Großes Zimmer mit Balkon zur Zwischenmitte

Ich suche ein*e, liebe, entspannte und zuverlässige Person für Zwischenmiete vom 8. bis 27. Dezember.

Zimmer: Schön, 25 m² groß, Fischgrätparkett, mit Balkon.

Wohnung: 100 qm großer, heller Jugendstilaltbau (neue Fenster) im 2. Stock ohne Lift. Drei große, getrennt begehbare Zimmer (20-25qm), davon eines mit kleinem Balkon, den wir teilen, Küche mit Sitzgelegenheit + Spülmaschine, Badezimmer mit Wanne + Waschmaschine und ein separates WC.

Lage: 5 Minuten zu Fuß von der U1-Station Troststr. am grünen Antonspark im 10. Bezirk. In unmittelbarer Nähe gibt es alles, was man für den täglichen Bedarf braucht (Post, Spar, Billa, Hofer, dm...) sowie den Viktor-Adler-Markt, den Tichy Eissalon, das Cafe Windstill, das Amalien-Sauna-Bad, einige Kulturräume (z.B. Stand 129, Anker Brotfabrik, Bears in the park) und auch mehrere Grünflächen und der Wienerbergteich sind zu Fuß bzw. in wenigen Minuten mit dem Rad oder den Öffis erreichbar.
Die Anbindung ist super, von hier ist man fast überall schnell, z.B. mit der U1 in 6 min am Karlsplatz und in 15 auf der Donauinsel. Ansonsten gibt's noch die Trams 6, 11 und O, den 14A und viele andere Busse in alle Richtungen.

WG-Leben: Wir arbeiten manchmal von Zuhause und haben es gern ruhig hier. Wilde Parties gibt nie, Freund*innen zu Besuch haben, Brunch, Filmabend etc. schon. Ich (Maria, 27, alle Pronomen) bin für 3 Wochen in Portugal für Weihnachten. Auch in der WG: Julischka (40, sie/keins) ist freischaffend im Bereich Kunst, Kultur und Bildung, schreibt für das feministische Magazin die an.schläge, kocht gern, liebt schwimmen, wandern, Ausflüge und auf Netflix versumpfen. Instagram: @studio.stengele und Miriam (28, sie/ihr) promoviert und lehrt an der Akademie der bildenden Künste, ist Teil eines feministischen Kollektivs, hat gerade das Schwimmen für sich entdeckt, geht gerne auf Kulturveranstaltungen und reist gerne.

Du: schätzt Ordnung, aber hast keinen Putzfimmel, rauchst zuhause nicht, bist zuverlässig (Kommunikation, Absprachen, Miete etc.) und offen gegenüber unterschiedlichen Lebens- und Liebesweisen.

Kosten: 300 EUR (Miete, Betriebskosten, Strom, Gas, Internet, Haushaltsversicherung).

I am looking for a nice, relaxed and reliable person for my room for 3 weeks from 8th of December until 27th of December.

Room: Beautiful, 25 m², herringbone parquet with a balcony.

Apartment: 100 sqm large, bright art nouveau old building (new windows) on the 2nd floor without elevator. Three large, separately accessible rooms (20-25sqm), one of which has a small balcony that we share, kitchen with seating + dishwasher, bathroom with tub + washing machine and a separate toilet.

Location: 5 minutes walk from the U1 station Troststr. at the green Antonsplatz in the 10th district. In the immediate vicinity there is everything you need for daily needs (post office, Spar, Billa, Hofer, dm...) as well as the Viktor Adler market, the Tichy ice cream parlor, the cafe Windstill, the Amalien sauna bath, several cultural spaces (Stand 129, Anker Brotfabrik, Bears in the park etc.) and also several green areas and the Wienerbergteich are within walking distance or a few minutes by bike or public transport.
The connection is great, from here you are quickly almost everywhere, for example, within 6 min at Karlsplatz or 15 on the Danube Island with the U1. Otherwise there are the trams 6, 11 and O, the 14A and many other buses in all directions.

WG life: We work sometimes from home, and like it quiet here. We never have wild parties, but having friends over, brunch, movie night, etc. does happen.
