Cozy room mitten im 7. Bezirk (Lerchenfelderstraße)

Hallo liebe Wohnungssuchende,

wir suchen zum 01.12.2023 jemand neues für unsere kleine gemütliche Wohnung im 7. Wiener Bezirk.
Die Lage der Wohnung ist ideal, da man die Bim 46 direkt vor der Nase hat und auch zur 2,5 und 33 ist es nicht weit. Zur U6 Thaliastraße geht man von uns aus vielleicht 5 Minuten.
Hofer und Billa sind eine Minute weg und vor dem Haus steht ne schöne Kirche, also feel free :)

Das Zimmer hat ca. 13 Quadratmeter und einen kleinen eigenen Balkon. Es liegt zu einem ruhigen Innenhof, ist aber aufgrund der Nachbarbebauung nicht so hell, muss man ganz ehrlich sagen. Unsere Wohnung ansich ist recht klein, aber dafür sehr modern ausgestattet. Vor allem im Winter hat die Grüße auch ihre Vorteile, da man kaum heizen muss und im Sommer bleibt die Wohnung auch sehr kühl. Also immerhin da dann win win win win :D

Zu uns, Alex und Patrick, würde ich sagen, dass wir recht entspannte Mitbewohner sind. Wir sind eher eine Zweck-WG, verstehen uns so aber echt gut :) Sind nur beide ziemlich eingespannt mit Arbeit, Uni und Hobbies. Von daher wünschen wir uns auch eher jemanden, der/die keine neuen best buddies sucht, sondern mit dem/der man einfach mal nett plaudern kann, wenn man sich in der Küche begegnet. Aber ich denke, da muss die Chemie einfach stimmen und dann findet man da eh eine gute Basis!

Was wir uns gerne wünschen würden für die neue Besetzung des Zimmer wäre eigentlich nur, dass man sich gut versteht, dass die Nachtruhe eingehalten wird (ab 23 Uhr bitte Zimmerlautstärke, da die Wand zwischen Alex und deinem Zimmer nicht soooo dick ist und man dann doch ab und an Bass durchhört) und dass man sich an den Putzplan hält und man nicht hinter Dir herräumen muss :)

Hello dear apartment seekers,

we are looking for 01.12.2023 someone new for our small cozy apartment in the 7th district of Vienna.
The location of the apartment is ideal, because you have the Bim 46 directly in front of your nose and also to the 2,5 and 33 it is not far. To the U6 Thaliastraße you walk from us maybe 5 minutes.

The room has about 13 square meters and a small private balcony. It is located to a quiet courtyard, but is not so bright due to the neighboring buildings, must be said quite honestly. Our apartment itself is quite small, but very modernly equipped. Especially in winter, the greenness also has its advantages, because you hardly have to heat and in summer the apartment also remains very cool. So after all there then win win win :D

To us, Alex and Patrick, I would say that we are quite relaxed roommates. We are rather a purpose-WG, understand each other so but really good :) Are just both pretty busy with work, university and hobbies. Therefore, we would like someone who is not looking for new best buddies, but with whom you can just chat nicely when you meet in the kitchen. But I think the chemistry just has to be right and then you find a good basis anyway!

What we would like to wish for the new occupation of the room would be actually only that you get along well, that the night's rest is respected (from 23 o'clock please room volume, because the wall between Alex and your room is not soooo thick and then you hear bass through from time to time) and that you keep to the cleaning schedule and you do not have to clean up after you :)
