That room is the biggest room, it has almost 18 m2, for 488,33 € warm and with fix guaranteed electricity price for at least half a year (so no risk in those days) and fully furnished.
Friends could rent together for March (the other room is 14 m2, and if it‘s still available) There´s a possibility to extend afterwards, but for now the room is available for about a year, perfect for Erasmus or so on :)
The metrics in the floorplan are real.
The room was renovated in 2022 and fully furnished with second hand furniture. There is space for clothes, a wooden desk and also a stretchable table (for guests) with chairs, a desk- and nightlamp, cupboards - a nice big couchcorner, shelves for books etc., a 140x200 bed, 2 big new, isolated windows, in the entrance is a big cupboard where you can also put your stuff.
You can use towels, dishes, kitchen machines and everyday stuff aswell...
In the bathroom is a bathtub, perfect after long studying-/ workingdays.
And in the kitchen is a table for two, a little common space.

The metrostation „Troststraße“ U1, is not even 1 minute away. With this you are in the center in 7 minutes, at the main trainstation (supermarket open all weekend) in 4 min. and at the green „Donauinsel“ (the big island on the danube) in about 15 min. Late at night there are nigtline-buses from the center.
Supermarkets are 5 min. everywhere around the flat.
And there‘s also a large shoppingstreet just 5 walking-minutes away from the flat.
And last but not least, the very famous and best ice-cream ever, „Tichy“, is also just 5 walking min. apart :) I really love the flat and lived there now 13 years, but now it‘s time for a change. But of course I can show you everything and all the secret nice places around :)
Big green areas are very close and well reachable, like 10 minutes walk or 2 min by. metro-drive. There are many nice green areas in the district.
A nice park with a church and benches is also directly next to the flat.
It´s gonna be a new shared flat, so you can also suggest a friend for the other room. Or the first who rents a room can decide with me who would fit into the other room.
Here is Julia :) I´m the landlady, but I live in another city in Austria for a while now. I have the smallest room in the flat, as a storage room. Sometimes, not often, I might get something. But you will always be informed in advance.
