excellent restaurants etc. around, supermarkets, drug store and pharmacy in the same street. You can also comfortably walk to Schwedenplatz or Uni Vienna.
Bedrooms and kitchen don't face the street, so they are very quiet, but the living room too - we have well insulated windows.
Kurz zu mir: Ich bin 34, aus Wien und mache gerade ein Sabbatical um meine Masterarbeit abzuschließen. Demnach bin ich viel zu Hause, arbeite quasi 7 Tage die Woche. Spätestens ab Oktober arbeite ich dann wieder Vollzeit.
Normalerweise, wenn ich Zeit habe, mache ich gern Sport zum Ausgleich (z.B. hier am Donaukanal, oder Radfahren), koche auch sehr gerne (und backe Sauerteigbrot), lerne gerne Sprachen, usw. usf.
Mir ist ein dramafreier Umgang mit gegenseitigem Respekt sehr wichtig (man kann über alles reden).
Ich bin recht ordentlich und erwarte mir das auch von dir 😉 Koche gerne Mal, gemeinsames Bier, plaudern usw. gerne, aber Party WG wird das keine :)
Mein jetziger Mitbewohner reist erst am 3.9 ab, aber wenn du schon am 1.9 einziehen willst, finden wir sicher eine Lösung. Auch ansonsten bin ich mit den Terminen für Ein- und Auszug flexibel.

About me: I'm in my early 30ies, from Vienna and I'm currently on a sabbatical to finish my master's degree. Therefore, I'm currently home a lot, as I'm working quasi 24/7 on my thesis. By October I should be done and start working full-time.
Normally, when I have time, I love to exercise (e.g., here on the Danube canal and I love cycling), also like to cook (and bake sourdough bread), learn languages, etc.
I really want a drama free environment, with mutual respect - I think we can talk about anything.
I'm quite cleanly and expect you to be too 😉 Love to cook together, share a drink and talk - but this is not going to be a crazy party flat ;)
My current flat mate will depart on the 3rd of Sept., but if you need the room from the 1st, we'll find a way. In general, I'm flexible with the move in and out dates.
Einkommensnachweis erforderlich. Ich bin geimpft und werde auch nur eine/n MitbewohnerIn mit dem one-and-only G akzeptieren.
Fahrradabstellraum gibt es leider keinen, habe meins im Kellerabteil.
