Stock des Hauses. Die ganze Wohnung kann mitbenutzt werden! A beautiful, bright and fully furnished shared room is waiting for you in an eco-friendly house right next to a nature reserve! The house is brand new and was built entirely out of wood. This has a significant impact on the pleasant room climate, well-being and your own energy. The latest principles with regard to energy saving measures (heat pump, underfloor heating, solar thermal energy) and sustainability (timber construction) were implemented during construction.
The 4.5-room apartment is 97 sqm in total (3 shared rooms, living room + kitchen-living room, large bathroom with bathtub & toilet, small bathroom with shower, separate toilet, storage room) with a 12 sqm balcony and a quiet as well as green courtyard and is located on the 1st floor of the house. The whole flat can be used! There are two shared rooms for rent 12 sqm (340 E/month) and 14 sqm (370 euros/month) plus 100 E/month additional costs for electricity, heating, water, internet etc. Both shared rooms are equipped with a bed, closet, large shelf, desk, chair, bedside table and clothes chair.

Idyllische, dörfliche Atmosphäre rundherum UND dank der U1 ist man trotzdem schnell in der Stadt! Mit dem ÖPNV (oder dem Radl) dauert es ca. 10 min nach Oberlaa (Kurpark & Therme), ca. 30 min bis zum Stephansplatz und ca. 40 min bis an die Hauptuni. Einkaufsmöglichkeiten wie Hofer, Billa und BIPA sind bequem mit dem Bus erreichbar.
Für mich persönlich stellt es ein sehr großes Glück dar mein Dasein nicht mehr in den grauen Häuserschluchten der Innenstadt zu fristen, sondern jeden Tag den Himmel sehen zu können und die frische Luft hier draußen atmen zu dürfen!
An idyllic village atmosphere surrounds the house WHILE thanks to the U1 you can still get into the city very quickly! By public transport (or bike) it takes about 10 minutes to Oberlaa (spa park & thermal baths), approx. 30 minutes to Stephansplatz and approx. 40 minutes to the main university. Shops such as Hofer, Billa and BIPA can be easily reached by bus.
For me personally, it is a great blessing to no longer live in the gray urban canyons of the city center, but to be able to see the sky every day and breathe the fresh air out here!

Ich bin in Stuttgart (Deutschland) geboren und aufgewachsen, bin halb-Japaner/halb-Deutscher und in meinen 30ern, lebe nun seit 11 Jahren hier in Wien, habe Psychologie und Biologie studiert und mache aktuell meinen PhD an der Universität Wien. Ich hatte die Idee an diesem einmaligen Ort eine liebe WG mit Menschen zu gründen für die Achtsamkeit, Mitmenschlichkeit und Umweltbewusstsein wichtig ist! Das bedeutet auch, dass wir einen wöchentlichen Putzplan haben, pfleglich mit der Wohnung/Mobiliar umgehen und auch auf unsere Mit- sowie Hausbewohner achten! :) Ich würde mich auch sehr darüber freuen wenn wir ab und an mal zusammen kochen, einen Filmabend machen oder gemeinsam wandern gehen.
I was born and raised in Stuttgart (Germany), half-Japanese/half-German and in my 30s, have lived here in Vienna for 11 years now, studied psychology and biology and am currently doing my PhD at the University of Vienna. I had the idea of starting a shared apartment community in this unique place with people for whom mindfulness, goodwill and environmental awareness are important! This also means that we have a weekly cleaning schedule, treat the apartment/furniture with care and also look after our other roommates and house residents! :) I would also be very happy if we cook together from time to time, have a movie night or go hiking together.

Die Kaution kannst du entweder in bar oder besser noch in Form einer unwiederuflichen, selbstschuldnerischen Bankbürgschaft (Kosten ca. 9 E/Jahr) hinterlegen. Es ist auch wichtig, dass jeder von uns eine private Haftpflichtversicherung abgeschlossen hat, um sicher zu sein. Die Miete setzt sich aus der Größe des WG-Zimmers, dem Teil der Wohnung den du mitbenutzt, dem Mobiliar und den zu erwartenden Nebenkosten zusammen.
Falls du ein Teil der WG werden möchtest, dann schreibe mir eine Nachricht in der du dich kurz vorstellst, woher du kommst, wie alt du bist, was du machst, was dir persönlich wichtig ist und warum du dich für diese WG interessierst! Die Wohnung kann wochentags ab 16 Uhr, Samstags und Sonntags nach individuellem Termin besichtigt werden. Schreib mir am besten gleich wann du kannst.

You can pay the deposit either in cash or, better yet, in the form of a irrevocable bank guarantee (costs 9 E/year). It is also important that each of us has a private liability insurance, just to be safe. The rent consists of the size of the shared room, the part of the apartment you share, the furniture and the expected additional costs.
If you would like to become part of this shared apartment, then write me a brief message in which you introduce yourself, where you come from, how old you are, what you do, what is important to you personally and why you would like to join here! The flat can be visited on weekdays from 4 pm, on Saturdays and Sundays according to individual appointment. Let me know when you want to visit and have a chat.
