Nachmieter für ein WG-Zimmer in der perfekten Lage gesucht!
Ich suche einen Nachmieter für mein WG-Zimmer in der Zieglergasse im 7ten Bezirk. Die Wohnung ist 100m2 groß und besteht aus einem Vorraum, Abstellkammer mit Waschmaschine, zwei Badezimmern (davon steht eines mit Badewanne und WC zur Verwendung - wird mit einem Mitbewohner geteilt), ein extra WC, einem Wintergarten sowie einer großen Wohnküche. Der gesamte Wohnbereich ist voll ausgestattet (dafür wird eine kleine Ablöse verlangt). Die Wohnung befindet sich im 4. Stock mit Lift und verfügt zudem auch über ein Kellerabteil. Außerdem gibt es einen abgeschlossenen Fahradkeller im Eingangsbereich sowie einen Motorradstellplatz direkt vor dem Haus.
Das zu vermietende Zimmer hat 15m2 und wird unmöbliert weitergegeben und ist ab sofort verfügbar. Es ist Richtung Westen mit Blick auf die Zieglergasse ausgerichtet und verfügt über 2 Fenster mit Jalousien. Bei der Zieglergasse handelt es sich um eine sehr verkehrsruhige Einbahnstraße. Außerdem steht ein Anschluss zum Schornstein zur Verfügung um beispielweise eine Klimaanlage anzuschließen. Die monatliche Miete beträgt 587,35€ (All-inclusive: Internet, Versicherung, etc.) und die Kaution beträgt 1600€.

I am looking for a new tenant for my shared room in the Zieglergasse in the 7th district. The apartment is 100m2 and consists of an entrance hall, storage room with washing machine, two bathrooms (one of which has a bathtub and toilet for use - shared with a roommate), an extra toilet, a winter garden and a large eat-in kitchen. The entire living area is fully equipped (a small fee is required for this). The apartment is located on the 4th floor with elevator and also has a basement compartment. In addition, there is a locked bicycle cellar in the entrance area and a motorcycle parking space directly in front of the house.
The room for rent has 15m2 and is passed on unfurnished and is available immediately. It faces west with a view of Zieglergasse and has 2 windows with blinds. Zieglergasse is a one-way street with very little traffic. In addition, a connection to the chimney is available to connect an air conditioner, for example. The monthly rent is 587,35€ (all inclusive: internet, insurance, etc.) and the deposit is 1600€.

The apartment is located on the corner of Zieglergasse/Kandlgasse and thus has the perfect location for everything! In the immediate vicinity is a Hofer, Billa, Bipa, Dm and post office. The U3 Zieglergasse and the U6 Burggasse you can reach in under 10 minutes on foot. In a few minutes walk you are also at the streetcars 49, 5, 46 and the buses 48A, 13A. In addition, there are many nice pubs in the Siebenstern- and Zollergasse, as well as the Neubaugasse and Mariahilfastraße.

Almir (27) hat Publizistik (Bachelor) sowie Sportmanagement (MBA) in den USA studiert und ist zur Zeit als Sportagent tätig. Nebenbei spielt er Vereinsfussball und ist im Sommer regelmäßig an der alten Donau auf einem Standup-Paddle-Board anzutreffen.
Josip (25) hat Neurowissenschaften (Bachelor + Master) in Maastricht studiert und widmet sich aktuell beruflich der Bekämpfung von Diabetes als Datascientist in einem Tech Start-up. Er ist immer für angeregte Gespräche oder aber einen Barfusslauf zu haben.

Josip (25) studied neuroscience (bachelor + master) in Maastricht and is currently dedicated to fighting diabetes as a datascientist in a tech start-up. He is always up for a lively conversation or a barefoot run.
