Ich (Philipp) werde in der WG bleiben, aber überlege in ein anderes (unbeliebteres) Zimmer umzuziehen. Daher wird mein Zimmer frei.
Das Zimmer hat 38qm und es ist sehr hell. Dazu kommt, dass das Zimmer (bzw. die Ganze Wohnung) auch im Sommer meistens wohl temperiert ist. 👌
Die Miete für das Zimmer beträgt 570€ + 150€ Nebenkosten (Strom, Wasser, Gas, GIS, Internet) und wird unmöbliert vergeben!
Berücksichtigt man die Gemeinschaftsräume beläuft sich die bewohnbare Fläche auf ca. 90qm.
Die Kaution beträgt 1100€.
Wichtig: Ich werde nächstes Jahr ende Juli Anfang August die WG voraussichtlich verlassen. Da ich Hauptmieter bin, müsste die Hauptmieterschaft übertragen werden. Davor würde natürlich die Wohnung noch einmal komplett mit der Vermieterin hinsichtlich Kaution abgenommen werden und ein neuer Vertrag aufgesetzt werden.

Hello WG-seeker!
I (Philipp) will stay in the WG, but am thinking about moving to another (less popular) room. Therefore my room becomes free.
The room has 38sqm and it is very bright. In addition, the room (or the whole apartment) is usually well tempered even in summer. 👌
The rent for the room is 570€ + 150€ utilities (electricity, water, gas, GIS, Internet) and is awarded unfurnished!
Taking into account the common areas, the habitable area is about 90sqm.
The deposit is 1100€.
Important: I will probably leave the WG next year at the end of July beginning of August. Since I am the main tenant, the main tenancy would have to be transferred. Before that, of course, the apartment would be completely accepted once again with the landlady regarding deposit and a new contract will be drawn up.

Die Wohnung liegt an einer ruhigen Seitenstraße, direkt am Botanische Garten plus einen Steinwurf weiter, das Schloss Belvedere. Zum Joggen und im Sommer zum schnelle Sonnenbad lädt der Schweizergarten ein, der sich nur ein paar Gehminuten von der Wohnung entfernt befindet.
Die Station Rennweg ist gleich ums Eck (S-Bahn, Bim, Bus) und den Hauptbahnhof (U1) erreicht man in 10-15 Minuten zu Fuß oder in 5 Minuten mit der Straßenbahn. Auch in Wien Mitte (U3, U4) ist man super schnell. Zur Hauptuni braucht man ca. 15 Minuten mit den Öffis.
Billa, Hofer, DM und BIPA sind ebenfalls nur ums Eck, quasi fast vor der Haustür und auch alles andere was man so braucht ist zu Fuß schnell erreichbar!

The apartment is located at a quite side road close to the botanic garden which is next to the Belvedere. If you want to have a walk or a run, the park "Schweizergarten" is also just a few minutes away.
To get to the train station "Rennweg" (S-Bahn, tram, bus), it just takes a few minutes to walk. From there, you can get to "Wien Mitte/Landstraße" (U3, U4) in a few more minutes. If you need to go to the central station of Vienna, you can go there by walking within
10-15 minutes, or you can take the tram, which is basically just next to the apartment, and arrive at the central station within 5 minutes.
Supermarkets (Billa, Hofer) and DM (drugstore) are just across the street, and almost everything else you need in your daily life is close-by.

Shreyas (27) macht gerade seinen PhD in Atomphysik, Max (29) macht seinen Master in Psychologie und ich (28) mache gerade meinen Master in medizinischer Biotechnologie und arbeite Teilzeit im Qualitätsmanagement. Es wird besonders in der Küche auf Sauberkeit geachtet, wir haben eine App mit der wir den Putzplan und gemeinschaftliche Einkäufe organisieren. Wir kochen gerne zusammen (z.B. Pizza) und trinken dabei gerne auch mal 1-5 Bierchen. Allgemein ist die WG eher eine ruhige, da wir alle den Arsch voll Arbeit haben😊

Shreyas (27) is doing his PhD in nuclear physics, Max (29) is doing his master's in psychology, and I (28) am doing my master's in medical biotechnology and working part-time in quality management. There is a special focus on cleanliness in the kitchen, we have an app with which we organize the cleaning schedule and communal shopping. We like to cook together (e.g. pizza) and drink 1-5 beers at the same time. In general, the WG is rather a quiet one, because we all have our asses full of work😊
