Das zu vermietende Zimmer mit seinen 23m² ist zur Straße ausgerichtet, wobei es sich um eine wenig befahrene Einbahnstraße handelt. Da die Fenster doppelverglast sind, ist das Zimmer gut schall- und wärmeisoliert.
Es ist wie alle anderen Räume getrennt begehbar, hat einen Parkettboden und ist südseitig ausgerichtet. Die wichtigsten Möbel bleiben im Zimmer, da der Vormieter auszieht kann es aber sein dass man sich noch die ein oder andere Sache anschaffen muss, aber da helfen wir natürlich.
Bei der Wohnung im ersten Stock handelt es sich um einen renovierten Neubau in gutem Zustand.
Neben einer schönen Küche (vollständig ausgestattet mit Elektroherd, Backrohr, Dunstabzug, Geschirrspüler, Waschmaschine, Kühl- und Gefrierschrank, Mikrowelle, Einbauschränken, sowie einem großen ausziehbaren Tisch) und einem Badezimmer mit Badewanne/Dusche, ist ein weiterer Pluspunkt die separate Toilette, welche bei drei Bewohnern eventuelle „Kollisionen“ bereits vorab vermeidet. Die Wohnung befindet sich im 1.Stock (natürlich gibts auch einen Lift).

The room for rent with its 23m² faces the street, being a one-way street with little traffic. Since the windows are double-glazed, the room is well insulated against sound and heat.
Like all the other rooms, it is separately accessible, has a parquet floor and is south-facing. The most important furniture remains in the room, but since the previous tenant is moving out, it may be that one or the other thing must be purchased, but there we will help of course.
The apartment on the second floor is a renovated new building in good condition. Further, there is a nice kitchen (fully equipped with electric stove, oven, extractor fan, dishwasher, washing machine, refrigerator and freezer, microwave, built-in cabinets, as well as a large extendable table) and a bathroom with bathtub / shower, another plus is the separate toilet, which avoids possible "collisions" in advance. The apartment is located on the 1st floor (there is also an elevator).
Die Lage der Wohnung ist unserer Meinung nach perfekt - im 9. Bezirk.
Die U6-Station Währinger Straße / Volksoper befindet sich nur wenige Gehminuten entfernt, die Straßenbahnlinien 5, 33, 37, 38, 40, 41, 42 und die Buslinie 40A sind ebenfalls in nur wenigen Minuten zu Fuß erreichbar. Außerdem bist du in 10 Gehminuten an der U4. Damit erreichst du also alle wichtigen Orte in Wien in kurzer Zeit.
Auch einige Institute der Uni Wien und die MedUni Wien sind gut mit den Öffis erreichbar.
Einkaufsmöglichkeiten wie Spar, Hofer, DM, Billa und Bipa sind höchstens 5 Gehminuten entfernt.
Einige Restaurants und Bars sind ebenfalls in der unmittelbaren Umgebung.
Nur eine Straßenbahnstation entfernt befindet sich der Billa/Bipa im Franz-Josefs-Bahnhof, welcher auch Sonn- und Feiertags bis 22 Uhr geöffnet hat.
Erhohlungsmöglichkeiten bieten z.B. der nahe Lichtensteinpark mit dem Palais Lichtenstein, der Sobieski-Platz, der Währinger Park sowie der Arne-Karlsson-Park. Es gibt also genügend Möglichkeiten, um auch außerhalb der Wg mal abzuschalten :)

The location of the apartment is perfect in our opinion - in the 9th district.
The U6 station Währinger Straße / Volksoper is only a few minutes walk away, the streetcar lines 5, 33, 37, 38, 40, 41, 42 and the bus line 40A are also within walking distance. In addition, you can reach the U4 in 10 minutes on foot. So you can reach all important places in Vienna in a short time.
Some institutes of the University of Vienna and the MedUni Vienna are also easily accessible by public transport.
Shopping facilities such as Spar, Hofer, DM, Billa and Bipa are no more than a 5-minute walk away.
Some restaurants and bars are also in the immediate vicinity.
Only one stop away is the Billa/Bipa in the Franz-Josefs-Bahnhof, which is also open on Sundays and holidays until 10 pm.

Wir, also deine neuen Mitbewohner, heißen Florian und Henrik.
Florian (28) studiert Elektrotechnik im Bachelor und ist mit 4 Jahren der längste Mitbewohner der Wg. Wenn er nicht gerade mit seinem zeitintensiven Studium beschäftigt ist, bastelt er gern, verbringt Zeit mit seiner Freundin, kocht gern oder macht Sport (er ist übrigens ein großer Fan von Sascha Huber und immer für ein gemeinsames Workout zu haben).
Henrik (26) wohnt seit März in der Wg und macht gerade seinen Master in BWL. Als Hobbies hat er Quidditch und Salsa für sich entdeckt. Er ist außerdem gerne draußen in der Natur unterwegs, egal ob zum Wandern, Weinwandern oder Mountainbiken. Er kocht gerne und freut sich, wenn man ab und an gemeinsame Fortgehabende/Kochabende ergeben, oder wenn man einfach entspannt mal zuhause ein Bier zusammen trinkt.
Was das Zusammenleben angeht, nehmen wir uns immer wieder gerne Zeit für gemeinsames Kochen, gemütliches Zusammensitzen mit Mario Kart oder zusammen feiern zu gehen. Gleichzeitig bekommt jeder bei uns den Freiarum/die Privatsphäre die sie/er braucht. Wir freuen uns auch über neuen Input, also erzähl uns gerne von deinen Ideen, was du gern in deiner zukünftigen Wg einführen möchtest!
Ansonsten sind wir beide eher ordentlich und haben auch einen Putzplan, der sich gerne auch gemeinsam mit Musik gut umsetzen lässt.

We, your new roommates, are called Florian and Henrik.
Florian (28) is studying electrical engineering in his bachelor's degree and is the longest roommate with 4 years in the flat. When he's not busy with studying, he likes to tinker, spend time with his girlfriend, cook or do sports.
Henrik (26) has been living in the appartment since March and is currently doing his master's degree in business administration. His hobbies are Quidditch and Salsa. He also enjoys being outdoors in nature, whether it's hiking, a glass of wine or mountain biking. He likes to cook and is happy when we have a common getaway/cooking night every now and then, or when we just have a beer together at home in a relaxed atmosphere.
As far as living together is concerned, we always like to make time for cooking together, sitting comfortably together with Mario Kart or going out partying together. At the same time, everyone gets the space/privacy they need. We also welcome new input, so feel free to tell us about your ideas of what you would like to introduce!
Otherwise, we are both rather neat and also have a cleaning schedule, which can be implemented well together with some music.
Die Kaltmiete inkl. Betriebskosten beträgt 506€ und die monatlichen Energiekosten betragen aktuell 54€.
Jährlich entstehen zusätzlich noch Kosten für die Thermenwartung und für die Haushaltsversicherung (umgerechnet ca. 8,50€ pro Monat).
