Hello! I am looking for someone to take over my lease from November (earlier possible) until August. It’s a wonderful room that I must leave due to work-related reasons.
Your 8m2, separately accessible room has a window to an inner yard and has no street noise. It is furnished with an Ikea extendable bed with drawers, 2 mattresses, clothes rack, shelves and a desk. The bed is very easy to extend and turns into a queen size bed if you prefer. The room is small and bright with high ceilings. It's practical and perfectly suitable for students, commuters and for minimalists :)
The building is a typical Viennese “Altbau” and has an elevator leading up to our first floor apartment. It has a high ceiling, big windows and a wooden parquet floor.
The apartment has a big hallway, a large kitchen with a dishwasher, a big vintage bathroom with a bathtub, a washing machine and a separate toilet.
The beautiful gardens of Castle Belvedere and the lovely parks Schweizergarten and Arsenal are just 2 min away for running, relaxing, sunbathing or having a picnic. It's an oasis in the middle of the city; an amazing opportunity for green lovers :)

Hey! Ich suche ab sofort oder ab November bis August nach einer/einem netten Mitbewohner/in, die/der mein Untermietvertrag in dieser WG übernehmen kann :) Aufgrund meines Jobs muss ich leider von dieser WG abfahren.
Dein 8m2 getrennt begehbares helles Zimmer hat ein Fenster zu einem ruhigen Innenhof und kriegt keinen Straßenlärm. Im Zimmer befindet sich ein ausziehbares Ikea Bett, 2 Matratzen, Vorhang, Tisch, Regale und Kleiderständer. Das Bett ist sehr leicht auszuziehen und als Doppelbett zu benutzen, wenn es dir lieber ist. Das Zimmer ist klein, praktisch und hell, für Pendler, für Studenten und für Minimalisten gut geeignet :)
Die Wohnung liegt im 1. Liftstock eines klassischen Altbaus mit hohen Decken, Flügelfenstern und Fischgrätenparkett. Es gibt einen großen Flur, eine eingerichtete Küche mit Geschirrspüler, Tageslichtbad mit Wanne und Waschmaschine, sowie getrennt begehbarer Toilette.
The apartment is super central and in the 3rd district (Landstraße), in the middle of Vienna, right around the corner of Schloss Belvedere and the main train station Hauptbahnhof.
Especially ideal for commuters and frequent travelers because of the very easy access to the:

Stores you need on a daily basis such as Billa, Hofer, Penny, BIPA, DM, NKD, Lidl, pharmacies, tobacco stores and a post office are a couple of meters down the street. Two Spars (06:00-23:00) are just ten minutes away, which are also open on Sundays. There is also a Fitness Studio in Rennweg and Fitinn in Landstraße.

Alles, was du für den täglichen Bedarf brauchst, liegt ein paar Meter die Straße runter, Billa, Hofer, Penny, Bipa, DM, NKD, Lidl, Apotheke und Trafik. Zwei Spätis (Spar Landstraße & Hauptbahnhof-Mo-So 6-23Uhr) sind 10 Minuten mit der Tram & zu Fuß entfernt. Im Schweizer Garten befinden sich zudem noch einige Sportanlagen. Das nächste Fitness Studio (Rennweg) ist ca. 8 Minuten zu Fuß entfernt, in Landstrasse (15 min mit Tram) befindet sich auch ein Fitinn.
Was mich immer freut, gleich vor der Tür liegen die große Parkanlage Schweizergarten und Arsenal, der botanische Garten der Uni Wien und Schloß Belvedere. Alle sind toll zum joggen, picknicken oder einfach nur chillen.
Your roommates will be Pinar (34, f, set and scenery carpenter) and Günsu (f, Master’s student in Central European University). They're both very friendly, respectful of space, and not noisy; excellent roommates in my experience! The apartment is always clean and never feels crowded because of this. They're mostly busy with work/school, but always happy to chat and help out around the flat.
There is also a very friendly and calm mid-size dog, Lady. She sleeps and mostly remains in Pinar's room and she is not allowed to go to your room, unless you invite her :) For me, she has been very easy to live with.

Ihre Mitbewohnerin werden Pinar (34, f, Bühnentischlerin) und Günsu (f, Masters Studentin bei Zentraleuropäische Universität) sein; beide sind sauber und hofflich
Es gibt auch eine Mischlingshündin von Pinar (Lady, 8), mittelgroß und sehr freundlich. Sie schläft und wohnt in ihrem Zimmer. Sie darf in dein Zimmer nicht rein.

Die Gesamtmiete für das Zimmer beträgt 430 Euro mit Strom, Gas, Internet. Die Kaution beträgt 800€. Für die bestandene Ausstattung gibt es eine einmalige 50€ Ablöse.
Ich freue mich schon auf deine Antwort! Erzähl bisschen wer du bist :) Wegen zahlreichen Bewerbungen, bitte nur mit möglichen Besichtigungsterminen. Wenn du interresiert bin, triffst du mit ihren Mitbewohnerin Pinar (Hauptmieterin), die unter der Woche spät heim (ab 20Uhr) und eher an den Wochenenden verfügbar ist. (Ich kann auch gerne meine gute Erfahrung mit der Wohnung diskutieren).
