Sonniges Zimmer mit top Anbindung neben Augarten

Hallo! Gleich vorab: es wäre super, wenn du die ganze Anzeige lesen würdest, bevor du eine Nachricht schreibst! Dann freue ich mich wirklich, von dir zu hören! ☺️
Das freie Zimmer hat etwa 18m² und große Fenster in Richtung Süd-Westen mit Blick auf einen Hof, das heißt, es ist den ganzen Tag schön hell - oder, wenn man die Jalousien zumacht, praktisch komplett dunkel :)
Ideal wäre es, wenn du die - nur ein Jahr alten - Möbel auf den Zimmerfotos übernehmen würdest - die Details dazu können wir besprechen. Menschen, die vorhaben, zumindest ein Jahr im Zimmer - idealerweise länger - zu bleiben, werden bevorzugt.
Im versperrten Hof kann außerdem das Fahrrad abgeschlossen werden, alternativ gibt es auch ein Kellerabteil.
Neben dem freien Zimmer gibt es noch meines, die Essküche (mit Geschirrspüler und Mikrowelle) und getrennt Bad (mit Waschmaschine) und WC. Die Wohnung liegt im 4. Stock, und es gibt einen Aufzug!

LAGE

Die Verkehrsanbindung könnte kaum besser sein: vor der Tür fährt die Straßenbahnlinie 2 und der Bus 5B, in 400 Metern bist du bei der U-Bahn-Station Taborstraße (und damit in 2 bzw 3 Stationen in der Hauptuni bzw der WU/SFU), und in etwa 10 Minuten erreicht man auch zu Fuß den Praterstern und damit neben U1/U2 und Schnellbahnen auch diverse Straßenbahnen und Busse.

Ein zusätzlicher Vorteil ist, dass der Billa am Praterstern auch Sonn- und Feiertags offen hat, für den Fall, dass man unter der Woche nicht zum Einkaufen gekommen ist - was aber unwahrscheinlich ist, weil Spar, Billa, Bipa, Penny, Lidl und Co. alle supernah und fast nicht zu verfehlen sind :)

Die Wohnung liegt beim Karmeliterviertel, es gibt in der Nähe viele coole/schöne/gute Restaurants und Bars. Der Donaukanal und gleich dahinter der erste Bezirk sind genauso wie der Prater zu Fuß in 10 Minuten erreichbar. Außerdem liegt die Wohnung am Augarten, der nächste Eingang zum Grünen ist nur 50 Meter von der Haustür entfernt.

WG-LEBEN

Zu mir: Ich bin 23 und studiere Jus, neben dem Studium verbringe ich meine Zeit gerne mit Fahrradfahren, Wandern, Lesen, Fotografieren und/oder mit Freunden. Ich bin in Summe ein geselliger Student, der mal mehr, mal weniger Zeit für die Uni einplanen muss.

Grundlegend für Zusammenwohnen ist für mich ehrliche und direkte Kommunikation und Eigenverantwortung, weil das das Zusammenleben stark erleichtert. Ich lege Wert auf Sauberkeit, Rücksicht und Verlässlichkeit und auf Mitdenken im Haushalt und wünsche mir dieses Verhalten auch von anderen.
Nachdem Menschen bekanntlich unterschiedlich ausgeprägte Bedürfnisse nach Sauberkeit in gemeinsamen Wohnbereichen haben: Ich habe einen vergleichsweise ausgeprägten Sinn für Sauberkeit und suche jemanden, der es genauso wichtig ist, dass Gemeinschaftsräume nicht nur benutzbar, sondern tatsächlich sauber hinterlassen werden. Wenn du das auch so siehst, sind das schon gute Zeichen :) Wenn das hilft, können wir außerdem einen Putzplan machen - der ersetzt aber natürlich das einfache Hinter-sich-sauber-Machen nicht :)

Ich bin großer Freund davon, ab und zu gemeinsam und mit Freunden zu kochen, Spieleabende zu machen und/oder bei Tee oder Wein über Politik, Gott und die Welt zu reden, dazu wärst du dann auch herzlich eingeladen - alles kann, niemand muss :) Für wilde Parties ist die Wohnung nicht ideal, dafür gibt es aber genug Lokale in Gehdistanz.

Ich wünsche mir also definitiv keine Zweck-WG, auch wenn klar ist, dass jede/r seine/ihre Termine, Prüfungsphasen, Arbeit etc hat und dass das auch im Zusammenleben und -wohnen respektiert wird :). Die Basis einer jeden WG (generelle Rücksicht hinsichtlich hinter sich sauber machen, Ruhe und Privatsphäre) muss aber trotzdem bestehen, damit man sich in den eigenen vier Wänden wohl fühlt.

SONSTIGES
Die Küche ist voll ausgestattet und du darfst gern alles (sorgsam ;)) mitbenutzen. Wir haben einen Elektroherd, einen großen Kühlschrank, Backrohr, Geschirrspüler, Mikrowelle, Wasserkocher, Toaster etc.. Gute Pfannen sind natürlich immer gern gesehen!

Die Kaltmiete wären die angegebenen € 460 pro Monat, die angegebenen variablen Kosten sind ein Erfahrungswert - ich würde sie gerne so, wie sie anfallen, nach Köpfen aufteilen.

Besichtigungen sind am besten am Wochenende möglich. Wenn du erst im September einziehen kannst, ist das überhaupt kein Problem. ROOM

The available room is approx 18 m² and features large windows towards the southwest. They offer a lovely view into the courtyard and the room is brightly lit throughout the day, or if you prefer to close the shutter blinds, virtually completely dark :)
Ideally you will buy the room's furniture as seen on the photos - details on this can be worked out. I'd prefer it if you'd rent the room for at least one year, ideally you're planning on staying longer.
In the courtyard you can also lock your bicycle, or if you prefer, that's also possible in the cellar storage area.
Apart from the available room there is my room, the dining kitchen (featuring a dishwasher) and the bathroom (feat washing machine, washroom separate). 😁
The apartment is located on the fourth floor and there is an elevator available!

VICINITY

The connection to public transport is excellent: just 50 m from the doorstep there is a station of the tram line 2 and the bus 5B, the underground station Taborstraße is located just 400 m away (line U2 brings you to University of Vienna and Wirtschaftsuniversität Wien WU / Sigmund Freud Universität SFU in 2-3 stops / 5-10 Minutes respectively), and in ten minutes' walking distance there also is Praterstern with all its public transport (lines U1/U2, plenty of S-Bahn, tram, and bus lines).

Another advantage of Praterstern is that the supermarkets there are also open on Sundays and Holidays – just in case one forgot to pick up stuff during the week, which is unlikely since there are virtually all supermarkets one could imagine in close vicinity. :)

The apartment is located by the Karmeliterviertel, there are countless cool/beautiful/amazing restaurants and bars. The danube canal and with it the first district, as well as the Prater park, are just 10 minutes away by foot. On top of that the apartment is right next to Augarten, its closest entrance is just 50m from the doorstep.

LIFE IN THE SHARED FLAT

About me: I’m a 23 year old law student, in my free time I like to spend time cycling, hiking, reading, taking photos, all that optionally with friends :) All in all I’m a quite social person, albeit that I sometimes need to spend more time studying than on other days.

As people naturally are different in their standards and needs regarding cleanliness: I am quite on the neat end of that spectrum. If you can relate to that, we might be off to a great start. :)

To me, honest and direct communication and self responsibility are fundamental among room mates. I enjoy clean common areas and considerateness and reliability and I ask this behaviour that from a roomie as well. I love cooking together and with friends from time to time, hosting game nights, and talking about everything under the sun, you'd of course be welcome to join. Nevertheless, for me it is imperative that any needs - be it for silence, alone time or privacy - have to be respected by the other person respectively :)

It's clear that in some weeks people like you and me are more busy than in others. To me it's important that the basics of living together - cleaning up after oneself, general considerateness - are still adhered to even in busier times so that everyone feels comfortable at home.

MISCELLANEOUS

The kitchen is fully equipped and you're invited to use everything as well (carefully ;)). There is an electric stove, a spacious fridge, an oven, a dishwasher, a microwave, a kettle and more.

Base rent is 460 per month, the extra expenses stated are based on experience. I would like to simply split all occurring extra expenses equally.

Viewings are best possible on the weekends. In case you are only able to move in around the beginning of September, that's perfectly fine.
