Es ist noch 1 Zimmer zu vermieten. Mein Zimmer (Julian) ist 27m2 und hat ein großes Fenster durch das viel Licht hereinkommt. Es ist zentral begehbar, unmöbliert und schaut zur Straße. Man hat Blick auf eine Kirche und Wald (siehe Bild).
Kaltmiete: 386 €
Die Kosten für Strom und Gas sind etwas 30 € im Monat.
Die Wohnung ist 100m² groß und ist eine renovierte Altbauwohnung, die ist sehr hell und freundlich und in gutem Zustand ist. Sie wurde vor 2 Jahren komplett renoviert. In den Zimmern sind Parkettböden verlegt. Alle Fenster sind neu und verfügen über Schallschutz. Die Raumhöhe beträgt ca. 3m.
Die Einbauküche ist komplett ausgestattet mit Geschirrspüler, Herd, Backrohr, Kühlschrank. Im Badezimmer ist eine Waschmaschine vorhanden.
Du würdest selbst einen Mietvertrag unterschreiben. Dafür brauchst du entweder einen Bürgen oder einen Einkommensnachweis. Die Wohnung ist nicht befristet, und jeder kann jederzeit ausziehen, wenn ein geeigneter neuer Mitbewohner gefunden wird.

The flat is 100m² and is a renovated old building flat, which is very bright and friendly and in good condition. It was completely renovated 2 years ago. There are parquet floors in the rooms. All windows are new and have sound insulation. The room height is approx. 3 metres.
The fitted kitchen is fully equipped with dishwasher, cooker, oven and fridge. There is a washing machine in the bathroom.
You would sign a tenancy agreement yourself. You will need either a guarantor or proof of income. The flat is not time-limited and anyone can move out at any time if a suitable new flatmate is found.

In der Straße sind viele Restaurants (Japaner, Pizzeria, Wienerisch).
Gleich um die Ecke befinden sich Supermärkte (Billa Plus, Penny Markt, Spar), Drogeriemärkte und Baumärkte.
Die Paradiesgründe, der Wiener Wald, der Wien Fluss, der Dehnepark bieten Möglichkeiten zum Spazierengehen, Joggen und Radfahren und einen tollen Ausblick über Wien.
Ebenso in der Nähe ist das Hütteldorfer Bad, der Tennisclub Colony, ein Basketballplatz und ein Fitnesstudio (auch ein FitInn).

The apartment is located on the western outskirts of Vienna in the 14th district at Linzerstrasse/corner of Bergmillergasse. (Not for someone who wants to live centrally, but with a lot of greenery)
Public transport connection: 5 minutes walk to the U4, S-Bahn, and Westbahn station Hütteldorf; 2 minutes walk to tram 49 and various post buses.
There are many restaurants in the street (Japanese, pizzeria, Viennese).
Right around the corner, there are supermarkets (Billa Plus, Penny Markt, Spar), drugstores, and hardware stores.
The Paradiesgründe, the Vienna Woods, the Wien River, the Dehnepark offer opportunities for walking, jogging, and cycling and a great view over Vienna.
Also nearby is the Hütteldorf bath, the Tennis Club Colony, a basketball court, and a fitness studio (including a FitInn).
You will live together with Julia and 2 others. Currently Uli is living her as well but she will move out beginning of June. She is from Ukraine and has lived in spain for 10 years already. She's doing an intern at a dental clinic currently.
A bit about me (Julia): I am 24, at the end of my studies (Social Sciences/Sustainability), and work part-time in agriculture. I like to travel, love the sun, sports (tennis, basketball, running, gym, ...), animals, and good conversations. I often enjoy being by myself but otherwise, I'm a very open-minded social person, and I like to go out on the weekends. Otherwise, I live very laid-back, enjoy listening to music, am not a morning person but prefer staying up late. Cleanliness and good communication are very important to me. I wish for an atmosphere where one can feel comfortable and at home without judging each other.
