Wunderschönes, 23 m^2 großes WG-Zimmer ab dem 01.02.2023 (auch früher möglich, wenn Interesse besteht) in spitzen Lage, direkt am Westbahnhof, zu vermieten. Das Zimmer ist 23m^2 groß, die Wohnung 138m^2. Die Wohnung ist ein super schöner Wiener Altbau mit viel Platz für drei Personen und 2 Balkonen.
Ich würde meinen Kasten stehen lassen, ein sehr cooler offener Kleiderschrank, ebenso die Vorhangstangen. Ebenso haben wir beim Einzug 300€ Ablöse für die Gemeinschaftsmöbel im Wohnzimmer gezahlt. Vor zwei Monaten haben wir eine neue Waschmaschine gekauft, daher würde ich in Summe eine Ablöse von 500€ fair finden.
Die Kaution ist leider recht hoch (1430€), bekommt man aber nach Auszug wieder zurück.

My room will be free from 01.02.2023 (also earlier possible, if desired). It‘s a shared flat, perfectly located at Westbahnhof Wien. The room is 23m^2, the whole flat counts 138m^2 including a balcony. The flat is an incredibly beautiful old space.
I would leave my wardrobe, which is a beautiful open wardrobe, as well as the curtain rods. When I moved in 1 year ago, I had to pay 300€ for the furniture in the common rooms and for a new washing mashine. That's why I'd like to have 500€ for those things.
The deposit is 1430€, but you'll definitely get it back once you move out.
Die Wohnung ist direkt an der U3/U6 Station Westbahnhof, 10 Minuten zur U4 Margaretengürtel. Einkaufsmöglichkeiten sind direkt ums Eck (Hofer, Billa, Bipa, Müller, Plus). Die Wohnung liegt angrenzend an die Mariahilfer Straße, dh auch alle anderen Dinge, die man irgendwie benötigen könnte, sind in Fußnähe ganz flott zu erreichen.

The flat is located directly next to the underground stations U3/U6 Westbahnhof and in walking distance to U4 Margaretengürtel (10 minutes). grocery shops are within 2 minutes of walking distance (Hofer, Billa) on Mariahilferstraße, where you can have access to any necessary shops (pharmacy, clothing, beauty stores etc.).
Du würdest mit zwei sehr lieben und offenen Mädels zusammen wohnen, Michi und Julia. Michi (27) kommt aus Tirol, ist super sportbegeistert und arbeitet in der parlamentarischen Abteilung. Julia (27) kommt aus Köln, macht gerade ihren Master in Publizistik und freelancet nebenher als Journalistin. Wir haben ein sehr freundschaftliches WG-Leben, es wird viel gelacht bei uns. Wir sind alles andere als eine Zweck-WG. Ein respektvoller Umgang miteinander ist für uns sehr wichtig. Wir unternehmen gern was zusammen, gehen öfters gemeinsam feiern, oder verquatschen uns gerne mal in der Küche - aber alles kein Muss. Die Wohnung ist so groß, dass sich jeder auch aus dem Weg gehen kann, wenn er mal Zeit/Raum für sich braucht. Beide sind sehr offene Persönlichkeiten und freuen sich über neue Bekanntschaften. Wichtig für sie ist, dass du eine ordentliche und eigenständige Person bist, die sich an den Putzplan hält, und über 24 bist.

You will be living with 2 kind and open-minded girls, Michi (27) and Julia (27). Michi is from Tyrol and is working at the parliamentary department. She is a really sporty and and active person. Julia is from Cologne and studies for her master‘s degree in publicity. She also works as a freelance journalist and is in general a super funny person. We laugh a lot in our flat and have a really friendly ambience. We like to do stuff together, go out once in a while or just linger in the living room talking to each other. If anyone needs space, the flat and the room itself is big enough to also just be by yourself, which is totally fine. It‘s important to us that everyone is respectful with eachother. It's important to them that you are a tidy person, preferable older than 24 y.
